AC, electricity, and gas work well overall. Light in the living room was not blocked for ceiling fan, like the specs indicated. A work order has been put in. Drainage pipe for the washing machine hookup did not have a cap, leading to water leakage into the garage. Builder grade carpet and paint lead to sub-optimal quality. Overall, happy with the responsiveness of Pulte warranty, and glad we were able to close without running into further delays.

We have had so many issues that would require us reaching out to service department for requests. Each issue is addressed by different person and it takes forever to come out to work on it might even take multiple visits. We paid for the upgraded padding for the carpet but they didn’t install it in the house. Overall I would say I expected better quality, planning, and service.

My sales people & my GC were amazing to work alongside; however, the sub contractors that have done and continue to fix mistakes at my home hired by PULTE are completely unreliable and have added a tremendous amount of stress to this process. There is a lack of accountability across all sub contractors and I am spending tremendous amounts of time & energy coordinating people to fix the mistakes at my home. I bought a new home to avoid these issues and I am frustrated with the whole process since I still have cabinets unfinished, non-functioning appliances, missing crawl space stairs, etc etc.

It is my third and most expensive home with Pulte in an exclusive neighborhood, yet the quality of the workmanship has been the poorest. I am very disappointed. The salespeople, staff, and field manager were all great as always from my previous Pulte experience, however, the quality of work was very poor. I had big expectations about Pulte and their builders let me down. Not what I expected. The workmanship was poor. A lot of things were undone/unfinished, awful job, workers were careless, the person in charge on the workers and walk through lies to you and try to hide things so you sign the papers like everything were done. It has definitely not been a stress free move process. A lot of rescheduling because of not receiving communication in time that walk-throughs cannot be met as things are not finished, or having to reschedule the closing multiple times. In the end we could not move the closing any further due to move out constraints, but the house was not fully ready yet 3 weeks after promised delivery when they were just one month out of closing. The support from the Pulte employees has been fantastic, but unfortunately the workmanship has been terrible. Within a month on living in the house the following has happened: Garage door collapsed and needs to be replaced. Half of my kitchen has been without backsplash for a week because the countertop needs to be replaced. Once replaced, who know when the tile company will come back to put the backsplash since they are never available. Nails were sticking out all over the carpet around the stairs. As a retired realtor, I found my experience to be quite stressful. The fact that we have been living in our new home for six weeks and we are still scheduling service calls to complete tasks that should have been completed correctly from the beginning is somewhat unacceptable. The beginning was exciting. During was torture. The end was ok. The lack of communication during the build was very poor at best. I would occasionally get a copy and paste email about the build status ending in”your construction manager will follow up with you shortly” message. Almost never happened. I’d rather not even receive an email to get my hopes up. The end was better but because the 3rd or 4th construction manager, “Nemo”, actually followed up. Initial the process was slow primarily due to supply chain issues. But then the problem was with the construction manager never meeting deadlines because too many houses were being built in parallel. Thanks to Josh, a supervisor, he stepped up, made all necessary corrections, and reduced more delays. The overall delay was of 3 months. So, it is important having a contingency.

Our construction manager did a 2hr blue tape walk through with us and did not address the issues we highlighted before closing. We visited the house a week after walk through (2 days before closing) and noticed all the areas still untouched. When we brought it up to him he said he'd take care it before our closing. When we arrived to the house on our closing day, nothing was addressed and the house was still dirty from the construction. Working with the Lending Company was difficult at best. They continued to ask for information that had been requested more than once. Getting service for issues is very dependent on the vendor being used. Sometimes it is 7 to 10 days and other times it is 7 to 10 weeks. NOT A GREAT EXPERIENCE FOR A NEW HOME.

During the building process, communication was inconsistent with our project manager. We would have to bring up items several times before they were corrected, and some were not corrected. The last week of building was chaos and items were still being completed the day of closing. I know it is difficult to find quality sub-contractors and that is the biggest complaint. I have had to send multiple emails/texts concerning items to be fixed before getting an acknowledgment or response, there are some items Pulte has yet to respond to. We like our new townhome and most of the workmanship is very good. Still, some small glitches are obviously covered over with a little elbow grease and paint. I am happy about the plan. But, Quality of workmanship & materials can be improved. I would expect it should be high grade as a national level builder. The wood on the floor has squeaking sounds and it is not flat around the floor. The construction manager says" no home is perfect" before you signs the home closing.

There were quite a few issues with the house from day one. We now have a timeline for fixing most issues, but it has taken a month to get movement on some issues. The most critical issues (toilets backed up, shower not draining and water pouring into porch) we’re corrected in a timely manner. We are still awaiting our wine fridge. It does not appear that a great deal of attention to detail was provided by the tradespeople. We do love our home and look forward to enjoying it once the issues are corrected.
