After my family and I moved into our home, we noticed a long list of issues including a huge leak on the left side of our house that still has not be repaired. We have sent emails and called our project manager as requested and have not have the issues resolved.

It seems everything is to be blamed on Covid. But the simple fact is that they like all the builders want to be at the top, and they really could care less about what we want. The sales team was really nice and very knowledgeable with regards to their product. then we got to to work with their mortgage company who was spot on very helpful. Then it came to the building of the home. At one time we thought that the builder offered a good quality product. Our overall experience and confidence of this builder is really quite low not what we initially thought.. They continue to push back on 4 major issues we have in our NEW home (ie….cannot get materials, repairs to damaged countertop and more) I compare it to when buying a NEW car…there are 4 wheels and tires on a car and one wheel is damaged and too small, they fix it, but Pulte seems to think to think that the damage to the material has been repaired and try to tell me that it is with-in code. They have have such poor management of their homes and their trades as they have no one to oversee the work…again its not our fault that they have over committed and under delivered. What you see in the models (wrong cabinets for instance) is not what you are getting…no pride no workmanship. Really sad! ... More

Materials in the house are low grade quality. Limited ability to customize, no pride in craftsmanship re: the finishing work. Poor follow up re: problems. Have to track down management to get things accomplished. Would not recommend Pulte.

The materials used are cheap and the interior job overall is very sloppy. It hasn't been a full 2 months since moving in and there are already cracks everywhere around the windows and doors. The shower door also doesn't work and the tiles are cracking as well.

Pulte picks such inefficient products to put in these new and costly homes. Items such as the hot water tank, garbage disposal, a/c, etc - they’re an appropriate size for an apartment, not $400k+ homes. It’s obnoxious to spend so much money on a new home only to have to deal with “below grade” products after the fact. It’s like pulling the wool over buyers eyes, who would ever think that a new home wouldn’t get the products sufficient enough to run their home? The workmanship is also sub-par. All the contracted work is slapped up there with much care on the end product. There is so much paint that was carelessly shipped up on my new floors. It’s just all very disappointing. The project manager is liar Matthew. Was told if there any issues to contact him. These are issues he knew about prior to closing and now after he got a initial good review. His answers are call the warranty department. He lied about his abilities to get things done after closing could have been honest and said from the beginning to call the warranty department after today

Poor quality of workmanship & materials. Still trying to get open items fixed, and trying to get an issue sorted where the wrong shower door was put it.

Very disappointed. Far from model center finish. Far from it. I’ve built at least 5 house in the past. This being the top of the list of not being happy with the quality of workmanship. This is as I see it snd experienced it Sorry. Will not recommend PULTE to any of my affiliates

As a real estate agent who has worked with Many builders this was the worst build process and worst finished product I have ever sold. The contractors rushed through the work. The quality of the finish is DIY quality at best. My home that was 18 years old had better quality finishes in it than this brand new home. I’m scared to see what other issues will arise the longer we live in the home. It’s a shame the process and product were so horrible because we love the floor plan and our home.

Quality of build wasn’t great. All bottoms of doors were chipped and not fixed before closing. Forgot to caulk to kitchen counter and the bathroom sink didn’t have a vanity. This is just a few things amongst a lot of other finishing touches.

Good and beautiful property and zone

Pulte offered an amazing home design that was extremely functional for our family. Throughout the process we were told how Pulte goes above and beyond industry standards to ensure a high quality home is delivered. However, that was not the case. The building process with Pulte was awful. While our Field Manager was great, the quality of workmanship across was sub-par. We moved into our home with a long list of repairs still outstanding. As we move forward after the 1 month follow up, we find ourselves finding more things that need to reworked then before. Pulte is more set on getting these homes off their books then an delivering quality homes to their customers. Worst builder ever and lot of quality issues

Sales and Mortgage Teams were the most helpful, and without them I would have rated 1 star or less. My home was not even complete by closing date, that was over a month ago and I still don't even have my refrigerator. Too much to list, but wouldn't do this again.

11 months to build. Was told 8-9 months. The quality of the workmanship is horrible. Closed a month ago and still have outstanding items inside and outside that have not been provided or fixed as promised

The entry door to the unit has gaps. I have reported it several times and not received a response other than we are going to get another company to look at them. The gap is very annoying with light coming in. The paint that was used on the walls was cheap paint it marks easily and flakes. The secondary door from the outside slams shut and have been woken up many times. It was looked at but has not gotten any better. The size of the dogs was supposed to be no more than 10 pounds but there are some very big dogs in the building. The response from the HOA is minimal sometimes non-existent. ... More

After I moved in for a month the most feeling is disappointing. I have so much stress from this house. I have spent so much time cleaning this house when I moved in. They don't even clean it before I close this house. There are stains on the bathtub and shower that I still cannot remove. Every window is full of dust. The quality of this house is not ok. The paint on the wall easily falls off. The dishwasher is not working. The A/C has been fixed 4 times and the pipeline issues are still haven't fixed yet. The tile in the master bathroom is broken and is waiting to be fixed. Carpet work is very poor and waiting to be fixed. The work on my house is not what I expect, but according to the warranty group and builder, these are 'human work' so these are normal imperfections. I was gonna buy the house in Richmond but then I was referred by my relative - one of your current customers in the same community. She said Pulte is a good company with good customer service and good quality. But after I buy this house I so regret I did not buy the house in Richmond. Even though my cousin and I have the same floor plan I can see the difference in the work of the houses. The reason why people buying new houses is for fewer issues not like the house I bought. I keep dealing with the warranty group, builder, and the appliance company or A/C company to fix all the issues in my house. And I have to take my work off several days already to stay at home for fixing these issues. Obviously and eventually I will need to take more days off because the tiles and carpet and the A/C pipeline, and dishwasher issues all haven't been fixed yet. Purchasing a Pulte home has been a huge mistake. Pulte sold us a home that was not completed and a week after moving in the first floor flooded, not just once but twice. Pulte has no concept of customer service, unless their strategy is to ignore your concerns until you give up trying to get their assistance. All the issues we brought up prior to closing during the final walk through were completely disregarded and a month after closing have still gone unaddressed. What a huge disappointment!!

Overall the house is decent but for the price they charge, the quality is just not there. Numerous issues that builder tried to explain away. Also, builders response time is horrible still waiting on items to be fixed from two months ago.

They have beautiful home plans. However, I was so disappointed with the materials and appliances that they use. They use the cheapest, crappy materials which disappointed me a lot considering the amount of money you spend on the home and what’s expected of a brand new built home. The other disappointment was, when I moved into my house, it was missing a lot of things that they didn’t finish in time. I almost didn’t close on the scheduled day as promised! However not only was it missing stuff, I was under the impression they would get all that fixed right away but evidently not. It’s taking them centuries which is very inconveniencing. Per the contracts you sign, your house is supposed to be fully completed except for the outside grass and plants but with them, it wasn’t the case with me and it’s taking them along time to fix it. Communicating with them during the process is great but communicating with them now is a headache which makes you wonder why it gets so complicated once closing is done. They tell you something will get fixed only to turn around and chase them just to have them complete what was promised. Communication with them sucks which is interesting because they tell you that they over communicate which with me, I was always the one reaching out to see how far things were and if the house would be completed in time as promised. I almost was gonna be homeless with my kids during that period which made me very anxious and stressed. However, even though my construction experience wasn’t as great, I liked working with their financing department. They were on top of it and communicated with you in a timely manner. I also liked working with my sales person Anna. She was very helpful in so many ways from structural advice to everything in between. Now if only they could use materials that are worth the money that clients pay for these homes, my experience with them would have been super great but I would rate them a 2/5 just for the financing department and the sales. ... Not happy with the finish product, Some workmanship was very poor.

Pulte bites off more than they can chew, meaning they don’t have the time to dedicate to their customers. We’ve had multiple issues and reached out to pulte representatives, only to receive a generic response of “your concerns have been noted and will be addressed in the order they were received.” Very disheartened by the whole process.

The Customer Service is terrible. They tell you what you want to hear then nothing gets fixed. I am very disappointed and let down by Pulte.

Sales agent during sale was less than enthusiastic when showing the house. Not too much of an issue though because we loved the location, and the house looked great at first. There were some problems during closing because of lack of communication between the sales agent and the closing office and we didn't actually get the keys to the house until the day after closing. After moving in, this is where things get difficult. We've noticed some structural and build quality issues including for example a leaking ceiling, doors that won't close properly, missing fixtures, and loose shelving that creates an unsafe environment to live in specially with younger kids. Submitting a warranty request was easy enough through the online portal. Getting someone to speak with and come take a look at the issue is a huge problem though. It's been over a month and no one has come to look at some of the issues yet. Warranty manager claims the issues are responsibilities of the field construction manager and refuses to handle this as a warranty repair. Field construction manager on the other hand has been unresponsive for more than a month. So now it's been more than a month and I still have sections of the house that are unusable because of the safety risks, and it's preventing us from finalizing our move and organization of our property. I am now looking into filing official complaints and taking legal action. Warranty contract says issues will be examined within 30 days, so I guess they're already in breach of that contract. If they continue to claim that these are construction and not warranty issues, as per the purchase contract, any construction concerns will need to be completed within 3 months, so I guess I'll let them know they have less than 2 months left. In any case a BBB complaint is coming their way at the very least. Besides the warranty process horrors, there's also a lot of build quality issues that looked ok at first, but are problematic after further inspection. These are specially evident in areas that are not easily noticed. For example out of all the windows on the house, only 3 have level window frames. So I'm mounting window blinds and they're all crooked. There's also hidden things like the gang box cutouts for lights and outlets being cut crooked making it impossible to cleanly install smart lights/outlets or replacing the face plates. Also the strike plates for the door locks were poorly installed and provides no security from intruders at all. Then things like unleveled floors where I had to adjust the fridge and washer/dryer to the extremes just to get the appliances level, and I still have horrible vibrations coming from the washer because of the unleveled floor. ...
