Has been a good experience but, now that moved in, the things that still need to be done are not getting done very quickly. I hate that window screens have small openings in them. Loads of little bugs come in at nite b cause they are drawn by the lights. Ugh.

Overall good. Build fit and finish could be much better. Grass not properly cared for prior to closing.

The project manager was exceptional (consistent communication & responsive).

Bought this home after coming to know Pulte homes are good at construction and they take care customers well. Realized that they are no more as the community was sold out and they wanted to handover the pending homes soon and move out. It was supposed to be inventory home with upgraded materials and we did not have a chance to choose any further. Had poor laundry flooring, handrails, poor paint quality (know that we had to wait for a year to settle down, but the paint that I got was very poor quality). More than a month now after closing but there were many pending items and still not fixed. There were many missing items in the build (tissue holder, towel holder, towel ring), back side door entry door was fixed right in front of floor air vent. Some of the fixtures (done via contractors) had loose fittings, improper workmanship. One would think the field manager is the one who pulls over all contractors and inspect what is in the build and what was completed however we had to end up in telling him many missing things. Not sure how they would keep their promise of coming back after 1 year to inspect and fix things once the home settles down. ... More

The builder needs encouragement, like any employee. They are very busy and can get side tracked with so many jobs going on at the same time. They are not self starters but if you make needs known sometimes they will work with you. For the most part they cannot custom anything. They have some phenomenal people working for them and that can make any organization great. We had some excellent experiences w/ some staff.

Very informative about the entire process and made it simple for me as a 1st time buyer.

Started off with a good experience, overall excitement and eagerness to move in. The neighborhood was oversold too quickly and then the delays started. Understandable for weather delays and supply shortages (who could’ve predicted the market and wood supply issue) what wasn’t understandable was the lack of communication and the excuses we ran into. For any issues or potential issues we brought up, we were told “it’s up to code” for delays we were told “you should’ve expected delays” on our walkthrough before closing-2 days before closing, we still did not have power to the house or AC- all things our neighbors had prior to 2 days from closing. The day of closing we did a walk through to mark where paint needed to be touched up and other issues. This should’ve been done prior to the day of closing 2 hours before closing. The house hadn’t been cleaned and the paint touch ups left paint on the tile floors and some on the carpet. Things were over looked and the home wasn’t cleaned other than vacuumed, prior to us moving in etc. We love the floor plan, but not the final product handed over to us. the townhouse we purchased was already built and available when we needed to find a new home. The color scheme was what I like which was definitely a plus along with the quick move in.

Pulte is a great builder. My husband was a top notch builder in Walpole so I know quality when I see it. Very happy with my purchase. Mariana the real estate Broker is lovely and helpful.

The most worry-free home buying experience!

I love my home. It is beautifully made with a lot of thought put in it. The wide open area and light that I particularly like. I do not feel cramped

With COVID, we had some delays in the building process, but our experience with our salesperson, Michael, and our field manager, Oscar, were the best!! Our lack of one star on the rating was due to our negative experience with Pulte Mortgage only. Everything else from sales, to design meeting to build went great. We love our home!

Pulte builds a great product and provides a super support to the homebuyers.

Great communication and transparency throughout the entire transaction. Follow up after closing is very impressive as well! Questions were (and still are) answered quickly and thoroughly, and any issues/corrections/touchups needed are being addressed. Overall great experience!

Buyer Beware! Pulte does not deliver what they promise verbally or in writing.

First, the following is not only based on my wife’s and my experience. After talking to neighbors, similar if not the same issues have been observed on many levels. The list below is not only our impression but was already recognized by the quality manager from Pulte. He wrote the list and I am just copying/pasting parts of it here. After our first walkthrough a lot of things got marked with tape with the explanation that it will be taken care of before move in day (that was expected, no complaint here!). Unfortunately we found that a lot of the marks (tape) simply were removed without taken care of the issue. Following an extraction of the issue list from Pulte’s quality manager: - The house was handed over dirty. Slight dust film everywhere, hinges, handles and outlets were overpainted and not cleaned afterwards - Damaged flooring (luxury vinyl, in total 9 floor boards need to be replaced). - All trimmings (windowsill, door frames etc) are sticky and will be repainted. Some doors need to be sand and repaint - Paint job in general very poor. Brush strokes and patch ups are easy to spot when looking for it - Tiles in bathroom crooked and not leveled, different (mix of) grout colors were used - Tiles in shower not leveled so water cannot drain properly - Master bathroom has hot water issues (also our neighbors experiencing this), 2nd bathroom works fine for comparison - Missing and damaged cables which need to be replaced now (requires to open walls) - 12 out of 18 windows have scratches. One is hard to open, when opened, it will not stay open - Missing or too much caulk (gaps or excess not removed) - Cabinets are crooked, damaged (cracks/scratches), several doors are warped and the paint on it is inconsistent (we paid the for the top tier kitchen btw) - Taping in the garage showed a lot of quality issues (air bubbles under tape, screws extruding or holes not filled). Even though they redid the taping it is still just a touch up of the worst spots instead of a fix (still not happy!) - Bathroom sink cannot hold water, does not seal - Missing or damaged sprinkler and outlet covers - Worst part is the stairs, nails are sticking out under the carpet. Cannot walk on them without shoes. If you do, you will find the steps to be uneven on top of it I could list more but these are the most disturbing to us. Work orders have been placed by Pulte and we have to live through the patch up job, which will be quite invasive considering few items from the list above. To be fair, it seems Pulte wants to take care of the issues but based on the initial work I can only hope that the quality of the workmanship will improve. It probably will take some time to be taken care of and I will use social media to report about the outcome in a few months. #PulteHomesExperience (by end of the year!?) Thanks for reading. ... More
