Post move in issues not resolved in a timely manner ( it’s been 7 weeks). Promises of services for specific day have been no shows on numerous occasions. It would be nice to have our home finished so we boyish complete our move in. Hint - don’t close until everything is complete!

Good Builder, but the final small details are the issue

In general it is a good builder, just the final details are the issue, for example: some cabinets were damaged during installation, the kitchen hood, good news is the builder is helping and fixing the issues, really slowly, but they are taking care.

Security issues front porch..no sensors on garage lights outside..no follow up after completion..i.e. outside cleanliness of brick appearance..not working with home owner on what they want..i.e. wanted subfloor laid down underneath hard wood flooring..was not an option even tho we told them we would pay for the subfloor..now subfloor shakes when u walk on it..if I am in the bedroom I can feel the floor shaking if someone is walking in the great room..I feel if someone wants an option and r willing to pay for it why wouldn't it be considered..

Building a new home during the pandemic was challenging with delays in the delivery date because of supplies. This was understandable but frustrating. The project manager during the build was responsive and provided updates approximately every other week, but as the home was getting closer to completion, the communication was not as timely as I would have expected. Closing dates were changed without informing me; fortunately my mortgage is through Pulte and they were the ones that informed me of the delays. There was a lot of promises to enjoy the buying experience of new home. It sure was not a smooth ride. A constant delay, toaany cooks in the kitchen. I had the run around, Pulte mortgage said that the service mortgage and keep it, it was sold another closing, the house was rushed so the company can close in the last quarter, after closing still things to be fixed. The quality of material is not there, I could not add option even when the item is not installed yet. A lot of complaints from everyone in the community about things are done and Pulte being on the board.

Make sure your home is complete before you accept. We're still without proper drainage off the downspouts. This is causing water in the basement. A 6 week old home should not have water issues in the basement.

During final walk through there was paint splatter on the floors, paint on window frames, ceiling paint on walls and vice versa. It seemed that things were rushed in the final weeks leading up to closing.

Dominic Gilbert was great. Great follow up and attention to details. Kevin the lead Sales Executive was great as well. Everyone else I dealt with was below par especially the team around the loan. If I had to do it again I wouldn't go thru Pulte. .

Location is great. Ask a lot of questions. No one person at Pulte will have the answers. I got burnt on my new refrig appliance, Samsung, kept blowing the fuse. Someone was to suppose to tell me about this before I moved in that Samsung and Pulte don't go together.

The Title portion of the sale was one of the best parts of the overall Pulte experience. The document portion leading up to closing was seamless and clear, and the actual closing was quick and informational. The Title rep. helped answer questions.

Overall, our experience with Pulte was decent-to-good. The home and feature selection process was easy and informational. We did have delays in supplies (prolonged closing by 4+ months), which was frustrating, but the communication was frequent and transparent throughout the delays. We would have appreciated some sort of concession in price/compensation, but that was never offered. I love my home and I am glad that I am finally in it. The sales process was rushed and not detailed, I loved the model and the community, but things change after you sign that purchase agreement. The design appointment was cold and uninformative, way too many things to chose from in a two-hour span. After you sign for $70k in upgrades, good luck if you ever get in touch with that salesperson/designer again. Very important to have proper expectations, that workmanship/quality is very average. You will find many eyesore or things that you think should be done better, but you will get told that it's within the "company standards/tolerances/guidelines" so thats just the way it is. Examples are, uneven painting/trim, paint on trim, poor carpet installation, lots of touch up work left for you to find, asymmetrical stairs, asymmetrical shower hardware. Best to be on site and monitor their progress personally and question why sometimes there was a lack of progress causing delays to occur that could of and should have been prevented if a timeline check list had been to monitor what critical paths have to be followed to remain on track to the completion date that was established when the project started.

Pulte does build a beautiful home. However, there were numerous delays, incomplete items at closing, and a general disregard for customer satisfaction throughout the process. Special shoutout for "worst experience ever" goes to Pulte Mortgage Company. Dealing with PMC was absolutely not worth the incentive.

This is not my first home buying experience. IN the past had new home buying exp with other Builders too. I will not say Pulte is bad or good. But only piece of advice is that defi. check out for Quality of workmanship , Value for price etc available during the process of home buying, Lookout for options.
