Post move in issues not resolved in a timely manner ( it’s been 7 weeks). Promises of services for specific day have been no shows on numerous occasions. It would be nice to have our home finished so we boyish complete our move in. Hint - don’t close until everything is complete!

In general it is a good builder, just the final details are the issue, for example: some cabinets were damaged during installation, the kitchen hood, good news is the builder is helping and fixing the issues, really slowly, but they are taking care.

Security issues front porch..no sensors on garage lights outside..no follow up after completion..i.e. outside cleanliness of brick appearance..not working with home owner on what they want..i.e. wanted subfloor laid down underneath hard wood flooring..was not an option even tho we told them we would pay for the subfloor..now subfloor shakes when u walk on it..if I am in the bedroom I can feel the floor shaking if someone is walking in the great room..I feel if someone wants an option and r willing to pay for it why wouldn't it be considered..

There was a general lack of attention to detail in the quality of the houses that resulted in more warranty claims than I expected.

Building a new home during the pandemic was challenging with delays in the delivery date because of supplies. This was understandable but frustrating. The project manager during the build was responsive and provided updates approximately every other week, but as the home was getting closer to completion, the communication was not as timely as I would have expected. Closing dates were changed without informing me; fortunately my mortgage is through Pulte and they were the ones that informed me of the delays. I don't know what the experience would be like if someone had a mortgage with another firm. The overall quality is relatively good, although there are some cutting corners. My fireplace was not installed correctly and there is hardened concrete around some of the pipes and plumbing, and some of the finishing work is sloppy. The front door handle provides no security at all. There is only a deadbolt but the handle itself does not lock and so it forces the homeowner to purchase their own door handle at their expense. The real challenge comes after the closing. Pulte commits to providing responsive customer service and homeowners have access to an online portal to submit their requests for repairs. Unfortunately, requests are merely acknowledged but not addressed in a timely manner. There are several items that were not completed prior to closing and 2 months post-closing, these items remain open. Some are very simple things like providing some extra paint for touch-ups or even just informing the homeowner the make and color of the standard paint so that it can be purchased. These are simple things that should and can be addressed in an email. There are no timeline expectations for repairs and the "on-site" customer service manager seems to be overwhelmed with homeowner requests. It is only when the homeowner makes repeated requests for a repair to be done that someone responds. It seems the focus is on building out the remaining homes in the community, leaving those of us who have already moved in a secondary priority. ... More

There was a lot of promises to enjoy the buying experience of new home. It sure was not a smooth ride. A constant delay, toaany cooks in the kitchen. I had the run around, Pulte mortgage said that the service mortgage and keep it, it was sold another closing, the house was rushed so the company can close in the last quarter, after closing still things to be fixed. The quality of material is not there, I could not add option even when the item is not installed yet. A lot of complaints from everyone in the community about things are done and Pulte being on the board.

Quality of workmanship could be better. It doesn’t seem that anyone takes pride in the craft that they are doing

Make sure your home is complete before you accept. We're still without proper drainage off the downspouts. This is causing water in the basement. A 6 week old home should not have water issues in the basement.

Overall it’s a beautiful layout, but too many issues and delays.

During final walk through there was paint splatter on the floors, paint on window frames, ceiling paint on walls and vice versa. It seemed that things were rushed in the final weeks leading up to closing.

Location is great. Ask a lot of questions. No one person at Pulte will have the answers. I got burnt on my new refrig appliance, Samsung, kept blowing the fuse. Someone was to suppose to tell me about this before I moved in that Samsung and Pulte don't go together.

Overall, our experience with Pulte was decent-to-good. The home and feature selection process was easy and informational. We did have delays in supplies (prolonged closing by 4+ months), which was frustrating, but the communication was frequent and transparent throughout the delays. We would have appreciated some sort of concession in price/compensation, but that was never offered. Our construction liaison also transitioned halfway through the project, which provided some anxiety, but our new liaison did a great job picking up where the old one left off. During our final walk-through, we were able to point out a lot of the inefficiencies with the house, which got fixed for the most part, but there are still some issues. Our kitchen cabinets are slightly slanted and some of the bathroom counter drawers don’t remain shut. Also, some of the wood around the counter space is damaged, which is frustrating for a brand new house. Finally, our bathroom mirrors, closet shelving and toilet paper holders were delayed by about 3 months. ... More

I love my home and I am glad that I am finally in it. The sales process was rushed and not detailed, I loved the model and the community, but things change after you sign that purchase agreement. The design appointment was cold and uninformative, way too many things to chose from in a two-hour span. After you sign for $70k in upgrades, good luck if you ever get in touch with that salesperson/designer again. The customer service from the sales end is lacking, they put you in touch with a myriad of people that are supposedly there to assist you, but the minute you have a question, or you call them out on something, you hear crickets from them. This was particularly frustrating for me, as you pay all this money for your home, and they did not even have the professionalism to return your call. The way I took their action or lack there off is that they don’t care about you, or your hopes and dreams all they care about is the sale and their commission. Have you heard that saying “You aint nothing but a number…”? Overall, the company is good to get you sold on the house, but the real work is done by the project manager. I have to say that my project manager was the real MVP on this transaction, he was left with a mess of misinformation from the sales/design contract, and he took it all in stride and worked through every single one of the mangled mess and did not stop until they were all corrected to my satisfaction, I feel that he was the only one that actually lived the Pulte guarantee. There were things that were never resolved, but it wasn’t because of his lack of trying. The sales process needs to be more professional, with transparent communication as this would have avoided most of the issues that I experienced. Very important to have proper expectations, that workmanship/quality is very average. You will find many eyesore or things that you think should be done better, but you will get told that it's within the "company standards/tolerances/guidelines" so thats just the way it is. Examples are, uneven painting/trim, paint on trim, poor carpet installation, lots of touch up work left for you to find, asymmetrical stairs, asymmetrical shower hardware. Just various things you'll find in the home where you can tell things were done very quickly and slapped together to meet a corporate deadline. I've submitted many of these items to Pulte and I'm waiting to see how they respond so my review could change. However, it is important to have the expectation that if you are a person who cares for details, that you will have to spend a good chunk of money fixing many of these items on you own, which many people wouldn't expect when buying a brand new house. ... The Pulte staff has responded to discussing the issues with us but has been not quite useful in promptly resolving these issues.

Best to be on site and monitor their progress personally and question why sometimes there was a lack of progress causing delays to occur that could of and should have been prevented if a timeline check list had been to monitor what critical paths have to be followed to remain on track to the completion date that was established when the project started.

Pulte office staff were responsible for an awful and completely unreasonable buying experience. If not for the value and location of the home I would have chosen to go with another company.

Quality is what they strive for. They are working on it but follow through after the sale for warranty items is slow. Best to stay on top of the process during the build.

Pulte does build a beautiful home. However, there were numerous delays, incomplete items at closing, and a general disregard for customer satisfaction throughout the process. Special shoutout for "worst experience ever" goes to Pulte Mortgage Company. Dealing with PMC was absolutely not worth the incentive.

This is not my first home buying experience. IN the past had new home buying exp with other Builders too. I will not say Pulte is bad or good. But only piece of advice is that defi. check out for Quality of workmanship , Value for price etc available during the process of home buying, Lookout for options.

Craftmanship and promptness has declined from 2 years ago.

Overall the experience was okay. I love my new home, but getting here was a bit challenging and seemed to have too many bumps in the road. Not sure if it was COVID related or a common issue.
