I had a salesperson who wasn't honest about things like the fact they submitted permits incorrectly to the city and had to RE submit so it took 5 MONTHS to get permit to build! The first construction manager would also lie and say things were done and I would go by and those things were NOT done then he backtracked and denied telling me these things. FINALLY got a construction manager who was awesome (Austin M) and things went pretty smoothly. Still took 18 months to build what should have taken 6-8 months.

The process was ok. The timeline was moved back at least 3 times. So far I am pleased with my home

The home building process was stressful and delayed. Not all the delays were due to labor and supply shortages. Some of them were due to an inexperienced construction manager and trades that made mistakes. The price of the house was high compared to what you could get 5-10 years ago. The quality of the build was medium-high. No major issues, but some components were not done to my satisfaction and I plan to replace certain things within a year or two. The build took almost 15 months and the delays caused major inconvenience to my family. The house itself is good and overall is something that will work for my family long term, but overall I did not enjoy the build experience. ... More

As first time new construction homebuyers, this was definitely a less than average experience. Unfortunately, the way the homebuying experience finished is what was the most disappointing. There was a strong lack of communication and a lack of attention to details. Here are just a few of those details missed. 1)There was a missing filler piece where the dishwasher was supposed to go which delayed our dishwasher install 2 weeks. 2)The brick on the exterior of the house was promised to be cleaned, but never was despite several emails and calls to the construction manager, Kirk. The way the brick was left upon completion was unacceptable and the fact that it was never cleaned properly (even though stated it would be) was just flat out frustrating. The brick is still not cleaned to date. 3) Our vent hood in the cabinet above the microwave was also never installed when we closed. Again, we were told by the Construction Manager, Kirk, that this would get taken care of. After several emails and follow-ups on when this would happen, it finally was completed 3 weeks after we moved in. My wife and I were very disappointed in the lack of urgency or what seemed to be a level of care that was shown after we closed. The kicker is that when we went through the final walkthrough before our closing, it was noted that ALL these things needed to be addressed, but it was like pulling teeth trying to get them to address the things they knew they needed to fix! It was also interesting that in the other part of the subdivision, there was another builder that was also building homes, and one of our vendors that we used for our back patio commented to us that the other builder seemed to pay closer attention to the details more and their workmanship especially on the exterior was much cleaner. I mean there are other houses that are surrounding us where their brick appears to be cleaned properly so I'm not exactly sure why ours is one of the ones that look very unprofessionally done. Our experience leading up to the last few weeks before closing was fairly good, but ever since then it has definitely been less than average which left a sour taste in our mouth and kind of wished we had explored what the other builder was offering. I guess the grass is always greener, but the just the lack of communication and delivering on what was promised was what really disappointed us in the end. These were easy things that could be fixed, and we didn't feel like we were shown any level of care, not sure if it's because we were younger homebuyers or what, but definitely something that affected our opinion of Pulte as a company. Quality of final finish could have been better. Did not clean the house fully before delivery.

We’re enjoying our new home! We had issues with Pulte Mortgage, but we thank God we eventually settled!

AC, electricity, and gas work well overall. Light in the living room was not blocked for ceiling fan, like the specs indicated. A work order has been put in. Drainage pipe for the washing machine hookup did not have a cap, leading to water leakage into the garage. Builder grade carpet and paint lead to sub-optimal quality. Overall, happy with the responsiveness of Pulte warranty, and glad we were able to close without running into further delays.

Overall a good experience, a lot of little details we over looked that I wish we paid more attention to. Everything we asked for they did. If I could do it again I would but I would be more involved and went and inspected the house more through out the building process.

We have had so many issues that would require us reaching out to service department for requests. Each issue is addressed by different person and it takes forever to come out to work on it might even take multiple visits. We paid for the upgraded padding for the carpet but they didn’t install it in the house. Overall I would say I expected better quality, planning, and service.

My sales people & my GC were amazing to work alongside; however, the sub contractors that have done and continue to fix mistakes at my home hired by PULTE are completely unreliable and have added a tremendous amount of stress to this process. There is a lack of accountability across all sub contractors and I am spending tremendous amounts of time & energy coordinating people to fix the mistakes at my home. I bought a new home to avoid these issues and I am frustrated with the whole process since I still have cabinets unfinished, non-functioning appliances, missing crawl space stairs, etc etc.

It is my third and most expensive home with Pulte in an exclusive neighborhood, yet the quality of the workmanship has been the poorest. I am very disappointed. The salespeople, staff, and field manager were all great as always from my previous Pulte experience, however, the quality of work was very poor. It seems we closed on the house, and it needed at least another month before closing. Every day/week I find new issues. I have spent the last 2 months addressing issues. Pulte has been very responsive and have begun to take care of some, but it seems it will be 6 months before they take care of all of them. These are not nick pick issues BTW but real issues that were not completed and some of them big cosmetic items they seem to have forgotten. The mortgage process was another disappointment. The home took over a year to build and during that year they have to pre-qualify me every quarter (at least 4 times) of which they kept running my credit and affecting my credit score. Every time they will ask for the same updated bank statements, wages, etc. Sometimes ridiculous requests such as asking for a letter from my work that I could live 1 hour from work. At the final month they asked me for more money and an effective rental agreement from my previous home when that was not included in any of the four credit reports they asked during the 16 months they took building the home and approving the mortgage. BTW, I have a consistent 800+ credit score in the last few years and this is the third time I use Pulte mortgage, and it has also been the worst. ... More

I had big expectations about Pulte and their builders let me down. Not what I expected. The workmanship was poor. A lot of things were undone/unfinished, awful job, workers were careless, the person in charge on the workers and walk through lies to you and try to hide things so you sign the papers like everything were done. They put my kitchen appliances broken, poor terminations, poor quality of paint, front doors broken and frames unfinished, lanai door damage, workers paint my tiles with my walls paint on places that were chipped, and the list goes on. Times have changed! Prices have increased two-fold, yet the quality has diminished somewhat - this is our 2nd Pulte home, and the differences are noticeable. Hoping Quality control is the focus in the future

Last month leading up to closing didn’t go real smooth. Delays, communication were major factors. Supplier and builder coordination were missing,

Disappointed in the constant change with my close date. I had to reach out several times and ask questions about where my home was out. Everything was blamed on COVID but the problem was they were not realistic with their close date.

It has definitely not been a stress free move process. A lot of rescheduling because of not receiving communication in time that walk-throughs cannot be met as things are not finished, or having to reschedule the closing multiple times. In the end we could not move the closing any further due to move out constraints, but the house was not fully ready yet 3 weeks after promised delivery when they were just one month out of closing. If they had focused on our house I'm sure they would have been able to, but it seems they were short staffed and had multiple closings around getting delayed, so sometimes nobody was working on it as it was just in the queue. A bit disappointed on the quality of the finishes in the house, we highlighted multiple times various areas to be addressed, but they never did. You get to the point that you give up asking and just see if you can do something yourself instead. Some examples are: paint on the hardwood floors, stain on the stairs are not done very well in certain spots or there are stain drips on hard wood. The whole house was dirty as well. It just doesn't show as a good quality finish. After moving in, I opened various tickets to address some immediate concerns. After not hearing for a while, a new warranty manager was appointed - Demetri. Demetri took immediate action and was great to work with. Based on his supervision my tickets got addressed with quick turnaround. In the end things look a bit better, but overall I would still not say it's high quality work that I would have expected based on the price I paid. I'm still scraping my floors to try and get it paint free to make it look like a finished product. ... More

The support from the Pulte employees has been fantastic, but unfortunately the workmanship has been terrible. Within a month on living in the house the following has happened: Garage door collapsed and needs to be replaced. Half of my kitchen has been without backsplash for a week because the countertop needs to be replaced. Once replaced, who know when the tile company will come back to put the backsplash since they are never available. Nails were sticking out all over the carpet around the stairs. All the edges and doorways and had my kids get cuts multiple times. This issue was finally fixed a couple of days ago. The tile in the first floor bathroom needs to be redone since they left over an inch gap against the baseboard filled with grout. Multiple tiles on the second floor need to be replaced due to lipage. The grout finisher on the bathroom walls is terrible and needs to be redone. Nicollet and Steven have always been there and the experience with them has been great, But it is hard to trust the quantity of a builder after you have all this issues and the response from the subs is non urgent and in cases they try to tell you that there is no issue (like the tile and carpet in my case). As a retired realtor, I found my experience to be quite stressful. The fact that we have been living in our new home for six weeks and we are still scheduling service calls to complete tasks that should have been completed correctly from the beginning is somewhat unacceptable. Had it not been for Austin, our construction manager, I would have totally lost it.

The beginning was exciting. During was torture. The end was ok. The lack of communication during the build was very poor at best. I would occasionally get a copy and paste email about the build status ending in”your construction manager will follow up with you shortly” message. Almost never happened. I’d rather not even receive an email to get my hopes up. The end was better but because the 3rd or 4th construction manager, “Nemo”, actually followed up. I know it wasn’t his fault but I couldn’t get a final closing date until the last 3 weeks before closing after an almost 4 month delay. Which meant, I couldn’t lock in a rate! Which meant, the interest rate increased and obviously my mortgage payment did too. Not sure if I’d buy a new build again but I’m glad it’s over. The small quality issues I’ve experienced have almost all been fixed except the chip inside the sliding glass door. Kinda frustrating. A couple other issues also still pending.… ... More

We were very excited to be building our first home. As we love our house the journey to get the project done wasn’t t as exciting. The biggest area we felt needed more attention was communication. We were told we would have weekly emails and updates and that never took place. We took it upon ourselves to reach out for updates or answers. We then just made it a point it drive to the house 2 times a week to see what was taking place ourselves. As with any projects we knew problems would happen but for what ever reason when it came to solving as buyers we weren’t part of any of the decision making, some of which made changes to our layout. Initial the process was slow primarily due to supply chain issues. But then the problem was with the construction manager never meeting deadlines because too many houses were being built in parallel. Thanks to Josh, a supervisor, he stepped up, made all necessary corrections, and reduced more delays. The overall delay was of 3 months. So, it is important having a contingency.

Building quality is not good.

Our construction manager did a 2hr blue tape walk through with us and did not address the issues we highlighted before closing. We visited the house a week after walk through (2 days before closing) and noticed all the areas still untouched. When we brought it up to him he said he'd take care it before our closing. When we arrived to the house on our closing day, nothing was addressed and the house was still dirty from the construction. The cleaners never showed up and they had to get rushed to our home the next day after closing to clean the house before our movers showed up. The cleaners did not clean as thorough as we were told they would. None of our windows were cleaned and still had construction debris on them. We were very upset and overall dissatisfied with our construction manager who basically lied to us just to get the house across the finish line and closed. ... More
