We bought a Pulte home in 2007. Loved it and still own it. We just bought this new house and the quality difference is abismal. Cheap paint, cheap toilet seats, cheap electrical craftsmanship, cheap roofing attention to detail, ceiling fan bracket recessed over an inch in the ceiling keeping us from hanging the fan properly, cheap stucco, house was delivered dirty, rusting back view fence upon delivery, over tightened light switch plates keeping the switches from operating freely, bathroom door rubs on door frame, etc... for a house that we paid 352k on a 232k base model. Once moved in we have found simple things in/on the house that were finished with low quality. Also some of the building materials used are of low quality. For the price of the home, we've found the general quality to be far lower than expected. It is very disappointing.

everything perfect .. the only thing is that they should be more detailed at the time of the inspections, the truth is that there are many details that should not be seen. for example: the toilet is not placed straight with respect to the wall, the wall when going up the stairs has too many details the driwell has many imperfections. the floor of the second floor already sounds and I have only one month of moving. We had an amazing experience with onsite sales and the construction team. Since closing we have had a few warranty items come up, one of which is major. The Warranty Manager for our community it very lackadaisical about the whole things. His communication is poor & follow through is untimely. There is just no sense of urgency. It is frustrating because we want to enjoy our new home, but the issues have left portions of our house under construction with no end date for the repairs.

We’ve had so much unfinished work in our home (blue taped areas not completed) and it was not cleaned prior to our move-in even though we walked through while a large group were “cleaning”. I never saw a cleaning product in their hands, just dirty wet rags smearing my counters. I had to ask our project manager if they could clean the patio door and high windows as they were leaving. Within two weeks of closing on the house had to have the air conditioner repaired because it wasn't cooling the house. Then a week later it is starting again. Our AC unit ran constantly and the temperature continued to increase above where we had it set and we had to have it repaired again. The tile work was less than what I would have expected. As homebuyers we looked at many homes built by various builders. We choose Pulte because the quality shown in the models homes was beautiful. Our sales person promised the same quality to be in our new home. Pulte fell short. They build homes very fast and the quality and workmanship is not there. Good looking home, but penny pinching experience

For the price paid, I expected a lot more from the builder but they counted penny's on everything. Not including the lawn is one thing. But, that maybe is a perk that some builders provide but, the kitchen cabinets do not come with handles, the bedroom doors do not have locks etc. Also, we were not told most of the options during the initial discussions so we really missed out on somethings that we may have considered if got mentioned.

I wouldn't call Pulte the worst builder or the best builder. I wish there attention to detail was better. Small things got overlooked mostly finish work and now I'm stuck asking them to be fixed or fixing them myself. 1. Cabinets were installed but some how they were not level and counter top took a 1/2 inch shim.... 2. Cabinets were installed but never properly adjusted. Over 1/4 inch gap between all doors and crooked doors. 3. Trim through out the house has nails that were not punched and covered, the nail holes that were covered were smeared on and painted over and I can see the filler ...

House still have very high humidity because of poor paint, and constructions. Very low quality sprinkler heads. Stones that they installed is not up to the expectations. Granite's are not sealed at all. Kitchen cabinet for the waterfall island was misplaced. When i asked why, i was told that's the way the vendor made it..which didn't make sense. A week after moving in, i noticed the island wasn't done properly. I reached out to the field manager. Was told that's the way they did it. This wasn't true as that wasn't the case for another home i saw. Till date the issue has not be fixed. I gave a 3 star overall cos other aspect of the home was average.

The quality of work is extremely poor, the finishingwork such as the trim, paint is very disappointing for being a pulte home. In Charlotte NC, Pulte had a reputation for Excellence but i havnt found it hear in the Johns island Arbor community which i bought in. I spent over $500,00 buying and adding items to my home. Im still waiting on my punch list to be completed and I closed on march 13th 2020, I understand about the corona19 ut had no contact after being g told it would be taken care of.

Overall our home is great, however there are noticeable instances where you can tell the construction was done just good enough. The floors are all sloping, the stairs creaking and the paint job that they did was rushed at best.

I was expecting more in the finished product with Pulte. Maybe it is related to the subcontractors in our community, maybe the process. We still have unfinished punch out work that is yet to be completed after 90 days post closing. Moreover, I have 2 cabbage/Sabal palm trees that have died and was told that Pulte does not warranty landscape trees/scrubs nor does the company that installed them. The trees should have lasted more than 90 days. Very disappointed in their answer to a defective tree.

These homes could be improved a lot if the workers preforming their tasks cared about the quality of their work and not so much about rushing to complete their task. With just a bit of effort they could make so much better a product and without adding a lot of cost. An example is to have a 4 plug electrical outlet at the bathroom vanity instead of the 2 outlet. Offer (at additional cost) a whole house vacuuming system (Bean is a popular manufacturer). The electricians had to replace the 220 volt cable for the clothes dryer. We love our home, but we quickly found out that some things were looked over by Pulte. Our counters, which were suppose to be sealed, did not get sealed and we found out the hard way with stains sinking into our granite and unable to come out. Also they covered up our water softner drain, so when someone came to install, we couldnt finish because the drain is no where to be found. Pulte is a volume builder/developer. Consequently, the sales and build departments don't always have time to communicate fully the realities of the delivered product verses the promised product. The end product can come close to your expectations if you help manage and track the process.

The Pulte salesperson separated from Pulte just after I signed the purchase agreement in January. I was not able to do a walk-through to view the construction progress. I did a walk through the morning of the closing in mid-March and everything looked okay except for a few missing upgrades that the sales rep had verbally promised.
