I was not pleased with my Pulte home. Upon my moving in the air conditioning unit completely malfunction and I had to air for many hours on my move in date, not to mention water dripping from my master closet. I also experience electrical issues, where my main line was cut and I was without power for over 5 days. This has not been a great experience at all!

4th home construction

Construction of my 4th new home just happened to be slightly ahead of the pandemic. The mandated downtime made me look closer at workmanship and materials. I noticed several issues that I’ve requested action on, to no avail. Employees come and go, each promise timely service and then disappear. I resolve some issues myself without the hassle of trying to arouse the interest of the come-and-go Pulte workers.

Pulte will pressure you to buy a home with ALL of their products - their home insurance, their mortgage company, etc. They will not stop pursuing you until after your closing. Remember, you need to put your own interests first, and Pulte will put their own interests first. Carefully review your options and don't let them bully you into buying their products. Consult with people you trust to make the best choice. Their home product is great, but they need to work on not being so aggressive. Model home was three years old when it was sold and we moved in on March 25th during Covid lock down. Hot water system had not been properly maintained and did not work in master bath. Response was 'you bought it as is' and we were brushed off by main office in Phoenix. We found our own plumber and had repairs done at our own expense. Other items on the final move in check list have still not been done as of May 28, 2020.

Make sure the project has everything working and complete before you close. They promise and extend and are difficult to pin down a time to complete even though they use those workers to do their own homes rather than repair the items that were wrong on your home. We were luck to have a very good foreman to work with.

Covid 19 impacted our walk thru and moving in process. There's been no work or follow up in the 2+ months we've been in the house. No 7 day check in, no 30 day follow up and there are 3-4 issues that need addressing. We were told 2 months ago that things will be addressed when Pulte resumes that program. Still waiting-no communication/updates. Frustrating.

Was extremely excited about purchasing this new home from Pulte. the Sales representative (Tom) demonstrated to be very fair, honest and upfront about this purchase and assisted me in making great selections / upgrades. The onsite finance representative in my opinion was not attentive with my paperwork and failed to return phone calls. Purchased a brand new townhouse from Pulte- the property was priced per market and the added upgrades were good too. How er, with being in the house for 2 months, we are starting to see creaking floor at one place (it’s a brand new house), issues with the air conditioners, bathroom hardware not fixed properly and the wall paint is so fragile that the slightest of touch while walking up and down the stairs with boxes is creating major marks. House is average. Could have been more soundproof. Location of the condenser unit could have used a little more thought. You have to turn the volume up on the TV every time the unit starts. Management company the builder chose for the HOA lacks oversight of the community and communication. .

-Tile grout in the main bathroom not filled in completely causing dirt to fill in those areas not covered, need to buy something else to get the dirt out. -There are visible gaps around the front door, insulation was not done properly. -The landscaping is the major problem area, the area was not properly evened out before installing grass, there are many uneven areas that have now caused flooding with no drainage, in other areas, there is just mud. This is causing us to have a professional come in and redo the entire landscaping of our home.

Workmanship sloppy in areas. Paint applied with one coat most places; lacks quality finishing detail touches throughout; bathroom sink smeared with glue. Sound proofing concern - can hear toilet flushing and sink draining through pipes above our bedroom. Screening on porch was lowest quality screen size. The best advice we were given and didn't follow was "Don't settle until everything is correct!". We believed the people we spoke to had our best interest at heart. However, once they had our money, we were less of a priority...and we still are! We settled right as the pandemic took hold of the country. We appreciate that they needed to keep their workers safe. Rigid Build Process, Even When Builder Can Save Money.

In an overt effort to mass produce moderate-quality homes, the builder is absolutely rigid in making changes that would save them costs of materials yet they are overtly willing to guide you toward upgrades with 600% markup margins. The only smart move with builders such as this is to purchase the home at near base price, do diligent homework on acquiring upgrade estimates outside of closing and then decide how to proceed with the builder. I wrote you an honest review earlier today and you replied saying it does not meet your standards. Because you didn’t like it. So why bother to ask me to write another review? Do you really think my opinion has changed in the last few hours? As I said in the first review, the best thing I can say about Pulte’s Lakes of Orange is that they have a fantastic Field Manager who is responsive and actually cares about the residents and treats them with respect.

We built our new home and it is great, but Pulte up-charges EVERYTHING so the price gets very hi unless you don't do any upgrades. Overall it was a good experience but now dealing with yard issues such as grading and sod that is going to potentially take 4 months during the summer is hard and should not ever take that long.

By the time you see your house finished, you are amazed as it’s a dream coming true. By the time you settle in and start living inside it, you start noticing several aspects about the material and workmanship that could have been done better, such as stains all over the walls and flooring, hand marks from the workers that do not go away, poor quality painting that gets off easily and is sticky, small holes left unattended and so on. It’s a bummer to notice those items only after living on it, which starts to be a life of fixing minor issues.

My wife and I found a home in Trailside we really liked, we had noticed the neighbors fence looked like it was encroaching onto the property. I had mentioned this to everyone at Pulte we spoke with Sales, Field manager, Pulte Title company. and we were reassured it would be resolved. we have lived here 2 months now and I have made 4 calls to Title company to find out what actions are being taken to resolve the issue. He says he has contacted Legal and they would be in touch with me and still nothing.

Thoughts About Pulte Purchase Amid Covid-19 Fears

During this COVID-19 outbreak, I am reluctant to get any issues regarding my new home at Reverence resolved. And yes, there are many. Some big, some small, ranging from a hot water heater that doesn't deliver, to a sagging kitchen sink improperly installed with it's caulking falling out. All in all, I am most discouraged by the quality of workmanship that went into building this new home as well as being very dissatisfied with the quality of materials installed. Take a very long time for the final walk through. After moving on February 4th. I needed to have the master vanity replaced as it was a factory defect. The tub in the guest bathroom was badly scratched. Filed Mgr. spent an hour trying to rub out the scratches. Have not decided whether to have Pulte replace the tub. Kitchen drawer edge ragged. All the nails were raised on the steps in the staircase, garage door did not operate property due to poor painting of the garage door.
