We were excited that we booked our custom home with Pulte but it was not a greatest experience. Below are few areas we had issues with: 1. Since beginning there were delays. Delays to get the permit, could be Govt issues or may be Pulte didn't submit the details correctly. 2. Due to Permit delay, construction wasn't started for approximately 2 months. 3. Once, the construction started, they dig the foundation way back on the lot(lot size more than 10K sq ft). For such a big lot, we didn't have much space in the backyard. I purchased this home in good faith and that their would be a clear line of communication throughout the whole process when it came to any issues. At first things look promising and was assured if any issues occurred they would be resolved in a timely manner. The overall home is good, but the quality of the material used and workmanship lacks. Example if you spray the home walls or doors, but touch up common area spots with a brush or roller its noticeable. Easy Buying Experience. House Not Ready for Move-In

The home buying experience was easy. After I moved in, it was a different story. The first few days identified several issues with the brand new home not being ready for me as I was assured it would be. Dishwasher not connected, washing machine and dryer not connected, water heater not programmed. A/C not working in half the house because they did not open the vents in the attic…when the tech went into the attic, we also discovered the lights had been left on. Construction process communication was minimal. Don't expect consistent check-ins on the build. Water penetration issue in basement existed all up to 2 weeks before closing. Construction manager did not believe our communications and kept commenting it was wet from cleaning. I would micro-manage the build process if you decide to go into contract with them.

We were asked to have an inspection and quality review with Pulte representatives before final closing. Upon “move in”, many of the issues of function and quality were not addressed. The ceiling fan in the lanai had no remote and didn’t function. This problem was never fixed. The burner heads on the stove were missing and, when replaced, one burner was not the proper size for the unit (this is a still un-corrected safety issue). Overall sales on the front end is great and so is the title process, especially closing day. The in between of signing a contract leaves much to be desired. We had a poor experience with the underwriting process due to poor communication from the individual working on our documentation (1 month gap between responses). I believe things could have been done better had the supervisors of the builders spent less time in their vehicles. Because there was no real supervising being done, the workers would hag or place 2x4's with obvious splits from the ceiling to the floor.

I'd like other potential new homeowners to know that they should not close on any empty promises. In other words, do not take over your new home until everything (repairs/owed parts and or equipment) has been 100% satisfied. Just because there may be a warranty in place, a new homeowner should not have to dip into their warranty on day two of one taking over their new home. You do not want to be left wondering, "How much lipstick is on that pig"? I do not need Sonny (Senior Construction Manager) telling me he's completed thousands of homes, and my concerns are minimal (not exact words). ...

Typical contractor grade materials. The can definitely reflect which sub contractors cared more vs. which ones were just in and out. Rushed to get work done to hit their monthly close numbers. Left a significant amount of open items not completed after we moved in. My recommendation: explicitly ask at time of initial home review what items are included and what are not and get it in writing. follow up with the build on a weekly, if not daily basis and bring to attention immediately.

Very bad responsiveness after closing

Craftsmanship is acceptable. The tiles look good. The doors and the cabinets are rough. Misalignment and loosen handles are common. The construction manager is awful after closing. He committed to touch up some of the issues while it was extremely difficult to reach out to him. The issues of water pressure, faucets, and a drawer rail are remained to be unsolved.

I was truly disappointed throughout the entire process. All of my family has built Pulte homes and have raved about how on top of things they are and how much they care for their customers. I had the complete opposite happen to me. They were rarely responsive, did not listen to any of my concerns which ended up delaying my closing, and many things still are not complete and or were not hooked up after the closing. Overall, I wish I could have said it was an amazing experience, especially being a first time home buyer. But that was just not the case.

All tile it looks like grade school kids done the work. All bedroom tiles were not level, when they put grout in it was just as bad the tile. Sale person put us down for extra long extension lani and never got that. Our lot is lower than the neighbors and water lays in the back yard. very pour design. For the money its comparable to a $350,000 house very little closet or storage space

Beautiful Home on the Surface but Basement Flooded Twice within 1 Month of Moving In

We were in love with the model and bought the floor plan. We still think the floor plan is great. The issue we experienced is that our move in was delayed because the basement flooded right before we were supposed to close. Then it was repaired and flooded again within a month of moving in. We closed on a Pulte home in June of '24 and most of the home needed a greater attention to detail than what the home received. over two-thirds of the floor tile has too much grout, not enough grout, not leveled, damaged or has sharp corners. After the Warranty Manager confirmed the condition of tile three weeks, we have yet to be contacted about the status of our claim. We like how they draw the room and space but their own loan company no good. The member working so lazy and in professional. Don’t really helping and blaming. We had recorded everything they said while they working. When we closing, construction manager promised to fix stuff, but they take so long and the end they didn’t finished. So make sure you don’t closed until they fix all stuff first l. We didn’t get all fixed even we moved in more than 2 months already. They hiring careless people to build the home. They need to fix a lot small stuff.

You pay Peter to pay Paul and you expect brand new condition items and quality work. You don't get that. Left with dinged up and chipped visible work. Put lipstick over mistakes rather than actually replacing the part they damaged. Tub faucet isn't secured to the tub and turns like a lazy Susan. Backdoor let's water in, flows under the floor boards, and still hasn't been fixed. Windows and mirrors were scratched and not fixed. Carpet isn't properly seated under transition strips and leaves wedges that you slip into when walking across the floors. Not worth spending the price for a brand new ...

Honestly I wouldn’t buy another house in the future from pulte homes . Houses have nice lay out and nice space inside But materials look cheap and takes for ever to get something fix after closing. my yard was done poorly and now it’s my problem no warranty paid extra for landscaping not worth it

After you’re in the home it’s almost like you are forgot about. They were supposed to do a 30 day inspection and no one has come by. My office doors are supposed to be replaced but they still haven’t done that either.

The irrigation system or unevenly laid sod isn't warrantied after you close. (Sort of like a "tail light warranty when purchasing used cars.) Look at all the yards in this new neighborhood (Marwood) that are completely burned because everyone is afraid to water their lawn again because of irrigation water leaks that aren't warrantied. I have a neighbor whose first water bill was $1000. A couple other issues so I won't make this mistake again.

The quality of the home for the price I paid is average. The materials of the kitchen cabinets and drawers are not very sturdy. The paint job is mediocre at best. The garage door the way it was built slams to the ground when it closes. The driveway and garage is very tight space. For the price of the homes I was expecting a little more higher quality

I have been in my home for a little over a month. Obviously I am going to find imperfections, but there are far too many things that pop up that just show laziness. Holes in drywall, nicks and dents in drywall, grout splattered and stuck to tiles/walls, chipped grout, cracked paint in almost every ceiling corner. I've had the project manager/customer service come out to inspect some of the issues, said they would have it taken care of in a couple weeks. it's been over 3 weeks and there is still no update.

We are happy with the quick response for any issues. Since Putle is the one of the popular builder, we had great expectations regarding the quality and finishing by the time we close the house. However, we were very disappointed with the poor finishing. We see a lot of paint patch works across the home, doors paint wearing off in two weeks, they fixed it but same repeated. Unclean finish of grouting in the bathroom tiles. Doors misalignments and so on. Carpet issues like, it came off in a week not happy.
