Don’t use Pulte mortgage company.

My home construction manager quit in the home stretch. The manager that picked up our home did a great job; however, things agreed to with previous manager that was IMPORTANT to us became null and void.

Opted for costly upgrades to the kitchen but was installed a shaker cabinet that was asymmetrical where one side had 2 doors and another side had only one. Was told after the fact that this was their intended design. There was no disclosure before hand that it would look this awful. Would not want to correct it. Whats the point of upgrading if the original looked way better than the upgrade. Clearly, the architect or whoever designed this does not have a concept of math and symmetrical measurements. It’s like buying a car with 2 doors on the left but just 1 door on the right side. Also, the overall paint on the inside is mediocre. Paint finish was done in a hurry with only a single coat on some areas. The garage was not even painted, only primered. Some rooms have botched painting on it. ... More

We had many complaints after closing including gaps in the main door frame, internal doors not fitted properly, kitchen cabinets badly aligned with damages etc. In addition, quite a few of the order modifications were not done which had to be pointed out and followed up for closure. Fortunately the local team (Molly and Nathan) was helpful in getting these done.

Pulte builds houses very quickly and brings in multiple contractors. Project management is a huge aspect of these constructions. When pointing out issues with various issues repeated requests needed to be made. Appears that the Pulte project team needs added support to address the home owners needs.

Overall it was a nice experience. Had an issue with an exterior paint color being wrong and it took a couple months to resolve. Initial walk through was disappointing. Interior paint was done horribly every wall needed to be repainted in multiple spots. Paint spots left on the floor in multiple locations. Missing a mirror in guest bathroom. The master had different sized mirrors. Missing a vent in a closet. Guest bedroom bathroom door refuses to stay open. The ceiling access panel was left on the floor. Backyard lights weren’t installed. The initial walk through seemed like a waste of time with all of the errors. After we moved in the interior paint looked significantly better. We still have paint on our downstairs floors that was pointed out during the walkthrough, outlets in the kitchen pantry don’t work, missing backyard exterior lights, closet vent still missing, attic opening I just closed that myself, bathroom door still closes on its own, master bedroom door won’t lock. Home buying experience started great, good communication with construction manager. But then I had the worst closing experience, delaying it by days just the day before closing which made me lose money; issues that should have been fixed by closing day were not fixed until the day of this review (2 months after closing); no response to my requests for service from the warranty department; disappointing quality of materials.

I like the way the neighborhood was developed, and the layout of the floorplan. The townhouses are spacious with 9’ ceilings and plenty of windows. The neighbors are great. The problem is the quality of workmanship: Fundamental issues like floors not level (and they creak), walls not straight, and several faucets plumbed backwards. The tile in the master bath has already started to come loose – most of it sounds hollow underneath. The warranty folks were very friendly, but fixed only the two broken tiles, and said to wait until the end of the 1-year warranty to make a claim (presumably to claim the remaining that will no doubt come-loose over the next 11 months). The trim work is really rough: The bannister is a mess and several spindles have already fallen-out. It looks like the trim carpenter used a dull blade that splintered crosscuts, and left gaps everywhere that were smeared with caulk in a poor attempt to hide the gaps. Then paint is slopped onto everything. Almost every door hinge, door knob, wall plate and light fixture has drywall mud and/or paint on it that we have been cleaning-off for the past month. Paint spatter is all over the floors. There are runs and drips in the paint on doors and trim, except on blind edges which were not painted at all. I was forced to close on an unfinished house due to year end 2022 situation with a written commitment from Tiffany, Manager of Sales team and commitment from onsite Construction engineer Michael. With in a week, Michael was laid off and there was no communication on new person until my follow ups and the response from Patrick was okay but he doesn't have a full understanding of what Michael has done or not done. I have given a list of Items from quality walk through to Final walk through and now Patrick has turned them over to Customer Service, no resolution, Got mail for customer Service, but no further follow up. After spending 900k on a whom, if Pulte is expecting me to do daily follow ups, I am sorry to say it is pathetic service. All I need is to resolve open issues from before closing to final walk through after closing as soon as possible. Worst thing to say is there is junk of plastic, bottles in sump pump and and mud, plastic and dead rat in egress window. Patrick knows about it to clean and promised to do so. Too many promises and very nice people till you close

I'm afraid that our overall experience hasn't been super wonderful. I believe in an effort to close as many deals as possible at the end of 2022, we got "dropped". Gas stub, chandelier wiring, wrong countertops put into the bathrooms and laundry room...house wasn't cleaned at all properly (we spent days cleaning ourselves!), and the painting was not done well at all -- still pencil arrows and marks on the walls in many areas. Now, trying to get the counters put in as requested has really become a difficult issue...overall not happy.

The home is beautiful but I am having issues with the windows, won't lock (it took couple of months to get that fixed) Kitchen cabinets are bit up (damaged), tub in bathroom is stains, home was not clean enough windows are dirty, I notice that priority is giving to expensive home not your regular average home,

My experience at the time of buying and after buying isn’t good and didn’t expect this kind of quality work

The Pulte staff themselves seem to be good and want to supply the best customer service and home to the customer, HOWEVER all the sub-contractors are absolutely terrible! Pulte really needs to watch who they are hiring. Some of the work is embarrassing. S3, the siding company especially!!! I suggest looking into some other options.

Sadly the materials used are low quality unless you upgraded and paid extra. Workmanship quality is low!

Bad responsiveness by those in construction leadership positions. Apathetic responses to concerns that were raised.

High fire danger problem with the City of Menifee should have been solved prior to giving us a false closing date. We were not allowed to move into our home after it was built due to this problem. We had to stay in a hotel for one month.

We love many things about our new home. We are disappointed with the quality of some of the "finishing work" - sheet rock; painting; trim work; etc. As example, we just had window coverings installed and some windows have the appearance that shades and blinds look not level and unevenly centered when in reality some of the windows are not square. Perfection is not a reasonable criteria but for the price paid for our home we certainly expected superior quality and craftsmanship. The longer we occupy our home the more and more "shortcuts" we become aware of.

Selling our loan one month after we closed was not appreciated. There are issues that are being addressed. The HOA documents that were approved are to strict in some areas. I would have given a 5 star rating but it took way to long to build the home and now we're dealing with some issues that shouldn't be.

Communication from start until after purchase is very poor. No one in the company returns phone calls, text messages or emails. From the on site sales agent who we first spoke with. pulte finance could not provide a break down of closing costs or current mortgage rates. Pulte could or would not provide advance estimated time line on a closing date in order to lock in a mortgage interest rate. We tried after closing to get ahold the builder to ask a couple questions, no response. the customer care rep standing in our kitchen saying they would not nickel and dime us over getting issues fixed, then proceeded to nickel and dime us over 6 driveway stones out of place and blamed it on us for having a moving truck on them. We were never told to not have a moving truck on the driveway. (Stone companies up and down the street, 15 minute repair. Still an issue). Our Kitchen cabinets and drawers are falling apart, we have been in the house two months with zero follow up on repairs, we had to initiate a follow up call on service and got no answers. If they run into a shortfall they rush that part of the build...grout over dirt, chipped trim, paint on hardware, etc. These are things that appear in my bath where the doors were late in delivery so it was the last room finished and things were hurried. Other areas showed lack of craftsmanship. Front door remains with a gap at the bottom letting in cold and hopefully nothing else.

Pulte Group sells under multiple names - at least five other than Pulte Homes. We bought a spec home that was already under construction. Consequently, we were able to modify some attributes of the home, but not others as they basically assemble a "package" for the construction of each home. The salesman was very helpful in securing some of the modifications we desired, but he was unable to achieve others such as upgraded kitchen appliances and changing tub/showers to showers. We did not fully understand these two issues as the house was at the stud level and up-charges were not an issue. The Project Manager was most informative and accommodating starting with the initial walk-through issues until it was time for the warranty group to take over about two months later after closing. Some of the building materials could only be described as "cheap" such as stair hand rails and other woodwork. Some of the workmanship was also subpar. Please be aware that our home was being built during supply chain disruptions and the trades workforce was unreliable. At least three different builders were in our neighborhood and we understand that the trade subcontractors regularly rotated between the builders. These two items greatly affected their product. ... My review comment is little less because of the below reasons. I am open to have a discussion if my comments are not valid 1. This house planned closing date was mid of Aug 2022 but closed on 28th Oct 2022. 2. Few issues were notified during the house construction and most of them are fixed and few of them are not fixed with no ETA (find the below detail) a. Celling painting issue – 2 places need touchup – Not Fixed b. Garage door opener fixed before drywall and now it’s showing big gap in all the holding clamps – Not Fixed c. Bedroom window lip broken – Not Fixed d. House Sliding repair – Not Fixed e. Cabinet – Fake drawer front fix – common bathroom f. Kitchen Cabinet broken – Not Fixed g. In the basement, washer dryer excess water outlet pipe is showing in the middle of the basement in a slanted and hanging way – Not Fixed h. In the basement window the outside well cover is not fixed but they have put grass seeds – Partially fixed i. In the master bedroom the wooden floor was bent – Fixed but I am not satisfied for the fix - open for discussion for the fix provided 3. Water leaking from the Furnace – Reported to construction manager, he said it will stop automatically. After that I raised service request once person came and checked. He made more water leakage from furnace. Daily 2 times I am collecting water and pour into sump. Appointment scheduled for 13th Dec 2022. 4. When I am raising service request, supporting team requesting me to contact the vendor directly. Not sure why they are asking like that. 5. Basement cleaning was not good. 6. After getting the house key from the closing office, I came to home to open the door, the door was open not even closed. 7. Unable to track the service request – how to check the status for the service request 8. Product cost is vert high, Simple example garage door opener, you guys charged $730 but the actual price less than $200 (even it’s not fixed properly, mentioned above) Personally, I do not have issues with anyone. I'm not going in to detail, but it was average at best. The time to build the home was absurd. I also find it humorous that you have a link to help me write a "great review". Wow.

I don't think the quality matches the price paid. No towel rings or bars in bathrooms. Have to buy the refrigerator. Other appliances not that great. Garage interior not painted . After closing very slow response to questions and concerns!!!
