Covid 19 impacted our walk thru and moving in process. There's been no work or follow up in the 2+ months we've been in the house. No 7 day check in, no 30 day follow up and there are 3-4 issues that need addressing. We were told 2 months ago that things will be addressed when Pulte resumes that program. Still waiting-no communication/updates. Frustrating.

Was extremely excited about purchasing this new home from Pulte. the Sales representative (Tom) demonstrated to be very fair, honest and upfront about this purchase and assisted me in making great selections / upgrades. The onsite finance representative in my opinion was not attentive with my paperwork and failed to return phone calls. When it was time for me to choose the options AFTER I signed a contract the Design team member demonstrated poor customer service, I felt rushed during the limited time frame allotted, several options that I preferred just two days before our scheduled meeting was then advised specific options / selections were NOW discontinued. The limited color selections desired were not available, such as a grey color carpet selection was not available only through an upgrade. This practice compels buyer to spend more money. I choose not to select items such as gutters, garage door openers, kitchen backsplash to be included for various reasons. Was disappointed when the design team member failed to inform me that on the day of our appointment a third party vendor was present to offer for sale additional options for the home. I utilized the Pulte Mortgage option (Colorado) extremely happy with Ari during the entire process. From our initial recorded conversation he always demonstrated to be professional, always available and was prompt in retuning calls or explaining the task at hand. My initial case manager was useless (Kim) and after a month with no response I was informed she no longer worked for Pulte. So for over one month my loan application was not being addressed. Was then assigned April to assist and was very disappointed with her in fact after she provided me with mis information I had to escalate my concerns to someone else and only then was my concerns being addressed. Subsequent to shopping for the best rate I decided to use Pulte Mortgage due to the incentive that was being offered. I was assigned John as the field construction manager and felt he was responsive to my concerns, provided relevant information and exhibited his experience and willingness to ensure the buyer was satisfied within his control. I MUST take the opportunity to express my dissatisfactory especially towards the "drywall" contractors, and "painters" hired by Pulte to perform in my view sub standard and poor craftsmanship work. The amount of money buyers spend on these houses, in my view, should never be subjected to using inexperienced, incompetent trade workers. I can only point blame on PULTE as they hire these vendors and continue to use them hoping the buyer ignores the poor craftsmanship work performed. I am NOT the only buyer with this sentiment. I also don't think its fair on the project managers who desperately try their best to provide a great finished product and prior to closing and beyond their compelled to repeatedly summon the contractors to redo their work. Since I was available I watched this entire process from start to finish some things in my opinion could have been avoided if the Builder (Pulte) would utilize more proficient and experienced contractors and subcontractors. Purchased a brand new townhouse from Pulte- the property was priced per market and the added upgrades were good too. How er, with being in the house for 2 months, we are starting to see creaking floor at one place (it’s a brand new house), issues with the air conditioners, bathroom hardware not fixed properly and the wall paint is so fragile that the slightest of touch while walking up and down the stairs with boxes is creating major marks. I have not put in a request to fix these yet due to COVID but will see how fast they fix these issues. Other the other hand, the community has been developed nicely and the entire transaction with Pulte for closing using their financier went without much hassle. ... More

House is average. Could have been more soundproof. Location of the condenser unit could have used a little more thought. You have to turn the volume up on the TV every time the unit starts. Management company the builder chose for the HOA lacks oversight of the community and communication. .

-Tile grout in the main bathroom not filled in completely causing dirt to fill in those areas not covered, need to buy something else to get the dirt out. -There are visible gaps around the front door, insulation was not done properly. -The landscaping is the major problem area, the area was not properly evened out before installing grass, there are many uneven areas that have now caused flooding with no drainage, in other areas, there is just mud. This is causing us to have a professional come in and redo the entire landscaping of our home.

Workmanship sloppy in areas. Paint applied with one coat most places; lacks quality finishing detail touches throughout; bathroom sink smeared with glue. Sound proofing concern - can hear toilet flushing and sink draining through pipes above our bedroom. Screening on porch was lowest quality screen size. Will say that appliances, cabinetry seem good quality. Haven't had full experience with warranty/repair team due to corona virus limiting people into home. Communication was lacking from project manager until build almost complete - supposed to have walk through prior to sheet rock going up, but somehow didn't know 50% of sheet rock was put up prior to our walk thru. Ease of installing cable/internet was pushed at us all along due to the prewiring system, unfortunately wiring was stuck somewhere between floors and took the supervisor 3 hours to fix, this after cable guy also spent 3 hours. On positive side, sales experience was positive, design team and experience was great. We do love our neighborhood and hope no bigger issues arise! ... More

many new appliances that were and are broken; missing outside trim; two electrical problems; retile of the entire house needed.

The best advice we were given and didn't follow was "Don't settle until everything is correct!". We believed the people we spoke to had our best interest at heart. However, once they had our money, we were less of a priority...and we still are! We settled right as the pandemic took hold of the country. We appreciate that they needed to keep their workers safe. We only wish they had corrected all of the blue and green tape items that had been mark and promises they had made to us prior to us closing. Additionally, we are now finding out just how much "misinformation" we were given during our sales meeting. We had felt very comfortable with the sale person, but now realize just how much misinformation we were given. BEWARE! We'd love to talk to someone from Pulte about these issues! ... More

Generally good but several quality issues with cabinets.

In an overt effort to mass produce moderate-quality homes, the builder is absolutely rigid in making changes that would save them costs of materials yet they are overtly willing to guide you toward upgrades with 600% markup margins. The only smart move with builders such as this is to purchase the home at near base price, do diligent homework on acquiring upgrade estimates outside of closing and then decide how to proceed with the builder. For us, those moves were an as-build base kitchen, base carpet, base tiles, base paints and no structural wire upgrades. Builder wanted nearly $200k for a home we desired but we were able to achieve that after close for $45k and a little extra dust. I wrote you an honest review earlier today and you replied saying it does not meet your standards. Because you didn’t like it. So why bother to ask me to write another review? Do you really think my opinion has changed in the last few hours? As I said in the first review, the best thing I can say about Pulte’s Lakes of Orange is that they have a fantastic Field Manager who is responsive and actually cares about the residents and treats them with respect.

We are still working on warranty issues with Pulte.

We built our new home and it is great, but Pulte up-charges EVERYTHING so the price gets very hi unless you don't do any upgrades. Overall it was a good experience but now dealing with yard issues such as grading and sod that is going to potentially take 4 months during the summer is hard and should not ever take that long.

attention to detail may improve small issues that should've been taken cared before I moved in were not fixed

By the time you see your house finished, you are amazed as it’s a dream coming true. By the time you settle in and start living inside it, you start noticing several aspects about the material and workmanship that could have been done better, such as stains all over the walls and flooring, hand marks from the workers that do not go away, poor quality painting that gets off easily and is sticky, small holes left unattended and so on. It’s a bummer to notice those items only after living on it, which starts to be a life of fixing minor issues.

My wife and I found a home in Trailside we really liked, we had noticed the neighbors fence looked like it was encroaching onto the property. I had mentioned this to everyone at Pulte we spoke with Sales, Field manager, Pulte Title company. and we were reassured it would be resolved. we have lived here 2 months now and I have made 4 calls to Title company to find out what actions are being taken to resolve the issue. He says he has contacted Legal and they would be in touch with me and still nothing.

During this COVID-19 outbreak, I am reluctant to get any issues regarding my new home at Reverence resolved. And yes, there are many. Some big, some small, ranging from a hot water heater that doesn't deliver, to a sagging kitchen sink improperly installed with it's caulking falling out. All in all, I am most discouraged by the quality of workmanship that went into building this new home as well as being very dissatisfied with the quality of materials installed. Have some been repurposed? Will I have to spend additional money to redo things? For now I have to let go of these concerns. I am more fearful of opening my door to have repairs made and replacements done. I remain optimistic all issues will be resolved when this crisis ends. Since I haven't contacted Pulte Warranty it would be unfair to give them a rating on responsiveness. ... More

Pulte rushed to finish to close the house. Took shortcuts, not the most professional

Take a very long time for the final walk through. After moving on February 4th. I needed to have the master vanity replaced as it was a factory defect. The tub in the guest bathroom was badly scratched. Filed Mgr. spent an hour trying to rub out the scratches. Have not decided whether to have Pulte replace the tub. Kitchen drawer edge ragged. All the nails were raised on the steps in the staircase, garage door did not operate property due to poor painting of the garage door. Waiting since before closing to have tree in the rear of the property trimmed. Although every half constructed home has received a palm tree, myself and others on our street have not. Maintenence with Matt is the great thing with PULTE.

The cleaning before I moved in was pretty bad. The overall attention to detail was poor. And this was after two pre closing walkthroughs. However these are things that are easily fixable. Other than that they have been responsive to try to help fix the issues.

Had a great experience all the way until we made our 30 day list of fixes and only one item has been addressed from our list. It’s been very frustrating

You need to rethink your process to assign labor to some tasks. IF you offer a house with a special door for example, it cannot be the same labor as it is usually assigned. It needs to have specialized professionals to avoid replace the door , costing money and also causing unnecessary headache for everyone.

The wood used looks very cheap The quality of materials should have been better

Understand normal new home shortfalls, but the workmanship was a bit sloppier than we expected from a large, reputable public company like Pulte.
