They have gone wrong with what was promised in having the property ready in 24 hours after having made the closing, in such a hurry to close and it is still not ready, 29 days have passed and nothing has been done on the property, who is the person responsible? Although according to them they are cosmetic repairs, it is a new house and enough time has passed for it to be ready. I imagined that they will give me some reimbursement for what happened. I need response and action now.

Our expectations of moving into a new house was high. We expected great workmanship and flawless installations. That is not what we received. Electrical issues, landscaping issues, windows not sealed and won’t close properly, drainage issues, shoddy masonry work. Not happy new home owners.

Some good some bad. Tough to communicate when you needed things done

The home buying experience was great. The quality is ok. Not the best but not bad either. In fact I am ok with all of the build. But when it comes to the responsiveness to the issue, yeah they don't respond very well. Specifically they try to push the issue to others. The whirlpool range that came with the home is tripping 5 to 8 times every day and they told the problem is with the appliance. When the repair guy checks the appliance he says the appliance is not installed correctly. Pulte still tries to push the issue to whirlpool. So pulte is not able to find me a fix till today. I have been following with both whirlpool and pulte and its been tiring. It's been a month now and it's still not fixed. So there are other cosmetic issues, which are negligent, we could deal with them slowly. But this kitchen range issue is a big NO NO. So yeah I'm not sure how others in the community feel about the build, but after this I feel like a let down for the price we paid. ... More

Throughout the purchase process, there were problems at every stage. Some highlights… *Sales* - did not review all the features available for structure (must select at contract) and we missed out on features we wanted and were told we could select at design. Also were sold features that were not possible with our HOA, resulting from incorrect marketing descriptions. Was fortunate to receive a credit for the inconvenience. Promised a lot by sales, and only delivered on some items. *Build* - several supply channel delays from groundbreaking to closing - lintels, trusses, hurricane windows, HVAC… all the delays resulted in higher mortgage rate. Pulte however did honor original purchase price of home. Also was credited for items they couldn’t complete in time, such as epoxy flooring in garage. *Closing* - estimated to actual date was 60+d; Pulte Mortgage very aggressive and nagging tactics when informed we had a better rate with another lender. Delayed bc of HVAC and Pulte was accommodating with rescheduling new closing date as we were from out-of-state - one of the few positive experiences. *Quality* - have a long punch list of items that were not complete by closing, reported by inspector or detected homeowner post move-in. The list keeps growing. A couple of major items that the warranty contact wants to camouflage instead of remediate (bow in exterior wall and ceiling). First warranty repairs in a week and we’ll see how the handle the repairs. Several neighbors also having quality issues with Pulte (mold, landscaping, attic condensation, cracks, pavers settling, …) and others have started arbitration. Neighborhood has also changed or delayed publishing development plans. What once was a beautiful view of water and green space is being replaced with new residential units (greed). So much for that hefty lot premium. HOA does a terrible job of landscaping maintenance and managing their vendor BrightView. Our neighborhood is full of weeds and landscape that needs pruning. This is not Pulte’s fault, but I would buy in a different neighborhood and do my own landscaping instead of paying for shoddy work. While we love our home, it’s because it is our forever home and the final step on our road to retirement. We customized as much as we could with Pulte and have enhanced our home after closing to make it ours. We have amazing neighbors and a great community. During the final walk thru we found problem with, cabinets, flooring, tile and roofing. Numerous work orders were put in but either trade people did not show up or they did not attempt to fix the problems. When you pay 1/2 million for a home we would expect quality workmanship. I believe builders are pressured to get homes built. Our Project Manager tried the best of his ability, but if the Contractors don’t Care then there is not a whole lot he can do on his own.

Since the beginning the relationship was based on the fact that they were going a favor selling this home to me. got the house delay 4month (interest rate went up from 3% to 4.8%) and the closing was a nightmare. If it wasn't because I had no home to stay I would not accept the house and not close.

Make sure everything is fine before you close. It is hard to get them to come by after closing. Do not rate until you have moved in!!

I believe that Pulte has beautiful homes, I just bought one! The build process was very involved and I appreciated that. The finishing jobs were rushed and I am finding multiple issues that the natural eye cant see during a walk through.

So we love the floor plan and location of our new build. Unfortunately once you close, responsiveness to issues and follow-up drops off. I understand the supply chain problems and global events out of the builders control, but that does not excuse lack of a response to issues(even just to schedule something) once you sign the closing papers. A number of issues were raised that have yet to be addressed by Pulte or it's representatives. Been waiting over a month just to get a response for a service order. The cabinet workmanship was mediocre, the interior paint and flooring quality poor(tiles already cracking and I was never supplied any extra remnants). And yet the builder continues to build new homes at a frenetic pace without bothering to devote some resources/time to those who have already purchased homes. ... More

I have moved in to my new house on April 13 2022. Over all experience with team is satisfactory. Few callouts/areas for improvement are 1. Landscaping team did not do acceptable work at my house (Grass & plants are not maintained well). I have raised tickets to Pulte team regarding my issue. I am sure Pulte is paying well to the supplier but should not accept such quality work. 2. Quality of work is not satisfactory- callouts shared during house inspection are not catered 100% (refer to my open service tickets) 3. Response to service tickets is not acceptable- 3 weeks for plumbing work (check the open ticket reference) 4. I have raised serious safety and security issue with team to highlight road pot hole which is serious safety threat. No one took action (email sent to team 40days back) ... More

My closing date was postponed 6 times. And I was misinformed about the 2 parking space . Horrible communication with the builder very disappointed.

Missing items on the outside of the house makes me feel like the quality of workmanship was rushed.

Our sales person was poorly trained. For instance, we asked the upgrade cost of a sprinkler system and he said it was not an option. It was, but we didn't find out until after we closed. We chose a floorplan with an extended kitchen. He said it was included in the base price, but when we got to the design appointment, it was a $5800 upgrade. I advise knocking on doors of finished homes and asking questions. The most important issue we had was closing on an unfinished home. We were moving from another state and made all of our plans based on the closing date Pulte provided. We sold our home, packed up and had our belongings with movers when we left our old place. Our Pulte home was not finished and we had no options at that point. We signed a document saying we were accepting the home as finished because we had no choice. We are in the house 6 weeks now and they are working on things, but I would not have moved in with it at this condition, if I had had a choice!! ... More

Have been disappointed in the number of issues that have cropped up with appliances and AC. Have been VERY DISAPPOINTED with the responsiveness of Pulte. One issue raised with a dishwasher in one of our units - raised on Sunday. No response from emergency team. Called and mailed multiple times. Then on Wednesday a ticket was raised. Still no resolution. Many other examples This is not helping Pute’s reputation

Get projects done before closing.

Overall, it is an ok experience. However, there are situations that are frustrating. they kept pushing the closing date further, which isn't great for the buyer. The worst part of the entire house is the paint job, you touch the wall, the paint goes away. List of items were identified to fix, but no one showed up for a month. Other than that, the community and town is great.

Buying process was very good and the sales office responsinve and fantastic to work with. Construction manager is a very diffferent story, with a clear lack of communication throughout the process. Closing on the house without everything completewas a big mistake. Everything pending takes at least 4 calls/emails to get a response, with construction passing the problem to warranty. Some problems persist and hoping the warranty will address these.

We are thankful that our sales consultant, Yvo, was so incredible. He was the best part of our home building experience - very professional, a great communicator, and did everything possible to make sure we were satisfied. 5 stars for Yvo. Unfortunately, our construction manager was the complete opposite. He was not only unprofessional, but went so far as to write up a nasty email towards us future homeowners in regards to concerns we had about the house. I will refrain from going into detail. Aside from that, the amount of issues with the home was overwhelming throughout. It’s a shame that a lot of these have become our issues post-closing because they were not addressed at the time they should have been when the home was under construction. For example, a big issue we had in the kitchen. A raccoon snuck into what should have been our locked house (all windows had been installed, but a sliding door was left open) and the animal urinated & defecated all over and between several cabinets and inside of drawers seeing it was the day before countertop installation. We saw and addressed this immediately. For weeks, nothing was done until right before we closed where only two drawers were replaced. After closing, the smell of the feces and urine was still very strong in the kitchen because it had soaked into the cabinets. We have children and pets - this is extremely unsanitary and not to mention a health hazard for everybody. I cannot stress how disappointed I am that this happened at all, as well as the fact that it did not get resolved until a month and a half after we closed on the house. Thankfully, Rob and Jimmy in the customer service/warranty department have gone above and beyond to make sure things were right in our kitchen. For all of our other warranty needs, Rob has been extremely helpful and has gone the extra mile to get everything taken care of in a timely manner. We could not be happier in this respect! I also must add that although we had a terrible build experience overall because of our construction manager, Ed, after reaching out to the construction supervisor, Nemo, we were much happier and things finally started to move along again once he became involved. He was a pleasure to work with. This was not our first time building a home, but it was our first time choosing Pulte. We understand the lack of supplies & manpower in recent times, but what we went through was completely unrelated to those things. ... More

Pulte homes are known for their built and quality. Although I can say I am happy with my new home, the same cannot be said for the buying and building experience. The communication from the site manager, the loan office as well as the sales agent was lackluster. Every little update required communication from the customers part and never was anything communicated by the initiative of these company employees. Overall I’m happy with my home, however if you must buy a pulte home keep into consideration it might not be a wholesome experience.

The house looks great from the outside. As for the inside of the house, we labeled several areas that needed to be retouched during the final walkthrough and inspection phase, and they were improved mostly. However, we somehow managed to find more problems immediately after we moved in, which include sloppy paint jobs (marks, dent, dried out dripping lumps) on baseboard throughout the house, an open hole between one of the banisters and the bottom of the stairwell, missing parts of the stove leading to a wobbly stovetop, missing rubber bumps in almost all the kitchen cabinet, and cracks below the kitchen island. When we addressed these issues, some of them were fixed, some not. It is like buying a brand-new car with scratches and marks all over the place. It's not a pleasant feeling. It was a struggle but we are in. It took over a year from the time we signed. Our closing was changed at least 5 times and most of it we wouldn't find out until the day prior so we missed quite a bit of work for these closings that didn't happen. We still have issues on things being finished so hopefully we get those fixed sooner rather than later. We moved in a month ago and we've had a couple issued addressed but be prepared to find things you didn't know about until after you've lived in the house for a bit.

Not only did the delays total four months to move in (7 month window to 11 months), but we’re still waiting on an oven, utility sink, cabinets, etc. Pulte clearly over building while rates are down and not concerned about you once you’ve paid your down payment.
