Expected better attention to details. Doors not fitting properly, shingles loose, nails not nailed, bathtub cracked, window frame cracked, sloppy caulking or no caulking, and unpainted exterior wood. Many of these details were taken care of when we called.

We purchased a new Pulte home at Epperson Ranch just over a month ago. It was a quick move-in home so we didn't have any input into the finishings or design. Nevertheless, we liked what we saw so we went ahead to purchase it. Although it was a brand new home, we decided to pay the extra $$ to get a new home inspection done, and we were very glad we did! Although the home itself was structurally sound, he found many areas that needed to be addressed. I wish I could give this more positive review. Initial Purchase: Plain. Nothing special to speak of. Our sales agent was very lackadaisical. Could care less if we bought or not. Design and options selection: stressful experience. Very rushed and not enough time given to make informed and carefully weighed selections. During the build: this might have been the only fun part. The quality of the work by Pulte is definitely very good for a national builder. When you are going thru the sales and design process be sure to ask for details on every item. They will charge you 1000's for item, but when it is built, it is not what they explained. When you are looking at the model homes you are not looking at the home you will end up with. Example, the model home had the wainscoting in the dining room, but it does not actually come in the home. They will not offer it as an option either. There were a lot of inconsistencies between what we were told as far as timelines and our options, and what actually happened. There were numerous errors that were caught along the way with design and at one point almost walked away from the home. However, in the end the quality of the home turned out great, but not the exact design we were hoping for.

Sales and financing were great, very helpful. I am dissapointed in the quality of the home. The details are very sloppy and unfinished in some areas. Already having to submit a warranty claim and I have only lived there for a month.

I had good experience with sales agent and builder's supervisor. But the HOA company Pulte chose are the worst. Not responsive at all. It's such a shame that we paid in 2,000 initial contribution for no service.

Brand new is very good, but for the price, not great

Someone once told me that when you build with a company (like Pulte), the same guys building the 200k houses, build the 400k houses and the 750k houses in the development. I tried to except this,,,, tried. However when you spend this much money, you’d hope for a higher quality relative to the lower cost homes. They are all very good. Just not great.

I am not happy with the quality of the upgrades for which I paid such high costs. Upgrading the master bath to larger shower did not include better tile on walls. Then what was installed is plain white with out any design or detail. Upgrading the kitchen and cabinets did not meet expectations because with the filler space between the oven and microwave makes me believe that they are box cabinet which looks cheap. The best part of my review is because Jordan was/is a great project manager and was very helpful in solving issues.

I found the quality of work just so so. Would rate as an average home builder. Had problems from the start and throughout the build. Nice looking home, but you will pay, just like any other new home build for the upgrades, which will probably be a lot. A lot of problems along the way were addressed right away, others not so fast. You need to be very vigil throughout the whole process.

This home is beautiful, but since it was still being built upon purchase (we did not build this home), we relied on the sales team to ensure we understood everything about the home. We were told/shown that our yard would be a lot bigger than what it is. The fence was put in seemingly rushed and uneven. New House Blues

Most of the sod in my yard is dead, will not germinate, tree falling down, no shrubbery planted in a hill in the back yard, escaping company caused a mud slide over my entire backyard, threw more sod, left wood chips all over the yard and no one is responding to my concerns. The biggest problem is Pulte had air conditioning unit out right outside my master bedroom window, I am miserable, can’t sleep because of the noise. Need help!!!

Check the paint in all rooms for different colors in the same room and different gloss. Check carpet, our carpet has paint all over it, paint overspray. Material and workmanship on trim boards.

Be sure to do a thorough walk through before closing. Maybe hire an inspection company to do the inspection. Give the builder plenty of time after inspection to fix any issues before your closing date. After closing you have to deal with the warranty company and make yourself available for workers to come to your home and fix any issues not found during your initial inspection.

Every Pulte employee was a joy to work with from start to finish. All were clear, concise, professional, and friendly. Up until closing weekly updates were given and appreciated. In my opinion, workmanship and materials used are far from excellent. This includes sheet rock, paint, flooring, studs placed at 24 inches, lighting selections, and energy efficiency. The wind blows right through my front door. Since closing it had Ben difficult to get information and timelines for exterior work such as grading and concrete. The development is going to be beautiful and the location is perfect for me.

Both my husband and I think that Pulte should consider the following as standards. Prewire, front landscaping, height of toilets. These are just some examples of things that are basic common sense. For the amount of money one is paying, we expected these to be standard.

Second pulte home I had built and must say that the first time was a Much more Pleasant experience for a Number of reasons: sales Was not familiar with the new models (cosenza) so some things that were told to me turned out not to be true. My Pulte home is the 5th new build I have moved into, and the only one where I was extremely disappointed with the experience. Pulte does not offer any opportunity for changes except what is on their very overpriced options list. It seems like there are lots of options but most of these are still highly constrained in terms of what you can pick from. Other builders I have worked with were fine with simple change orders but not Pulte.
