It’s been almost a month or more after I took the keys to my new house and I complained about the construction GARBAGE left behined my house & so far nothing been done . I should have NOT signed the Last Walk to my house knowing that they will not follow through on their word . The GARBGE Still there till now ..

My home before closing, we went through inspection. Still, there were minor things to be fixed. We asked them to finish and postpone thr closing date, but they didn't allow it. Okay fine, but still some of them remain unfixed.

There are too many separate points of contact in the process between Pulte sales and Pulte lending. Those two offices do not share communication well. Sales could have explained things much better along the way. Lending will not give you the best rate, they will give you a “competitive rate”. There is no supervisory oversight that the buyer can see or access. Jason the project manager was the shining star for the company. Great communication, explained things well, and responsive. Construction Side is Great....Pulte Mortgage not so much.

Tyler and Dylan have been so great as the construction managers and the best part of the process. 5 Stars across the board. However, our experience with Pulte mortgage was not great. There was a $7000 additional buyers' credit that was promised to us for using Pulte mortgage. We were two weeks away from closing only to find out that the $7000 credit was "miscommunicated" and in fact would not be offered. While all of the miscommunication come from Pulte, there was absolutely no accountability or ownership taken by anyone. The only one that took ownership for Pulte's mistake was us. ...

The quality of the product is fair to marginal. The house was put together quickly and quality seems to be second. Speed is the priority for Pulte. We had many issues such as leaky clink, dryer that did not work, refrigerator handles that were not put on right, garbage disposal not working and many more such as crooked walls. Quality should be the main focus not how quickly the house can be put up.

Too Many Emails and Mail

The amount of emails and different people reaching out was really confusing. Since purchasing it seems you gave our email to a mailing list. The emails are flooding in. Hard to figure out which ones need attention and which ones don’t. Someone reached out about our warranty yesterday. Turns out they were trying to sell something. Were FLOODED with paperwork.

The house itself is wonderful but the lack of communication between the trades and the construction managers needs work. Don’t even get me started on the delay of utilities that pushed our date of closing by about a solid month and a half almost two months. Aside from all that the sales agents and construction managers are real friendly and professional and the finished product is good.

Pulte mortgage was the absolute worst mortgage company I’ve ever dealt with, and I have dealt with a few. They should not force us to use Pulte mortgage. The whole closing process was not very pleasant. Our refrigerator was not hooked up to water & the house was filthy when we moved in.

This process of this new house build took way too long! Twice the time! No communication from the sells representative after we signed on the dotted line, wasn’t honest or straightforward with timelines or delays we heard nothing.

We have built 4 new homes and this is the worst experience we have had. All the way from too many people involved in the mortgage process, to blown deadlines, and the quality is just not there. In the worst heat of the LV summer, the top floor would freeze ice but the HVAC unit that serves the first and second floor is undersized. I wake up every morning to 78 degrees in the master bedroom. Multiple other “unhappy” issues. At this point I would NOT recommend.

The builder is only as good as their subs, and oversight. I would not buy Pulte again.

Most new homebuilders are the same nowadays. The same subs are building 200K and 500K houses. The difference is construction managers and how well they are overseeing the subs. My experience with Pulte wasn't great from the get go. Two days into moving in I experienced major plumbing issues. Pulte did honor the warranty and is taking care of everything but I am now wary of potential issues when warranty expires. Probably wouldn't buy Pulte again.

Our experience with sales was horrible after the contract was signed. Sales person is unorganized & needs retraining. Construction side was good. However the quality of paint is horrible. You cannot clean walls without the paint coming off. Pulte mortgage has too much turnover & we were shuffled around multiple times with loan professionals. When timing is key for locking in a rate, the communication is not fast enough. Ended up costing us a higher rate. If a deposit was not on the line, we would have walked away early on.

My home took approximately a year and 1/2 to build. Workmanship was sloppy. The process from start to finish was horrible. Pulte mortgage was also horrible. Their prices are overpriced. Had to switch lenders twice during the process due to the delay. I spent more than budgeted in storage fees, points and appraisal fees. Not a happy camper. The only bright spot of the process was the final construction manager that was assigned to me one month before closing who by the grace of god got me moved with punch list items.

Our closing date was 4 months later, causing huge financial burdens especially during these tough economic times. No real sense of urgency from our multiple project managers due to us having two different PM's during this process. I wasn't confident in the finance team and their knowledge of the type of loan we have. Once we moved in, we noticed some issues; did the maintenance work orders and still waiting for one that's been open a bit at the week period. Low and behold, our warranty manager is now no longer with the company, and we have to work with someone else. Been waiting for the deed ...

Finished product has so much that requires follow up and contractor visits. The condition of house on move in from quality of paint and paint job to overall lack of "finish" in the interior work has been really disappointing. It is a part time job to work with Pulte and get the same contractors back in here to fix what they did not do right to begin with.

A great house, but a very poor experience the first 4 months. Our salesperson, Robin, did an outstanding job of communicating and seeking for answers. Additionally, Charlie turned our project around and our neighborhood for that matter. He deserves a raise. That being said, a customer shouldn't have to manage a build, which is what this experience turned into. We are currently dealing with a warranty issue due to poor craftsmanship by the tile layers, but all other trades did a quality job. This house is what we expected and what we were sold.

We signed our contract in March of 2022. The process started off wonderful. The sales office was communicative, the design center was a great experience, and our walk with our construction superintendent was educational and informative. We were notified that we were set to close in September, received our signing date and signed our docs. Build process is ok. Putle mortgage never replies . Loan officer never replies and did not lock In rate on time. Home quality is very poor. Carpets have paint and now needs to be replaced at home owner cost. All handles and equipment have paint. No repair done after creating ticket

The site build crew and manager were great. The sales team not so as they misled us on a number of issues. Primarily promising us a unit with a view. They didn’t tell us they plan to build a couple more units that will cut into our view we paid extra for the unit. Also building a city rec center to further cut into our view.
