Peguei as chaves e observado vários reparos aos quais ainda não foram efetuados . Programados pra esta semana. Espero que cumpram todos reparos . Não moro na casa. Porém viajei do Brasil pra assinar o Closing dia 28 e até hoje os reparos ainda não concluídos Espero que ocorra de forma correta e fique tudo bem.

Pulte Mortgage loan consultants are arrogant people. For every question you ask, the response starts with you signed this document. They would deduct appraisal fees on a lot that didn't even get a permit, no clear communication about when money will be deducted and for what purpose, basically customer service is non-existent, and their attitude is like you're stuck with us. I believe the home's basic structure is solid for which I'm happy about. But the interior finishing is subpar. Missed critical plumbing lines, Loose doors (the home's main door was installed incorrectly and it took 3 rounds of escalations to Pulte associates to make them identify it as a problem, and it's not yet fixed, yes, that's right!!), loose faucets, there are unusual number of issues that I'm still following up with the builder. My last sales consultant was good, and my construction manager was very responsive. However, the warranty team is unresponsive and for everything there will be a blanket reply, this has been fixed during closing, why would a customer submit a repair request for a non-existing issue? I closed the house and then I have to vacate it after a week of closing and live elsewhere for 3 days because of drainage block caused by construction debris. There is no sort of accountability whatsoever from Pulte, I was sold a poorly completed home in December rush. The things I like about this home are the community's location, solid basic structure and decent pricing, but unfortunately making me vacate a newly closed home and Pulte associate's response to it changed by whole perception about this builder. ... Pulte builds houses very quickly and brings in multiple contractors. Project management is a huge aspect of these constructions. When pointing out issues with various issues repeated requests needed to be made. Appears that the Pulte project team needs added support to address the home owners needs.

Overall it was a nice experience. Had an issue with an exterior paint color being wrong and it took a couple months to resolve. Initial walk through was disappointing. Interior paint was done horribly every wall needed to be repainted in multiple spots. Paint spots left on the floor in multiple locations. Missing a mirror in guest bathroom. The master had different sized mirrors. Missing a vent in a closet. Guest bedroom bathroom door refuses to stay open. The ceiling access panel was left on the floor. Backyard lights weren’t installed. The initial walk through seemed like a waste of time with all of the errors. After we moved in the interior paint looked significantly better. We still have paint on our downstairs floors that was pointed out during the walkthrough, outlets in the kitchen pantry don’t work, missing backyard exterior lights, closet vent still missing, attic opening I just closed that myself, bathroom door still closes on its own, master bedroom door won’t lock. Home buying experience started great, good communication with construction manager. But then I had the worst closing experience, delaying it by days just the day before closing which made me lose money; issues that should have been fixed by closing day were not fixed until the day of this review (2 months after closing); no response to my requests for service from the warranty department; disappointing quality of materials.

The salesman was nice. J. And responded to most issues. I had a Realtor with Pulte Laura who I liked and she continued to contact me throughout the process and stayed with me till the end to make sure everything went through. Overall everything went through the home on the walk-through. We found several issues that needed to be fixed. They weren’t all fixed when we moved in And in contacting the company about issues that needed to be fixed I probably had about eight of them and they only responded to two. They had told me not to worry if they were any issues they would be taken care of right away. obviously, that’s not the case with Pulte . ... More

I like the way the neighborhood was developed, and the layout of the floorplan. The townhouses are spacious with 9’ ceilings and plenty of windows. The neighbors are great. The problem is the quality of workmanship: Fundamental issues like floors not level (and they creak), walls not straight, and several faucets plumbed backwards. The tile in the master bath has already started to come loose – most of it sounds hollow underneath. The warranty folks were very friendly, but fixed only the two broken tiles, and said to wait until the end of the 1-year warranty to make a claim (presumably to claim the remaining that will no doubt come-loose over the next 11 months). The trim work is really rough: The bannister is a mess and several spindles have already fallen-out. It looks like the trim carpenter used a dull blade that splintered crosscuts, and left gaps everywhere that were smeared with caulk in a poor attempt to hide the gaps. Then paint is slopped onto everything. Almost every door hinge, door knob, wall plate and light fixture has drywall mud and/or paint on it that we have been cleaning-off for the past month. Paint spatter is all over the floors. There are runs and drips in the paint on doors and trim, except on blind edges which were not painted at all. I don’t feel that this level of “quality and craftsmanship” is acceptable at ANY price-point, let alone the prices these townhomes are at. ... More

The Good: We were kept up to date all the time by the Field Manager. He was very helpful and always willing to answer any questions we had. After closing our warranty person was also incredibly helpful. The post closing warranty is quickly righting a lot of the wrongs stated in the bad. However, initial impressions of the Pulte Quality of the home were not good in a home that costs well into the seven figures. The Bad: Sales person communicated very little with us during the early stages of the process and made it very hard on us to feel comfortable with out selection of lender. The quality of the craftsmanship of the contractors was questionable at best. All concrete everywhere had cracks in it. The stone on the front of the house was cut in a way that you could easily see the inside concrete aggregate instead of putting thought into the final look. Stainless steel sinks were all scratched up. Doors were dented. Carpet looks like it cut by a child. The more you looked at the fine details the worse it got. However, like I stated in the good, the warranty person is helping take care of a lot of our issues. ... More

Buying process was a hassle - closing date was moved several times without anyone contacting us, buyers. Ordered inspection, it discovered lots of issues with build. Nobody took it seriously although report was shared with builder. Construction manager couldn’t care less. Had to order 2nd and 3rd follow up inspections. They produced somewhat acceptable at closing date. Issues discovered after closing. Overall, not at all impressed with quality - not a single straight line with corners, sloppy workmanship all around the house - very disappointing. Impression was that construction crew didn’t care at all. Warranty issues not addressed or addressed poorly and not in timely manner. Several warranty requests are still pending and it doesn’t look like someone is going to action on them. Have to do lots of small repair things ourselves like regrout master shower floor as there were holes left where water escaled through holes in grout, caulk, touch up paint. ... More

I was forced to close on an unfinished house due to year end 2022 situation with a written commitment from Tiffany, Manager of Sales team and commitment from onsite Construction engineer Michael. With in a week, Michael was laid off and there was no communication on new person until my follow ups and the response from Patrick was okay but he doesn't have a full understanding of what Michael has done or not done. I have given a list of Items from quality walk through to Final walk through and now Patrick has turned them over to Customer Service, no resolution, Got mail for customer Service, but no further follow up. After spending 900k on a whom, if Pulte is expecting me to do daily follow ups, I am sorry to say it is pathetic service. All I need is to resolve open issues from before closing to final walk through after closing as soon as possible. Worst thing to say is there is junk of plastic, bottles in sump pump and and mud, plastic and dead rat in egress window. Patrick knows about it to clean and promised to do so. But over all experience is not up to the mark I expected from Pulte. ... More

I felt end of year closing date drove the quickest and poor quality of work. The drywall tape and mud was horrible and the paint job was the worst. They had to redo painted areas which still was done poorly. Painted without removing electrical faceplates. Im also Still in the process of cleaning most faceplates and paint splatters on my floor. All my inside studs are 24 inch apart. This is a cheap way to build a home this expensive. Paid over a half million dollars for a home that looks like any other low end subdivision.

This was our first new build so going in maybe our expectations were to high. While we love our new house and are so glad to be in it finally (after additional weeks of delays) there are a few things that I wish had better workmanship. The tile work in the upgraded shower is probably my biggest complaint. I am not an expert tile installer but I have done some myself and am extremely disappointed by the "professional" job the team did. We had some significant delays towards the end and the continued lack of communication from Pulte and team was upsetting to say the least.

I love my house and it is a beautiful floor plan, but I have some issues with the workmanship and materials since the house is very expensive.

I think there are things that can be improved such as the quality of the toilets, the keys to the bathrooms, showers, kitchen equipment is of low quality, the entrance to the house and the backyard is as if it were under construction, only cement, the poles of the fence are made of wood and not metal, they gave me the house without gutters, it is strange because all the others are delivered like this. The design and colors are great, the rest of the materials are good.

Pulte is a production builder. Did not realize initially that term had some negative connotations, including lack of flexibility and occasional poor workmanship and materials. Follow up and call back fixes are numerous and response is slow. Knowing what I know now, I would give give much more consideration to alternatives. My expectations may have been too high but it is what it is and trying to make the best of it.

A lot of people are a part of the home buying process which created unneccessary headaches due to communication issues. Once in the home there have been NUMEROUS quality issues that were missed during the repair time after the walkthrough. Some things were covered up and would never have been discovered until they became an issue if it wasnt for the fact that we decided to change some fixtures. Mis-cut holes in the ceiling that was covered up with extra caulking and paint, cracked cabinets that, dents and dings in cabinets which were just painted over with a seemingly different sheen of paint, dings in the flooring, HVAC that has had to be repaired 2x in one month due to a failure to "hoop it up properly", bubbles in the drywall, refrigerator opening to short by 1/2 inch so my standard fridge will not sit in properly without being cut, crack in the shower enclosure from what appears to be an accident, sink hole in the front yard that was just filled in with bark chips, plants that are not surviving (was told they were going to be replaced but still hasn't been done) and so on. AND IVE ONLY BEEN HERE A MONTH! Love the area, love the neighborhood, workmanship definitely not worth the price tag after seeing whats actually been done. Too many promises and very nice people till you close

I'm afraid that our overall experience hasn't been super wonderful. I believe in an effort to close as many deals as possible at the end of 2022, we got "dropped". Gas stub, chandelier wiring, wrong countertops put into the bathrooms and laundry room...house wasn't cleaned at all properly (we spent days cleaning ourselves!), and the painting was not done well at all -- still pencil arrows and marks on the walls in many areas. Now, trying to get the counters put in as requested has really become a difficult issue...overall not happy.

There are lots of issues after closing mostly cosmetic but they are not being addressed timely broken sinks , fireplace rock falling out, doors and bathroom hardware not installed correctly, irrigation exposed , cabinet doors loose or falling apart, scratches on cabinets and appliances, floors were left with huge amounts of grout on tiles that was not cleaned out after the fact, blinds that do not work properly, paid for cabinet hardware that has not been installed 1 month and a half after closing, overall responsiveness to issue is terrible

its great The home have alot of space but there are things that is very poor quality. The poor quality are 1. Windows. some windows leaks and creates draft air, call pulte to come look at the issue they said it normal, I am an home owner and fixed houses every now and then so I know when something is wrong, but pulte will not admit it and said air draft from windows are normal, pulte even mention that their windows are mid grade, to me it is the cheapest on the market. Even menards $200 windows are better and doesnt create air draft, they will not fixed the issue so i'll have to dealt with it myself by buying windows insulation to stop the air draft. if it is not stop your heating bill will up the roof. Also, the doors have draft air from the bottom, this will also have to be address by the owner. Last time i check, menards doors have magnet door insulation so when it closed it slap in tight and will not lead air. I have to buy insulation pads from menards to fix it. 2. Cabinets are cheap considering that is it a 600k house, I would preferred all cabinets to have a good craftmanship and at least have soft closed. 3. Wall Paint, pulte used is the cheapest on the market. Just by touching you can feel the cheapness of the paint and when you put your hands on the wall, they are dust and white stuff. also, the house is very dirty and dusty like no one lives there for months. The floor have paint spot and pulte also mention it is normal which i have to clean it. Basement also very dusty on the floor and I did mention this to pulte they said its normal. Why is this normal it is a brand new house. shouldn't it be clean? 4. The wood studs are 24" apart consider that it is a expensive house it should have been 16". Just my opinion . Lastly, the only good thing about the house that actually cost 600k are the appliance and countertop. 5. Interior doors are cheap. it is hollows consider that the house cost 600k should have been solid doors. The price isnt that much difference as I check at menards. I would not be a customer to pulte in the future. ... More

At the beginning of the home buying experience, I asked what makes Pulte a better home than Ryan Homes, M/I, etc. I was told that Pulte is an overall better quality in workmanship, materials, and process. I will say the process was pretty good, but most builders have the same process in place. The workmanship and materials is a different story. The non-structural materials are pretty good as long as you upgrade. The structural materials like drywall, foundation, and exterior landscaping is not good. Way below expectations. And workmanship, besides for a couple trades like tiling was shoddy. I can understand there will be cracks and pops after the house settles, but I do expect walls to be straight, doors to be true, and flooring to be even. Would I rate Pulte above other home builders? Probably not. If I had advice for another buyer, I would say do not pay attention to the builder (unless you’re looking at a high-end, more custom home) because none really seem to care about quality and craftsmanship.l, and that includes Pulte. ... We had no heat in the house for the first 3 days we moved into the house. Pulte warranty dept was very slow in responding. Temp in the house was 67 degrees. With 3 small children this was unacceptable. Stacy customer care manager was very adversarial instead of trying to get the problem fixed ASAP. Still having issues with the home and Stacy. Very dissatisfied. Third Pulte home we purchased. This by far is the worst experience. Had no issues with our Pulte homes in Florida. California service is disappointing

The home is beautiful but I am having issues with the windows, won't lock (it took couple of months to get that fixed) Kitchen cabinets are bit up (damaged), tub in bathroom is stains, home was not clean enough windows are dirty, I notice that priority is giving to expensive home not your regular average home,

Since moving in I have had to have people out every week fixing builder mistakes. I feel like the quality has went down in the past couple of years and it feels like things are being rushed in the building phase and not done properly.

I think the price was too high
