Pulte Mortgage loan consultants are arrogant people. For every question you ask, the response starts with you signed this document. They would deduct appraisal fees on a lot that didn't even get a permit, no clear communication about when money will be deducted and for what purpose, basically customer service is non-existent, and their attitude is like you're stuck with us. I believe the home's basic structure is solid for which I'm happy about. But the interior finishing is subpar. Pulte builds houses very quickly and brings in multiple contractors. Project management is a huge aspect of these constructions. When pointing out issues with various issues repeated requests needed to be made. Appears that the Pulte project team needs added support to address the home owners needs.

Overall it was a nice experience. Had an issue with an exterior paint color being wrong and it took a couple months to resolve. Initial walk through was disappointing. Interior paint was done horribly every wall needed to be repainted in multiple spots. Paint spots left on the floor in multiple locations. Missing a mirror in guest bathroom. Home buying experience started great, good communication with construction manager. But then I had the worst closing experience, delaying it by days just the day before closing which made me lose money; issues that should have been fixed by closing day were not fixed until the day of this review (2 months after closing); no response to my requests for service from the warranty department; disappointing quality of materials.

The salesman was nice. J. And responded to most issues. I had a Realtor with Pulte Laura who I liked and she continued to contact me throughout the process and stayed with me till the end to make sure everything went through. Overall everything went through the home on the walk-through. We found several issues that needed to be fixed. I like the way the neighborhood was developed, and the layout of the floorplan. The townhouses are spacious with 9’ ceilings and plenty of windows. The neighbors are great. The problem is the quality of workmanship: Fundamental issues like floors not level (and they creak), walls not straight, and several faucets plumbed backwards. The tile in the master bath has already started to come loose – most of it sounds hollow underneath. The Good: We were kept up to date all the time by the Field Manager. He was very helpful and always willing to answer any questions we had. After closing our warranty person was also incredibly helpful. The post closing warranty is quickly righting a lot of the wrongs stated in the bad. However, initial impressions of the Pulte Quality of the home were not good in a home that costs well into the seven figures. Buying process was a hassle - closing date was moved several times without anyone contacting us, buyers. Ordered inspection, it discovered lots of issues with build. Nobody took it seriously although report was shared with builder. Construction manager couldn’t care less. Had to order 2nd and 3rd follow up inspections. I was forced to close on an unfinished house due to year end 2022 situation with a written commitment from Tiffany, Manager of Sales team and commitment from onsite Construction engineer Michael. I felt end of year closing date drove the quickest and poor quality of work. The drywall tape and mud was horrible and the paint job was the worst. They had to redo painted areas which still was done poorly. Painted without removing electrical faceplates. Im also Still in the process of cleaning most faceplates and paint splatters on my floor. All my inside studs are 24 inch apart. This is a cheap way to build a home this expensive. Paid over a half million dollars for a home that looks like any other low end subdivision.

This was our first new build so going in maybe our expectations were to high. While we love our new house and are so glad to be in it finally (after additional weeks of delays) there are a few things that I wish had better workmanship. The tile work in the upgraded shower is probably my biggest complaint. I am not an expert tile installer but I have done some myself and am extremely disappointed by the "professional" job the team did. We had some significant delays towards the end and the continued lack of communication from Pulte and team was upsetting to say the least.

I think there are things that can be improved such as the quality of the toilets, the keys to the bathrooms, showers, kitchen equipment is of low quality, the entrance to the house and the backyard is as if it were under construction, only cement, the poles of the fence are made of wood and not metal, they gave me the house without gutters, it is strange because all the others are delivered like this. The design and colors are great, the rest of the materials are good.

Pulte is a production builder. Did not realize initially that term had some negative connotations, including lack of flexibility and occasional poor workmanship and materials. Follow up and call back fixes are numerous and response is slow. Knowing what I know now, I would give give much more consideration to alternatives. My expectations may have been too high but it is what it is and trying to make the best of it.

A lot of people are a part of the home buying process which created unneccessary headaches due to communication issues. Once in the home there have been NUMEROUS quality issues that were missed during the repair time after the walkthrough. Some things were covered up and would never have been discovered until they became an issue if it wasnt for the fact that we decided to change some fixtures. I'm afraid that our overall experience hasn't been super wonderful. I believe in an effort to close as many deals as possible at the end of 2022, we got "dropped". Gas stub, chandelier wiring, wrong countertops put into the bathrooms and laundry room...house wasn't cleaned at all properly (we spent days cleaning ourselves!), and the painting was not done well at all -- still pencil arrows and marks on the walls in many areas. Now, trying to get the counters put in as requested has really become a difficult issue...overall not happy.

There are lots of issues after closing mostly cosmetic but they are not being addressed timely broken sinks , fireplace rock falling out, doors and bathroom hardware not installed correctly, irrigation exposed , cabinet doors loose or falling apart, scratches on cabinets and appliances, floors were left with huge amounts of grout on tiles that was not cleaned out after the fact, blinds that do not work properly, paid for cabinet hardware that has not been installed 1 month and a half after closing, overall responsiveness to issue is terrible

its great The home have alot of space but there are things that is very poor quality. The poor quality are 1. Windows. some windows leaks and creates draft air, call pulte to come look at the issue they said it normal, I am an home owner and fixed houses every now and then so I know when something is wrong, but pulte will not admit it and said air draft from windows are normal, pulte even mention that their windows are mid grade, to me it is the cheapest on the market. At the beginning of the home buying experience, I asked what makes Pulte a better home than Ryan Homes, M/I, etc. I was told that Pulte is an overall better quality in workmanship, materials, and process. I will say the process was pretty good, but most builders have the same process in place. The workmanship and materials is a different story. We had no heat in the house for the first 3 days we moved into the house. Pulte warranty dept was very slow in responding. Temp in the house was 67 degrees. With 3 small children this was unacceptable. Stacy customer care manager was very adversarial instead of trying to get the problem fixed ASAP. Still having issues with the home and Stacy. Very dissatisfied. Third Pulte home we purchased. This by far is the worst experience. Had no issues with our Pulte homes in Florida. California service is disappointing
