This builder requires the homebuyer to use only the contractors and subcontractors originally engaged in the construction of the house. After closing, as the homeowner, if I wish to have ceiling fans or wired security cameras installed, I am obligated to use the same electrical service company employed by the builder. If I choose to use another licensed electrical company, my electrical warranty will be voided. This restriction should have been disclosed upfront, as it directly impacts a buyer’s ability to make an informed decision about proceeding with the purchase under such limitations. ...

We have not had a great experience this time around. It’s our second pulte home. So many problems and very difficult to get things fixed in a timely fashion. Our last Pulte home was better quality. This time it feels slapped together.

Important qualifier, this is my second time building a home. The first was with another builder for about half the price and slightly smaller home a few years ago. That experience was superior and may have skewed my perspective a bit. My partner was a first time builder, and found the process stressful and was not confident as we moved through. Maybe we got unlucky with the contractors who build our house. The workmanship did not meet our expectations for the price of the home. The build team was hard to reach and not very responsive, there were several framing issues with the home that you wouldn’t expect from a home in this price range. Landscaping was not maintained before taking ownership and the sod in the front yard is mostly dead, drainage was not considered when landscaping so anytime it rains mulch is misplaced throughout the yard. The home is nice but the "turnkey solution" I was sold was not true. Pulte takes no responsibility for items outside of the structure such as irrigation, landscaping, sidewalks, etc. Extend your walk-thru times past the scheduled 1 hour and pay close attention as your building manager tries to speed you through the process - Pulte will not repair items if you find them after signing off on the walk-thru. Horrible Construction Manager and sales rep

Since we are a first time home buyers, we wish we have known or did many things different while dealing with construction manager, he verbally promised to "take care" of the issues I had with the house on the closing day, during next week after the closing but their attitude changed as soon as the house is closed and was very unprofessional later on. had talked to warranty and they said I will have to note the issues down for the one year warranty one time fixes. Should have not closed until everything is fixed, big mistake.

My home was a “rush” job to close on 40-50 homes at one time. I’ve had nothing but frustration and aggravation from the day I moved in. The finishing is horrendous and I don’t even know where to begin. My white tile floors have residue from grout and tape that cannot be washed off. A crew was sent in to hand clean the mess but it did not solve the problem. I’m still waiting for the floors to be acid washed. That is only one of the issues. The grouting in the shower floor was so bad I actually cut my toe on it. The cabinets throughout need a facial lift because mitered edges are separating. ...

We have multiple issues with the house. First was the A/C which was blowing out cold air from the return. Found that the duct work was backwards. There is no water spickets on the sides or front of the house. So, how do we water the front lawn? I moved into my Pulte home about two months ago. Overall, the experience has been okay, but there have been several issues that I believe are worth mentioning: 1. Leaking shower – It took nearly two months to get this addressed, though it was eventually fixed. 2. Material quality – Some of the finishes feel quite cheap. The sales experience, especially with Darla, was excellent—she was extremely helpful throughout the pre-sales process, and I have no complaints there. However, I was quite disappointed with the walkthrough process. There were clearly visible issues that were missed during the walkthrough. When we noticed one of them just three days after closing and submitted a warranty service request, it was rejected by the service manager, Nathan Lawrence. This has been very frustrating. Given the circumstances, I would like to escalate this matter to senior leadership at Pulte for further review.

Looks beautiful on the outside

Overall the house is great but there are many quality issues we have discovered. To start, the vanity lights in 2 of our bathrooms have fallen out. Our living room carpet is so thin, we can feel the nail strip underneath. The kids have had multiple injuries since they don’t typically wear socks or shoes in the house. Under our basement carpet floor, we can feel Little Rocks so it doesn’t seem like the floor was cleaned prior to laying the carpet. Our door locks have to be positioned a certain way in order to lock properly. And lastly, Some of the trim does not meet the floor.

Attempts to be a high quality builder and put customer concerns first but falls flat on the execution. Their website experience is a mess with multiple redundancies, the finance side of our purchase was a disaster with poor communications that impacted our closing date, and in terms of build quality- it is slightly above average. I am still waiting for warranty claims to be addressed after 3 months. They strive for excellence and have great staff that work hard but it falls flat.

Our salesperson was excellent to work with and a great communicator. The building side, not so much. Why? Because there is no follow up.
