Very rigid in choices. Would have liked to pay for options we presented. I.e. paint colors within Sherwin Williams paint brand which you use. Instead we had to pay after closing to have walls painted colors we chose from Sherman Williams. Also, not meeting ada requirements. I.e. shower stalls. The given one is very tiny. Will not allow for shower seat for handicap. For the $$$, very dissapointed. Would like more options. Also, wheelchairs do not fit through doorways, too tight of turns. Had to take doors off to maneuver! Pathways tight and tiny. Definitely not ada or senior complient. Suggest you walk through floor plan before choosing it! Also took over 2 months for countertop replacement. No option for types of sealers. ... More

We were excited to buy a home and thought we were going with a builder that stood by their product. There so many thing you are not able to see until you move into a house and the experience with the warranty group has been lack luster. So far the responses we have received start with "that is not under warranty" even though the installation was done wrong. I have submitted warranty requests and did not get a response until I went to the sales office. I have to consistently reach out reminding them that there are still issues that have not been resolved. I have decided that it is best that I reach out regarding one issue at a time and once that issue is resolved then move onto the next. Need more over sight when being built. Can tell they were rushed.

Brandon, the sales rep was not the best to work with. Information was left out, which led to issues during the building process and the close. Other than that, experience was good. The design center was a cool experience, didn't have everything we wanted with their options, but it worked out well and happy with the home.

Follow up on concerns after closing is a problem.

The quality of construction much lower then expected. Pulte uses the cheap materials, the worst appliances such as refrigerator, dish washer, dryer. Subcontractors don't know how to connect it the right way. Most walls are not level, tapers do inside corners of the wall as round, joint tape is visible, painters pint with dirty rollers that all walls have dust under the pain, base bords painted over the dirt from the not swiped floors. Electricians can't install outlets in one level, all outlets above the counter top in different level up to 1" and 1/2. Carpenters installed all doors not level. Entrance door 1/2" of level and can't be closed properly. AC installer doesn't know how to run duct system, some rooms have no air flow some rooms blow air as it hurricane. I can continue with the quality of Pulte construction more, just wondering if anybody cares. ... More

Over all not very satisfied

Overall, fairly happy with the build quality of the house. Were not happy at all with the level of cleanliness and finish when we moved in, and the process of getting them to come fix issues is like pulling teeth. We've had to do a lot of the work ourselves, which is unacceptable for a house at this price point. Wish we could give a better review, but Pulte leaves us with little choice.

The sales staff was great the rest of the process was awful I wish there was a do over financing process because I hate what I settled for to get the job done and underwriting were terrible. If I had the choice at the end I would have purchased somewhere else I believe technology replacement is evident and overwhelming to customers who still believe that happiness is the end result It was very clear and obvious no one thinks the human process or customer service experience is required anymore, honestly no more over and above just gimme my money every one hand was out and the work was sub standard from the onset of calls Pure disappointment ... Condo is nice. I am finding my service request are not being answered. I am very disappointed with this area of Pulte Homes.

I was expecting that Pulte would give us a good quality build but it’s not up to my expectations. There are so many imperfections we could notice once we moved in . After rain there are so many leaks in our house and backyard was not graded properly , highly disappointed with Pulte and its quality . Should have gone with some other builder .

OK house in the end but not a great expirence

Wish a better product was delivered. Multiple issues from windows and house numbers not centered to sand in the plumbing causing little or no water pressure at fixtures. Too many issues to feel confident with the quality of the home. If Pulte offered a buy back program. We might be interested.

Not all available options were mentioned at the beginning, and I only became aware of the limitations with the selection options later, when opting out was no longer possible. Furthermore, I had a very negative experience when I tried to work with a broker, as I was denied that option without any way to opt out. Overall, the sales process was not as transparent as I had expected.

This is my 3rd and final Pulte home purchase. My first house in 2003 was amazing built. The quality was remarkable. My second house in 2019 was aweful quality. The cheapest possible to get buy. The 3rd and final was the worst yet. Anything to save .10 somewhere. Las Vegas has the worst quality of water due to hardness and they did not include a water loop which is very expensive to install later. Unacceptable. The upgrades were things that could easily be upgraded later and they put the cheapest items in that cannot be replaced or upgraded like a stainless steal ugly sink. Soft close cabinet doors but not drawers. Ridiculous. You can easily change out hinges or add plungers but drawers cannot be changed that easily. The price does not equal the price. Cheap sub contractors and not paid attention to small details. Have a 16 open tickets regarding all the issues.

I had a very positive impression going with pulte homes but as it came near to the completetion of house, the type and amount of quality issues we came across is just frustrating and aggravating. I don't know where to start in terms of quality but every single inch of the house has some faults and defects which as a home owner i need to look and identify and get it fixed which was supposed to be a builders responsibility. I don't even want to talk about the workmanship since it looked very immature on very basic parts of the construction. Painting, nailing, finishing the gaps, flooring, dry wall finishing, stairs, basement.. If i have to pull each and every bit of issues found in the house then it would clearly shows how Pulte lacks quality and is something a new or year old builder would construct than someone in the industry for a long period of time. My only good experience was with the Sales manager Mrs. Samantha and Closing reporesentative Mr. Steve but anything beyond it i can't even imagine what to say. Do i recommed Pulte to someone?? - I'm totally hesistant about it and sorry to say that.. Quality of materials and workmanship is just OK. Subpar if you look closely at the details. Once you close, it’s nearly impossible to get them to do anything for the warranty repairs.

This is one of the most basic home I have seen and bought. The only and biggest reason to buy is because of the school district. The workmanship and quality of the home is below-par. Coming from a Toll Bothers house, and the luxuries offered, quality, workmanship and flexibility with the floor plan, Pulte is on the opposite spectrum of this. I would say it's just a bare house even after adding a 100k of upgrades, nothing special about it. The list of shortcomings is pretty big and i wouldn't want to go into those details. One major challenge I am facing right now is the HOA and their bylaws. Pulte never provided the bylaws before purchasing the house, because they know if they would do that, quite a bit of people will either have second thoughts or might not buy because of the ridiculous bylaws. One shinning part in all of this process was the Pulte agent. She made herself available and guided and helped throughout the process. Lori is just amazing. Other than that getting mortgage from Pulte and working with them was a nightmare. The mortgage agent was more busy than the US President would be. It was a challenge to talk to her. The service managers are also very hard to get a hold of. You would think that, part of the process of buying from a national builder would be after sales service, which is barely there. I would say that I dont see myself living in this house after kids graduate from high school or if Toll Brothers start building houses in the same school district. ... More

The excitement of purchasing a new build was dulled by the high costs of any upgrades. The bundling of un-related items was also an issue. For example, we got to choose the color of our front door, but it was bundled with the color of the roof shingles. The house/lot was not completely ready on closing day. In fact, a month later the lot has still not been cleaned up from construction and the landscaping has not been started. The quality of the structure is yet to be determined, but we are disappointed with the quality of the paint that was used in the house. The appliances and fixtures throughout the house are of good quality. The Sales Associate was excellent in helping us through the process and communicating with us. The Customer Service Representative has been responsive to our inquiries. The Construction Manager was very helpful and open to suggestions prior to closing. However, since closing, he/she appears to be overwhelmed and is slow to respond. In conclusion, we know that the buying experience is different for everyone; ours has add its ups and downs. ... More

My experience with purchasing a spec home from Pulte Homes has been mixed. Initially, the salesperson who assisted me was very pleasant and helpful throughout the buying process, which was reassuring. However, upon moving into the house, I encountered several issues that have been frustrating to deal with. One of the most surprising discoveries was that the kitchen exhaust was not installed. When I raised this concern, I was informed that it wasn't included in the specifications for the home. Frankly, I find it hard to believe that any modern home would be built without such a basic feature. One of the most surprising discoveries was that the garage door did not include an automatic opener. This seems like a basic feature that should be included in any modern home, yet it was not part of the package for my home. This omission has been inconvenient and unexpected, adding to the frustrations of settling into a new home. Shortly after settling in, I noticed a leak between the second and third garage spaces. I promptly reported this to the appropriate contact at Pulte Homes, who initially came to inspect the issue. They acknowledged the problem and mentioned they would consult their manager. Unfortunately, despite my follow-up emails, it took weeks for them to return and address only a portion of the leak, leaving the drywall still in need of repair. Further complicating matters, the ceiling lights began malfunctioning not long after. Despite reporting this issue promptly, I have yet to see any resolution after several weeks. Another disappointment has been with the backyard landscaping. The yard was delivered with straw installed, but underneath it, there are large rocks that have made it challenging for the grass to grow evenly. It's clear that this was not disclosed or adequately addressed during the purchase process. Reflecting on my experience, I would strongly advise prospective buyers to thoroughly inspect every aspect of the house before finalizing their purchase. After previously living in a Pulte home, I was excited to go through the new build process with them. Unfortunately in their attainable communities they seem to have cut corners and costs at any opportunity. Already looking forward to moving out.

1, Spectrum drilled holes in my siding with out using them. I was told by Pulte to take care of it by myself. So I paid an outside contractor and was reimbursed by Spectrum. 2. My air conditioner and thermostat were not working properly, I called Arrow and they found out the circuit breaker for the Air conditioner was installed in backwards .3. The commode in master bath rocks back and forth. Have not been able to get anyone out to fix, 4. I reported to customer care that the outside siding has warped. It's been I week since I reported it at Pulte no one has committed to appointment to review siding yet. 5. Garage door gets to the top of the cycle and has a loud bang. Have an appointment next week. I have a major concern about the Water basin behind my house BASIN 4, I got a small non-descript answer from your Pulte manager, so I contacted Columbus Drain Water personnel. They mention that the EPA was out here in the week previous and review the ponds. Columbus Water sent a inspector out. I met with him at the pond and explaing what might be happening to the basin. He agreed and we got on a conference call with his boss Liz M. we reviewed the ponds map and focused on Basin 4. They were in agreement that they water level is too low and causing Algae build up. I did not want to get so involved with this but this water levels way too low and will cause water quality for the rest of the Ponds. I had a wonderful salesperson name Kay. She was very knowledgeable about the entire process and made herself available at anytime to explain, clarify, or intervene if necessary.

It’s a beautiful home in a stunning desert location. There are little problems that have not been addressed to our satisfaction ie: chipped quartz counter top, We have owned out home nine weeks now and still have issues to be resolved. A partial list: scratched and stained tub/shower enclosure, leaking toilet flush valve, damaged exterior trim (gable), screws sticking through drywall, cracked laundry room utility sink, missing grout, light switches not dimming, scratched window and paint spots on many surfaces. Several issues have been remedied but once the project manager moves on, customer service lacks a sense of urgency. I feel like the 10 month quality review is a waiting game play. Issues should be fixed ASAP! We feel good about much of the initial support teams for purchasing our home, but the finishing contractors leave much to be desired. ... More
