They have gone wrong with what was promised in having the property ready in 24 hours after having made the closing, in such a hurry to close and it is still not ready, 29 days have passed and nothing has been done on the property, who is the person responsible? Although according to them they are cosmetic repairs, it is a new house and enough time has passed for it to be ready. I imagined that they will give me some reimbursement for what happened. I need response and action now.

We closed our house with a couple unfixed issues. And as we moved in, we found more issues on the flooring and AC installation. So we have to contact the warranty team to fix them, But they just replied and then disappeared for two months. They do not care about you at all once your house is closed. So make sure you check everything carefully before closing.

I made the closing with missing appliances, they told me that the next day they would come to install these, it has been 6 weeks and I have not had a response, I have written to customer service and they do not pay attention to my mails. Indeed, they warned of delays in deliveries of household appliances; but other neighbors that are under construction already have all their appliances, I made the mistake of closing trusting their word.

Material quality is poor, House wasn’t ready even after closing with tons of things to be fixed including pool heater, water pressure, final paint, cleaning of the property, water in shower was backing up as a result of construction remains in pipes. Bathroom cabinet had a hole right next to toilet holder, bought this home being from out of state and agent did the walk through

I understand there are delays due to lack of supplies but that doesn’t excuses the lack of quality in work or providing great customer service. I have worked with multiple builders from Dr. Horton to Toll Brothers and Pulte is the 2nd to last builder on my list when it comes to customer service. The weekly updates on the build was very nice, but other then that, it seems like I was a bother. My concerns are not heard, and the superintendent and care team are too busy to help.

Still waiting for hole in garage wall to be fixed from leak. Still waiting for promised items to be delivered and installed dating back to walk through nearly 2 months ago.

While we love our new home there are shortcomings. The delivery was rushed and felt as if there were numerous items either damaged, not working, or missing or unfinished. We moved in almost two months ago and only one item of several has been addressed. We still don’t have cold running water, but the vast majority are damaged or cosmetic items. While the price you pay is subjective I feel we paid a large premium for a sub par product in the end with slow service after the sale. There are only so many excuses of trades not being available and supply chain issues which is why we rated the experience as average but how things are handled and once resolved to our satisfaction will ultimately drive our final opinion of if we would recommend or use Pulte in the future. ... Our expectations of moving into a new house was high. We expected great workmanship and flawless installations. That is not what we received. Electrical issues, landscaping issues, windows not sealed and won’t close properly, drainage issues, shoddy masonry work. Not happy new home owners.

Quality of the materials used are not good as well workmanship.

The quality of drywall, carpentry and attention to detail are not good. Also, after my walk through numerous items were supposed to be completed. A month and a half later I’m still waiting. Not enough management to oversee contractors. Electric was only service that was great. Disappointing once they have your money.

We were super excited to build with Pulte but it turned out to be a nightmare for the simple fact that our house was rushed .......due to what our head guy said. He stated that he wanted more time but Pulte wanted him to get our house off their so called "books". we have every thing from unfinished walls to damaged doors to damaged countertops to damaged tile to missing hardware on the cabinets to all of our black hardware being painted white...it just hasn't been a fun experience at all. The outside of the house has yet to be even fully painted. our amazing warranty specialist is working on these issues but we were told at closing that all would be taken care of right away and we now been here 30 days and only a couple things have been done. truly truly a sad situation. ... Good Side - Dealing with the Production Manager was excellent. He was one of the best crew members I dealt with. He was very co-operative in every stage of the work. Bade Side - My 3 star rating is mainly due to to incomplete work that Pulte has done in my house. At closing the master bed shower glass was not installed and Pulte committed me with a date of 07/08. However further to that there is no follow-up being done nor any updates are shared with me. I had multiple calls with the Prod Manager but he does not seem to have any update from Atlanta Glass Door company. But at the same time I also see the glass door getting fitted in other houses which were closed along with me as well as few which are not yet closed or closed after mine. It is more than a month now after closing and my shower glass door is not yet installed. I had few complaints and issues for certain things not working properly in the house for which I had to reach out the service warranty department. I raised service requests with them for couple of issue but had no luck to get the problem fixed. It is been more that 2 weeks, I haven't got any update on that. ... More

The whole building process started good, but it took Pulte 8 extra months to complete the project resulting me extra 16k out of pocket (interest rate, month to month lease). Our builder Josh, and Stephanie was unresponsive most of the time. They simply did not care. Also, who pays for 450k but get a thermostat that is not even wifi capable?

Some good some bad. Tough to communicate when you needed things done

The Pulte agent Rachael is always been helpful and very prompt on responding. The price is what you expected for the housing market around the area. Quality and workmanship is not what I expected for the value I paid for the house. There are still items on quality issues that still unaddress after moving here more than a month.

Pule builder did average. They missed things here and there. and also Pulte associates (new hires) will tell you that they tested everything in house multiple times and everything was in god shape , dont fall for that , that's the lie. few things i asked them to check and they just provided wrong information right on my face that this is standard and for all houses has the same thing. House was not complete at the time of closing , they just want to close rushing everything and keeping the things incomplete. They rely on 1 year warranty so that they can take time to fix your house. DO NO CLOSE unless you check yourself everything. ... More

The home buying experience was great. The quality is ok. Not the best but not bad either. In fact I am ok with all of the build. But when it comes to the responsiveness to the issue, yeah they don't respond very well. Specifically they try to push the issue to others. The whirlpool range that came with the home is tripping 5 to 8 times every day and they told the problem is with the appliance. When the repair guy checks the appliance he says the appliance is not installed correctly. Pulte still tries to push the issue to whirlpool. So pulte is not able to find me a fix till today. I have been following with both whirlpool and pulte and its been tiring. It's been a month now and it's still not fixed. So there are other cosmetic issues, which are negligent, we could deal with them slowly. But this kitchen range issue is a big NO NO. So yeah I'm not sure how others in the community feel about the build, but after this I feel like a let down for the price we paid. ... More

Throughout the purchase process, there were problems at every stage. Some highlights… *Sales* - did not review all the features available for structure (must select at contract) and we missed out on features we wanted and were told we could select at design. Also were sold features that were not possible with our HOA, resulting from incorrect marketing descriptions. Was fortunate to receive a credit for the inconvenience. Promised a lot by sales, and only delivered on some items. *Build* - several supply channel delays from groundbreaking to closing - lintels, trusses, hurricane windows, HVAC… all the delays resulted in higher mortgage rate. Pulte however did honor original purchase price of home. Also was credited for items they couldn’t complete in time, such as epoxy flooring in garage. *Closing* - estimated to actual date was 60+d; Pulte Mortgage very aggressive and nagging tactics when informed we had a better rate with another lender. Delayed bc of HVAC and Pulte was accommodating with rescheduling new closing date as we were from out-of-state - one of the few positive experiences. *Quality* - have a long punch list of items that were not complete by closing, reported by inspector or detected homeowner post move-in. The list keeps growing. A couple of major items that the warranty contact wants to camouflage instead of remediate (bow in exterior wall and ceiling). First warranty repairs in a week and we’ll see how the handle the repairs. Several neighbors also having quality issues with Pulte (mold, landscaping, attic condensation, cracks, pavers settling, …) and others have started arbitration. Neighborhood has also changed or delayed publishing development plans. What once was a beautiful view of water and green space is being replaced with new residential units (greed). So much for that hefty lot premium. HOA does a terrible job of landscaping maintenance and managing their vendor BrightView. Our neighborhood is full of weeds and landscape that needs pruning. This is not Pulte’s fault, but I would buy in a different neighborhood and do my own landscaping instead of paying for shoddy work. While we love our home, it’s because it is our forever home and the final step on our road to retirement. We customized as much as we could with Pulte and have enhanced our home after closing to make it ours. We have amazing neighbors and a great community. During the final walk thru we found problem with, cabinets, flooring, tile and roofing. Numerous work orders were put in but either trade people did not show up or they did not attempt to fix the problems. When you pay 1/2 million for a home we would expect quality workmanship. I believe builders are pressured to get homes built. Our Project Manager tried the best of his ability, but if the Contractors don’t Care then there is not a whole lot he can do on his own.

I closed on my Edgewater property on May 9. I am still waiting for the painters to paint the concrete wall that patch a hole in the garge and a baseboard in the kitchen and a slider to keep the guest bedroom closet door in place. I waited from 1-4 last Friday and one person came out and glued the house back on my house for the second time. The grab bars I was promised were never installed in my shower either. I am 81 years old. i have to go over to my daughters house to shower. This is ridiculous and unacceptable!!! My project manager has not contacted me either like the warranty dept. promised. ... More

This process started out well, weekly calls with the builder as the house was being prepared. They were very open and up front about issues they were facing, and the sales and financing process went very smoothly. (We used Pulte Mortgage) The issues started around close and in hind-site, we should have spent a few extra weeks in the hotel and let them actually complete the home. At the time of close, there were several outstanding items, from a loaner dishwasher to swaths of the house unpainted. The hood in the kitchen did not have a shroud(ie. its just exposted insulation and pipe), the attic door does not shut properly, and the grate on the back patio leans towards the house so water collects on the home. Still, we were happy to call it home as it's in a great neighborhood and we picked all the interior items ourselves. With the promise of having these addressed, we closed. Fast forward 3 months, and the vast majority of the items have not been corrected. In addition, we have seen massive erosion in our back yard creating a 2-3' canyon leading from the neighbor's yard(unbuilt) which floods into ours. We still have a silt fence up, which prohibits the new fence we want, but even that is now essentially broken with more than a foot of silt piled up on the opposite side and holes where the mudd flows into my yard. We also had a plumming defect where the sewage exhaust was glued shut and no cap was placed on it, leaving all the toilets on the first floor to back up anytime any water was used on the first floor. This issue was promptly fixed, so we are appreciative of that. The top it all off, something was shot from the unfinished house next door which penetrated the exterior wall and 2 interior walls mid-day. Again, to Pulte's credit, Jason did say he would fix this, so I gave them the benefit of the doubt. The real problem is the lack of contact and committment from the crew here. I have reached out dozens, if not more times and asked for status updates. I get nothing. When I do get something, its often without value. One time I got the comment "we didnt know you needed a dishwasher", so I sent a picture of a whirlpool which does not come with the kitchenaid appliances. At the end of the day, I still didnt want to write a negative review as Jason did attempt to create a schedule, and they did attempt repair on the patio as well as a few other items. I also know they are dealing with labor issues but with the items breaking and/or incomplete, and the complete lack of communication over the past month, I have become frustrated to the point where I am fearing legal action may be required. My word of advice to people buying from Pulte in this sub-division is to not close under any circumstances until your home is 100% complete, and when you do close, do not expect much in terms of communication or response if something does go wrong. ... We have cosmetic flaws, some more unsatisfactory small pea size pit and chipped wood exposed on exterior surfaces the of the cabinets; to minor blemishes, cracks in paint at joints or filled in cracks to conceal, but visible; to a huge crack in the bottom shelf of the wall cabinet likely caused by installation of the under cabinet lights. These have been reported on their Customer Service website, but have yet to be resolved. The cosmetic blemishes can be overlooked, but the cracked cabinet makes the whole gourmet kitchen upgrade unsatisfied and we feel we overpaid. The buying process is what you would expect - when the builder and the lender needs information you need to turn it over immediately on their time table. When you have issues with your home they can take as long as they want to address it. We've identified some building issues since February 2022 and closed May 2022. It is July 13, 2022 and to this date the issues have not been addressed. We did not hold closing on good faith our issues would be addressed and they still have not. They don't seem to care now that they have their money do they? Other quality issues appeared when we moved in - Air Condition (in hot Las Vegas) not properly hooked up, appliances that barely made it in by close date (they were preparing us to move in with no oven/microwave combo but ended up getting us one at the last minute), and just overall general response time to our issues we identified have an extreme lag time. Disappointed with the communication aspect of this entire process as well. As I said, when they need something you need to be jimmy on the spot to provide it, but their SLA is infinity. ... More

Pros: Design, Appointments at various stages to go over the details, construction team responsiveness. Cons: Mortgage options, Quality of materials, promised appliances but not delivered instead refunded old prices in a high inflation period, huge delays in delivery timelines. Overall: If I get a time machine, I would choose another top builder.
