Since the beginning the relationship was based on the fact that they were going a favor selling this home to me. got the house delay 4month (interest rate went up from 3% to 4.8%) and the closing was a nightmare. If it wasn't because I had no home to stay I would not accept the house and not close.

After 6 months of waiting, which was fair and understandable due to supply chain issues, the final product had several issues upon move in. 1. AC was not working upon move in and we had stay at a hotel on our first night after driving from San Diego, CA. My family was exhausted from the cross country trip, only to come home to an oven. 2. Poor craftsmanship on the home. Lots of details missed put together poorly. Far from professional work. I’ve been in Open Houses of much older homes that had better craftsmanship. 3. Plumping issues Definitely not what we expected. To top it off, the HOA chosen is the worst possible choice to manage the property. The online reviews on this HOA is 100% accurate. The buying process was smooth. I was expecting a higher grade of materials and appliances. Craftsmanship was lacking in the overall build. Areas that needed touch up are being addressed, but still not complete. We do like the neighborhood and the style of home is just right for us.

Make sure everything is fine before you close. It is hard to get them to come by after closing. Do not rate until you have moved in!!

I had/have multiple issues when i moved in. It's been more than couple of month's that i moved in and still lots of issues. Customer service is horrible. Even i could not get hold of any one while calling the emergency line.

I believe that Pulte has beautiful homes, I just bought one! The build process was very involved and I appreciated that. The finishing jobs were rushed and I am finding multiple issues that the natural eye cant see during a walk through.

Sale support is great. But quality of workmanship is questionable. Tile lippages are obvious in many place at family room. Paint left on hinges and door handles. Some repair requests are ignored and not fixed. Wall oven and microwave oven touch screen is broken. One shower drainage is clogged. Bottom coroners of counter top look old and need touchup.

We want to give this a higher rating but we just can't. Pulte tries hard to provide a quality home, and their floorplans are excellent, but the contractors just did such a poor job, which ruins the potential. Paint contractors had to come back out on MULTIPLE occasions and the quality of paint still to this day is amateur at best. The contractors installing trim did a bad job and still to this day there are peices of broken trim that was just painted over and never replaced. The ceiling has spots in it where the stamping was done incorrectly. These are just a few of the examples, it seemed like every contractor that came in to do their trade was rushing and did a poor job or damaged something else while they were here and it wouldn't get fixed for a long time. All that being said, we still do love our home, we are just a little disappointed in the quality of worksmanship and the fact we're going to have to spend our own time over the years fixing things that should have been done right the first time. At the time our home was being built, there were MANY other homes being built in the neighborhood and the crews were rushed, no doubt, and the construction manager had way more jobs on his plate than he should have had, and to my understanding they have limited the number of houses being built to make up for this, so you may want to take that into consideration. Just know if you choose Pulte, you will need to keep a close eye on the construction of your home and be a pest to the construction manager to try to get things done right. Limited options, Painting work is poor, rough plumbing for basement bathroom not laid out correctly.

Our sales rep Danny was great. Our framing and drywall inspections were fine. There was zero quality control after drywall was installed. Closing day was hectic with multiple major repairs being made. The “celebration” was a joke. It was spent identifying large and small issues around the house. Many have been resolved, but most are still pending. Damaged entry doors, broken flooring, scratched tubs and more touch up. We love the layout of the home and our lot.

Pulte is not responsive to issues and bad on communication. Mortgage company horrible

So we love the floor plan and location of our new build. Unfortunately once you close, responsiveness to issues and follow-up drops off. I understand the supply chain problems and global events out of the builders control, but that does not excuse lack of a response to issues(even just to schedule something) once you sign the closing papers. A number of issues were raised that have yet to be addressed by Pulte or it's representatives. Been waiting over a month just to get a response for a service order. The cabinet workmanship was mediocre, the interior paint and flooring quality poor(tiles already cracking and I was never supplied any extra remnants). And yet the builder continues to build new homes at a frenetic pace without bothering to devote some resources/time to those who have already purchased homes. ... More

After closing and Pulte has their money ; response is poor to any items required for completion. Do not have any items to complete after closing.

I have moved in to my new house on April 13 2022. Over all experience with team is satisfactory. Few callouts/areas for improvement are 1. Landscaping team did not do acceptable work at my house (Grass & plants are not maintained well). I have raised tickets to Pulte team regarding my issue. I am sure Pulte is paying well to the supplier but should not accept such quality work. 2. Quality of work is not satisfactory- callouts shared during house inspection are not catered 100% (refer to my open service tickets) 3. Response to service tickets is not acceptable- 3 weeks for plumbing work (check the open ticket reference) 4. I have raised serious safety and security issue with team to highlight road pot hole which is serious safety threat. No one took action (email sent to team 40days back) ... More

Quality of work could have been better. Really not worth spending so much money in pulte. There are other builders like Dress home and the quality of work is excellent.

The experience of purchasing the home direct with Pulte was pleasant. We found the house to have our ideal layout. They included extra favors without cost to us and were much appreciated. The energy efficiency features are noticeable, even when compared to our previous home which was also a new build with similar claims. We generally get very quick responses to fix issues around the house, but the number of issues keep growing. Workmanship and material wise, it is a level below our previous builder. The issues range from things breaking, bad installation, to material choices that could be more thoughtful for long term ownership. The walls and paint crumble at the slightest bump (the surface is also very porous, gets dirty, and impossible to clean without damaging). The kitchen sink bottom was flat - bothered us so much that we spent money to replace the new sink with one that actually sloped down towards the center drain. The wood floors have a surface that dust easily stick to and not easy to simply vacuum. Our previous home had ScuffX paint and quartz sink - incremental qualities that we took for granted looking back that made our homeownership cheaper and more carefree. Then there are the actual issues. Two doors couldn't close. Floor board under carpet popped up. Garage door de-railed. Circuit breaker issues. Sliding door had problems closing tight without force. Plastic bags embedded in the back deck concrete that became exposed. Scars and grooves on the garage concrete from construction. In the community, the gates still haven't worked consistently (remote issues, gates wouldn't open or close, keypad broken, EZ tag feature still hasn't worked). In our first year in our previous new build house, we did the 1-year warranty walked and fixed 3-4 things max, all from the expected house settling). We've blown past that in the first month. ... My closing date was postponed 6 times. And I was misinformed about the 2 parking space . Horrible communication with the builder very disappointed.

Missing items on the outside of the house makes me feel like the quality of workmanship was rushed.

Our sales person was poorly trained. For instance, we asked the upgrade cost of a sprinkler system and he said it was not an option. It was, but we didn't find out until after we closed. We chose a floorplan with an extended kitchen. He said it was included in the base price, but when we got to the design appointment, it was a $5800 upgrade. I advise knocking on doors of finished homes and asking questions. The most important issue we had was closing on an unfinished home. We were moving from another state and made all of our plans based on the closing date Pulte provided. We sold our home, packed up and had our belongings with movers when we left our old place. Our Pulte home was not finished and we had no options at that point. We signed a document saying we were accepting the home as finished because we had no choice. We are in the house 6 weeks now and they are working on things, but I would not have moved in with it at this condition, if I had had a choice!! ... More

Probably would not buy another Pulte product.

Have been disappointed in the number of issues that have cropped up with appliances and AC. Have been VERY DISAPPOINTED with the responsiveness of Pulte. One issue raised with a dishwasher in one of our units - raised on Sunday. No response from emergency team. Called and mailed multiple times. Then on Wednesday a ticket was raised. Still no resolution. Many other examples This is not helping Pute’s reputation

Pulte title company was horrific at communications. Omar Wes and Maria kept me sane through this process and they were the only reason I continued to move forward with pulte. A lot of the issues I had were with the trades and the poor workman ship. I’m now in my home and see so many flaws. Whenever i reach out to Pulte warranty, they have an excuse for everything, which is unacceptable in a house that cost so much. My lights dim and flicker and their own electrician told me that my house was underpowered. My carpet is torn, baseboard missing paint, tons of drywall seems can be seen through paint, and an excessive amount of bulkiness in my carpet. ... More

Average quality for above average price.

We purchased one of the last condos in Crown East - Gaithersburg. The communication within Pulte departments was terrible. Many times, we were left to fend for ourselves working with the various depts (Mortgage, Construction, Sales and now Warranty. We have built 3 other homes in our past and none were as non-responsive as Pulte. One last comment that explains their lack of coordination. This request for our opinion states that we purchased an MPDU home. That is incorrect, we actually purchased a full priced Condo. Hopefully their records don't show this.

We closed 2.5 months ago. Just informed we won’t get a yard until at least July. Kitchen ceilings cracking. Mortgage process a disaster. All in all wouldn’t recommend.
