Not a great experience

The builder was ok it’s the closing that was the problem. The underwriters for Pulte needs some fixing I thought we was trying to buy a home if I did know any better I thought the underwriting department was not trying to sell this home.

Great home for us. Our first new build. Very happy with the construction.

Both my sales agent and my construction manager were wonderful. They communicated weekly and always encouraged questions. Overall, I am very pleased with my new home!

great builder to work with

Pulte has the “commodity building experience” down pretty. They don’t stand out in quality but you can trust them to get the job done within the estimated timeline/cost. The communication was average as is the build quality. If you don’t expect too much, you will be happy with the results

Very pleased with the overall process and the flow of events from purchase to delivery. Minor details at closing were promptly addressed and fixed. The personnel i dealt with were very professional and knowledgable.

Pulte quality and finish is very lacking . Internal finishes not great . Brickwork on driveways and porches are like armature brick layers . Painting & drywall could really use a more neat finishers . Overall I will rate the home @6out of 10 .

No happy with Pulte Mortage etc

It was a good overall experience but they can improve in showcasing the interior selections on a computer. Sometimes looking at the small piece say a kitchen backsplash you don't get an idea how it will look. They could utilize virtual reality to show the selections made.

all went well, issue with appraisal

Only issues were driveway wasn’t done, no garage opener, also miscommunication with the mortgage payments, I sent mine in week and half ago still haven’t received it plus loan has been transferred. I got a letter to still pay Pulte but got letter from other servicer yesterday, I could have paid new servicer without any issues, very disappointed with that situation. Other than that everything else is ok

Overall, the house structure and quality is better than other builders.

Quality of the unit workmanship

The building process was challenging with change of 6 building managers. Last one being assigned 4 days before closing. The errors that occurred have been worked up to 2 months after closing. At that time we were ghosted by Pulte warranty side Tile installation grout is less than quality expected. I would love to talk to someone to discuss quality of a $475,000 home. Very disappointed owner due to quality and unkept promises.

We bought a Pulte home in Gramercy Park. Due to market conditions we did this via a virtual walkthrough with our realtor. There are many pro's & cons to the house & the builder. We did not make selections for the house during construction. I am attempting to be fair. This is written 8 weeks after occupying the house. If possible, I will update this review later on. PRO: Overall design is good in terms of layout, windows, space utilization, curb appeal of the building, and lot layout. Value for the area is in line with comps. General construction is acceptable & in line with expectations. House has a watering/sprinkler system for the landscape and also (we are told) to assist with Texas issues regarding settling due to dry ground. We used Pulte Finance & Insurance. Both were exceptionally helpful and responsive to our timeline needs. CON: Some fit and finish is subpar, and appears resistant to correction. Cabinetry is very basic quality. There were issues with cabinet installation, color consistency, finish (nails/caulk). Second floor has squeaks will require correction. Garage concrete pad sloped incorrectly, has an 3-foot area near a corner where water from vehicles pools & sits, does not run off to outside. House was labeled "smart home ready", but this only meant cat-6 wiring was run to a central box. Box is small for necessary equipment. HVAC Zoning for house is only upstairs/downstairs. More zones appear needed due to solar changes through the day. Design includes a large window over stairway (a good feature) which recently acquired a full-length crack, we suspect the window is not installed to accommodate house settling and expansion due to weather changes. DESIGN DEFECT: Optional 2nd floor master bathroom with master walk-in-closet was included in this house. This was a major feature we felt contributed to the price of the home. The design places the closet as a full bump-out on the second floor, creating 4 exterior sides (3 walls, floor) and the common wall with the master bathroom. This closet is insufficiently temperature controlled and is up to 20F different than the house, even after adjusting HVAC supply to area. With house set & acceptably maintaining 68F, exterior temp 28F, closet was 50F. This also chilled the bathroom by appx 10F. Cold is conducted into master bathroom which causes expansion/contraction of ceramic floor tile. Tiles are already popping/loose, we are wondering how this will be fixed permanently given that the cause of this is the heating/cooling difference over time & from other house materials. Neighbors with same house feature have reported the same problem. This was winter, we are wondering what will happen with heat in Texas summer. The staff and Field Managers are so involved and they keep you updated of the process of your home being build just great experience.

Generally high quality construction. Always a few challenges with any large project, but they are very responsive to the issues.

We really like the design of the house. There is a lot of storage space. You do, however, pay extra for every little things. The things that come standard are so basic that everyone - from the sales person to the consultant at the design meeting highly encourages you to upgrade, which then, of course, drives up the cost for the house. Most frustrating has been our closing experience. We had a pre-closing walk-through date set. At 5 PM the night before, we got a call that the walk-through and our move-in date (scheduled for that weekend) had to be moved back. I understand issues around supply, but those should have been known earlier on. We already had everything set up to make the move happen - and trying to manage a move during COVID with a 1-year old baby is challenging enough without the company changing dates on you last minute! Many of the issues from our pre-closing walk-through had not been addressed. We have since added additional items to the list that we noticed (e.g., we paid extra for a mirror in our master bathroom since don't come standard - the mirror they installed was chipped. We didn't notice it during the walk-through as a lot of furniture had paint splatters on it - so I assumed it was the same with the mirror. But when I looked at it, it was chipped). Now, two months later, nothing has been taken care of. Last Friday, we were told that contractors would stop by to address all items on the list. The e-mail confirmation, however, only listed two of about 10 items. We called and were told all items would be addressed. I then rearranged my work schedule to make sure I was available during the time the contractors would come by. And nobody came. We called to let them know and now, almost a week later, nothing has been done yet. I have responded to several surveys sharing the challenges we've had with getting our closing items completed - we then get a phone call from someone higher up in the company promising that things will be taken care of. That sometimes results in an e-mail or phone call promising that work will get done - but then there is no follow-through. I would not buy from Pulte ever again. ... More

As a first time home buyer, I received a great experience with Pulte. The environment, people and minimized stress in my experience has made our home worthwhile.

My Microwave vent was not set right(I have outer vent). Sent somebody later to fix it but was not a good technician. Not that good painting.

Please be very careful when deciding a Pulte home. Your first experience at the model, just like with any other builder, will be a great one and you will see the potential for your home. First piece of advice, I would ensure you have a good sales consultant that knows what they are doing and is knowledgeable. Ours was the opposite of that and essentially ruined the home buying experience for us. She tried to charge us for things that were not needed, neglected to advise us that basic items, such as a master bathroom mirror and a garage door opener were not included in the purchase. Those two items we learned about the days leading up to closing. Floors are uneven in the home, the home was unfinished and dirty, and then responses to get workers to the house have been, at best, slow to respond. It has been nearly two months since closing and we are still waiting for "punch list" items to be completed regarding the interior of the home. Pulte and their sales consultants seem to be more concerned about profitability vs customer satisfaction which is unfortunate considering how much people are spending on these homes. Overall we had good experience. What we did not enjoy was the options we got to select in design center. Pulte definitely add more options as it gives way less to choose as compared to any other builder of this scale.

Great overall experience. We do wish that the house had been inspected closely by the builder for minor cosmetic items, such as globs of construction materials on the tile and tile grout, as one example. The house cleaning prior to moving in was good, but could have been better. As one example, the top shelves in the closets were very dusty.

During y buying experience I dealt with various Pulte representatives and they were all extremely helpful and made my buying process a smooth process.
