Aside from the lack of responsiveness, the Pulte Mortgage process was highly questionable. 1) They did their best to dissuade me from taking a VA loan [which required a VA inspection] 2) The Pulte Mortgage interest rate was somewhat higher than an independent mortgage broker [which we took] 3) The demands for details about the origin of our cash down payment verged on accusations of Money Laundering [I wrote the framework for the Money Laundering Act of 1986]. Providing them with Wells Fargo settlement disclosures on the sale of my house in Va, plus copies of personal Savings accounts, plus 1099s showing income from consulting [all well-beyond the amount of the down payment and closing costs] were apparently inadequate. 4) Closing was 4 months beyond original schedule [shortage of materials? BS!]. The value of the property had increased by nearly $200,000 and it appeared Pulte was trying to force us out of the sale to resell to another buyer at a higher price. 5) It's now been nearly 3 months after closing, and the Pulte office has yet to address all the deficiencies documented by a professional [private] inspector. 6) Would I recommend Pulte to new buyers? There are dozens of fit, finish and trim issues. We have been so patient and understanding with our reps, its not their fault, and I am sure they are overwhelmed. But for a $600k house, the workmanship is really terrible. Nothing big (so far) but paint, trim, etc. Oh, and the installers drilled through a main waste line putting in shelves. And the site wasnt cleaned up before closing, or since

The quality of materials and labor they used is below average for the price you pay.

Love the house, but seems there was a rush to get house finalized. Finding many issues and for whatever the reason, follow up is not what I expected from the builder. Two months in and still waiting on things to be done, some since initial walk through in January

There has been no movement on my punch list since closing despite numerous attempts by me.

The house is beautiful, but overall there are a lot of quality issues like VERY uneven drywall, broken windows, & builder errors that still haven’t been fixed even a month after closing. It seems that the urgency was more on getting homes up than focusing on quality. For the price paid and no basement, I expected higher quality and more urgency.

Pulte will tell you that they struggle to get good contractors due to a nearly 3 year old pandemic. In my opinion I would have rather my house take an extra 6 months to build and have the quality you used to see in a Pulte home. Walls are bowed, trim work is sub par, things are out of plum... there are so many small things that it turns into a big thing. Their base price just keeps going up but the quality keeps declining. When an issue is seen during a walk through they take the easiest route to get it fixed. If you have multiple cracks or poor workmanship on your porch or patio, instead of re-doing it the right way, they choose to just cover it with Ardex so you can still see all the cracks or imperfections. It is just sad to pay nearly half a million dollars on a house to have so many little imperfections. This is the 4th home that my wife and I have gone through this process but our first time with Pulte. I had much higher quality on the finishing touches in a $300K home than I currently have in this home. ... More

The day I met the builder was when I felt like I really was purchasing a home. The finance team was wonderful as well. However I’m in my home now and it’s going on 60 days and I’m yet still waiting for things to be done in my home which communication has stopped on.

Bad customer service and inspections issues without answers from builder.

My house is a nice home, and some issues are being resolved. But they make more work for themselves by not addressing issues brought to their attention prior to completing a job. Ie. site manager told no insulation was in garage prior to drywall installed. Still put drywall up without insulation. Had to them blow in insulation which I feel is not as good of insulation as well as making so many holes in drywall that now finishing my garage walls will cost me more money. This is only one example. It’s issues like this that are dragging Pulte’s quality and satisfaction down. Communication during the building process is sorely lacking. ... More

You will get an incomplete home at closing. I suggest hire a home inspector to inspect your home. We had alot of issues, and expect not to get the issues fixed right away. I know we are living in a crazy market but don't advertise high quality when the house is far from it.

The area is great. The house is fine but lack of closing punch list items

The finish work was rushed and not good at all. There were so many corners cut that the house looks terrible. We marked all of the issues in the walk through, but roughly only 25% of the issues marked got fixed. The cleaning was also the worst cleaning I have seen. We spent roughly 20 hours cleaning up after we moved in. They said that the cleaning company can not use chemicals which I understand but there were so many areas that were not even touched. The overall house seems to be structurally sound but with the cheap finishes and terrible finish work, the house is severely overpriced even in the market we are in currently. For such a large builder, one would expect lot more choices. For example, there were about 5 choices for faucets. If you choose anything other than what it comes with the base plan, you will pay 3-4 times the market price. On the good side, the Pulte people I worked with - sales and construction - are good people and trying their best, in spite of the corporate restrictions.

Sales team is great, Model home will always close the deal. Great floor plan's. Builders crew from framing to paint need much improving. Pulte is a production/quantity builder. Homes must go up quick and be sold quick. So, the crews used to do this is veery important. This is where the attention to detail comes into play. This is lacking big time. NoN matter the cost of the home, if its a new build things should be done with a eye for detail. Pulte expects the future owners to hold up their side with financing the home. The buyer expects the home to be near as perfect as possible. Pulte tends to rely on you have a warranty and then you have to deal with that. This is the situation my family is in. I could list everything that is an issue but it's a long list. We are close to three month inn the home and waiting one issues to bed addressed. We are hopeful that they will bee addressed and we will bee more happier with out purchase. This is my 3rd new build and buy far the roughest to date. ... More

Nothing special, just some basic build quality.

Overall the house is great but if there is an issue Pulte is incredibly difficult to deal with and get a timely response. Also, they knew about a leak in our house before we closed and did not correct it, so my trust in them is diminished.

We gave Pulte some slack because of pandemic many items was not up to standard. We were reassured by the warranty would take care of it after closing. . It's been 3 months and many of the issues is still unresolved. Our wooden floors is not flat. One of the gas range doesn't work. Missing panel door. closet incomplete. Bathroom Sink stopper doesn't work. We receive polite response but things just don't get fixed.

This is our second Pulte home purchase (the first in California) so we were excited since we knew what to expect with the build process and the overall builder quality. Needless to say, we where disappointed with the substandard delivery of the home. We realize that there have been many issues with supply chain in the last year and we accept delays and substitutions but when the overall quality is bad, there is not much to blame but the builder and subcontractors. We have doors that do not shut correctly(interior and exterior), breakers that trip when running built-in appliances, over 20 exterior stucco fractures in various sizes, and cabinets that have significant cracks in the wood frames. (Just to mention the most critical issues - there were many smaller ones) Not exactly what a person expects when they purchase a new home from a well-respected National builder. The issues were reported to Customer Service and here is the current status: The doors were corrected/replaced. The electrician could not find anything wrong with the circuits and the appliance repair person replace a fan. It works sporadically for a few weeks then we have to reset the breaker. The cabinets repair crew have yet to show up (2 months). A few stucco cracks were identified about 2 months ago and they were not large enough to repair. Over the weekend, we walked the entire exterior: the number has grown significantly (as has the width and length) and we sent a note to Customer Service. Response pending. Overall, we had the expectation of owning a new, well-built home but Pulte failed to deliver on that expectation. The Customer Service staff have been good to work with as have many of the subs. We chose Pulte Mortgage since they offered to match our bank and offered some incentives and are satisfied. ... More

If we only knew what we hear all night long in the walls before we purchased our retirement home, we would have bought somewhere else. It wakes us up in the middle of every night and when we sent an email to Pulte about our concern, we were told that it this type of issue that comes along with purchasing a first floor corner unit. Loud suction water flushing that shakes the walls, the loud sound of the water gushing behind our bedroom walls. It is so loud that at times you feel like the water is going to come right through the walls with the force of that suction sound, plus the water gushing. We were told that Pulte stood by their GREAT insulation and that very little noise is heard throughout each unit, I think they forgot to mention to us that it only meant if you did not purchase a corner unit. Very disappointed. Also, upon our first walk through, our master bath shower doors were broken. It was reported and 8 weeks later, we are still waiting to hear back from them on when it will be fixed. Trustworthy?? This is the 3rd new home we built, and this was by far the worst experience out of the 3. It has been poor communication from the very start. We moved into the house 3 months ago and we are still waiting for items to be completed. We were forced to close and move in before the house was completed. Workers are STILL not showing up for the scheduled appointments for them to complete the unfinished work. It has been infuriating for me having to take days off at my work (MULTIPLE DAYS), and wait for these workers to not even show up. We even asked if we could just complete things ourselves because I cannot continue to keep taking days off at my work. We were told no we cannot do the work because it would not be covered under their warranty. It is very upsetting to spend over $500,000, not be pleased with the work, and still living in an unfinished home. ... More

Nice neighborhood, parking and community parks.

You have to supervise construction to detect mistakes early.

Many things were clearly rushed and it shows. From paint and texture to incorrectly installed cabinetry to crooked pillars, and everything in between. Trying to get someone to fix the issues is nearly impossible and if someone does show up and it's more than a one day job then forget about them coming back to finish any time soon.
