Signed to build this house in February of 2021. Supposed to be complete in August, 2021. At least a half a dozen delays, 3 Construction Managers turned over. I'd find out at the last minute about delays requiring me and my wife to find another place to live after selling our home. Most of my construction close updates came from Pulte Mortgage. Each department pointed at the other as the arbiter of the decision. CMs were just about silent through the whole process - communicating nothing. Andrew being the one exception. Finally closed on the house March 15, 2022. Still waiting on sod ...

Buying process was rushed and prevented time to research to avoid surprises, such as the terraced streets with open view fence in the back so that people can see into your yard. We found out you cannot plant anything to effectively block the neighbors from seeing in and that was not disclosed either. Exterior choice is very limited and too many houses look the same. HOA doesn't let you change enough. Also reported some issues that need fixed to the number they gave us and nobody has followed through with even a phone call or email. Not the build experience we expected from a company like Pulte

Overall was not the experience we expected, thought Pulte would be a very reputable company to work with; however ran into issues every step of the way. Quality is definitely not to expectations of a luxury home, especially for the price we paid and the neighborhood value. The mortgage process was also very poorly managed, we had to close at a much higher interest rate that could have been avoided. Our home exterior is still incomplete with no line of sight when the exterior and landscaping will be complete.

Constant changing of closing dates and the numerous quality issues

They took a little over a year to build our house. We had multiple major issues that seemed to not be taken seriously. I felt like had I not pointed out the issues that they would have allowed them to remain and done whatever they could to have hidden them. I am not speaking of the pulte builders, but the contractors that they use. Overall I expected a memorable experience and I received one. Unfortunately it is not a memory I want to look back on. At the end of the day the issues were repaired and pulte does offer a warranty so we will see what other issues arise in the next year.

We are not happy with the delays and lack of commitment to make this process a smooth transition. We have been in this house almost two months and we are still waiting on things to be fixed. The response time is slow and we are constantly being told we are waiting for a response from the vendor. We believe that a builder should have several vendors so that when one is slacking the the other can pick up the slack. The customer should be in this bind. I would not recommend Pulte to a friend or family member!!!!

Every bit of the process was like pulling teeth and getting any information on the process was abysmal. Lack of materials aside, getting any updates on what was happening, when things got done, or any sense of urgency was unbecoming of a company so reputable. It was evident that the build manager was so inundated with extra work and handcuffed by his superiors that he was unable to do his job properly. Once you close the home, there is no follow up to complete punch list items.

Make sure you get everything completed before you close. Once you sign off, all the promises to get punch list items correct fly out of the window. I am now on month 2 and its like pulling teeth to get a response from anyone. When I do get a response, more promises that are not fullfilled.

Took 13 months to build

Took 13 months to build our house when it was supposed to be 5, maybe 6 months. Even then the house wasn't finished when they rushed us to closing. We had them come back twice for cleaning and they still couldn't get the floors mopped, grout off the tiles, construction adhesive and paint off the windows. 2 months later we are still waiting for punch list items to be completed. Pulte hasn't adopted their building practices, especially purchasing, to a COVID world. They just continually use the excuse "because of COVID". House was completed 6 months behind schedule and everything was rushed to completion. House wasn’t thoroughly cleaned at closing, and the builders had to come back after closing to repair areas that were lacking.

The poor quality of the materials and workmanship!

The contractor I worked with was great and responsive during the build, but the quality and workmanship was far below what is acceptable. If you pay over $500k for a condo, the cabinets should not be the same quality that you find at Walmart. The floor has severe squeaks and the paint job throughout the house is horrible. I am so disappointed in the overall quality.

The quality of work in the materials for the price I paid is what really upset us. Issues are notated and the lack of responsiveness to those issues is taking time pose closing. The exterior property like siding, caulking, painting was poorly done. I guess that’s what you get when you have guys working in 10 degree weather so the builder can close, get their money, and put out a poor product. For a new townhome, the building quality is fine - not the best, but not the worst it could be. The main issues were the construction timeline and customer service - Pulte is all sales, no substance. They put on a great face, but when it comes to getting details about the construction timeline, where materials stand, where the inspections stand, they are just about the worst at communicating this information. I would not recommend pandemic building to anyone. While continually being told that COVID was the reason for various issues we experienced, it is not responsible for everything. The finish quality of house is sub-par at best. Sales person was happy to collect his money and move on with no regard for helping address issues. Original project manager no longer with company which is a good thing given the quality of work he let slide. The only bright side at the moment is the new project manager actually seems to care and is looking to actually have the house finished 2 months after we closed.

Delay and Disappointment!

I do not recommend Pulte Homes.! After signing purchase agreement things go down hill fast. Our realtor said he could not believe the poor level of customer care we received from a once reputable builder. We had a stressful, frustrating experience trying to fulfill a life long dream that has gone on for 14 months and is still not complete.

Within 48hrs of closing , during a family gathering, I heard a big sound and water came running from the roof ,making a puddle and dripping from the brand NEW house. The 5 star review for responsiveness goes to our warranty manager for his professionalism and hard work to get all our issues fixed. However, buyer beware. They rushed us to close on home that was not completed. Only gave us 17 days to notice for closing instead of at least 30-45 days. The quality of workmanship is subpar. Our punch list continues to grow with issues we are finding after closing.

Everything went well until after closing. The issues that remain are partly back ordered but not all. Pulte has been like pushing a rope to get the remaining punch list warranty items completed. We are almost 4 months after closing.

I would recommend other buyers to refuse to close until all significant items of the home are completed. We paid $1,350 extra for "Insulation at interior wall adjacent to Owner's Suite...". 7 feet of that adjacent wall (about half) was not insulated. Pulte's representatives say "since it is not an exterior wall or involve plumbing they refuse to insulate it.".

I thought about my response for a while. I took time to settle into my home before writing the review. Overall, I believe that either Pulte used subpar workers or workers that did not respect the population for which the homes were built. The shortcuts in the units are apparent, from the nails sticking out of the carpet (my daughter, my dog, and I have stepped on the nails; they puncture the skin), the shotty trim that meets the flooring, the air filters are filled with dust from construction, the extra holes and bulging spackle on the sheetrock that show through the paint. Frustrating and an overall disappointing experience

While the work and communication with Elaine and Chad were quite good, watching the overall build process was very disappointing. The trade workers did not appear to show any pride in their work and their sole purpose was to get done as quickly as possible without any attention to detail. After move in it has been discovered that most of the products used are of poor quality. We are still waiting for resolution on an issue with one of the appliances that was in the unit. Not what we ordered and paid for. This appears to be coming to a resolution soon.
