Where do I begin? Pulte and specifically, its staff is stretched thin on local construction coordinators/managers. That, along with just very little oversight caused lack of quality control during our build process. I was basically their QC person each time I visited my home during the construction process. The homes in this neighborhood range from $600K+, but the quality of workmanship and materials is that of a house less than half that price. Pulte communicates one message prior to closing, but once you've closed, they don't communicate the same way. Furthermore, their Warranty folks appear to be inundated so its rare to get a response or any action on any items you've submitted. All in all, a below average experience for the price paid. This sentiment is shared by multiple people who live in the neighborhood. I don't plan on moving anytime soon, but when I do, I will 110% avoid buying a Pulte home or recommending a Pulte home to anyone else. ... More

Our salesman Eric was great. They can never give us an accurate estimate of when the home would be completed talk to three different people I got three different estimates of completion then after longer than expected they call us and tell us it would be completed in 30 days, not giving us much time to prepare to move. After moving in our dishwasher did not work it took them almost a month to get out here to fix it and they are very slow to respond to any other issue we have been here almost 2 months and still have many unresolved issues. When I do talk to somebody they tell me they’ll take care of it right away then I never hear from them again until I call them again and they keep telling me they’ll take care of it and they still have not after almost 2 months. ... Design center options over priced and limited options. You can get the upgrades from other parties for a third or more less with more options. Getting issues resolved takes one to two weeks, sometimes requiring me to follow up for eta.

Things were good until the end. Since I closed I have had a terrible time trying to get issues resolved. The little attention to detail is missing. There are lots of little mistakes. For example, paint spills and splatters, lumps of plaster, scratches. Several of the items marked during the final walk through were never fixed. They planted trees then turned off the irrigation so now all 5 are half dead. They won't replace because there are still a few green branches. I can't get anyone to respond to my emails. I asked someone to come out and check the issues that I have and I get no response. I like the house overall, but the little attention to detail is missing. The home is beautiful but the craftsmanship in some areas seems quick and not up to par with what we paid for. We are hoping that pulte will make it right and fix the issues.

Major repair that needed done (I caught it) after closing. Extremely frustrating and stressful to deal with after moving in. Was not fixed correctly the first time and I've been dealing with it ever since. Multiple promises to fix several items right after closing have not been done months later. Warranty submissions go unresponded to for months (in talking with some neighbors, it's taken more than a year for some fixes). I'm lucky not to have some plumbing/leaking issues that I've heard several have had throughout the neighborhood (or at least they're undiscovered as of yet). Do your research and speak to existing homeowners before you build. Be prepared to not close on your house until they fix major issues, or they might never get fixed (or you will have to pay for a repair on your NEW home). ... More

I’ve noticed a lot of things either already pealing (lining/paint), not fully sealed, or just done sloppy... it’s actually embarrassing to be honest because we haven’t been here long and no matter how well I take care of it and clean, cosmetically, it doesn’t look brand new... on top of that, we’ve had issues with drains not draining appropriately and I can’t help but think there are things inside of them since we had to repeatedly ask to have workers quit leaving food and trash all over the place during building... I’m anxious about the quality with what I’ve observed. We love our home, yes. But minor things, like paint pealing, doors not properly closing or lined up in the frame, sharp edges where carpet meets tile, and things we’ve observed with plumbing... has me uneasy. ... More

We have been moved in since March 23rd and have had issue after issue that has gone unresolved. Pulte hasn’t sent us any help besides a few emails. In my opinion we shouldn’t even be paying the mortgage if none of our warranty or services are not being upheld.

We moved in at the end of March...several items need fixed and we can hear in our kitchen everytime someone flushes the toilet upstairs..No insulation.. in walls...Kitchen cabinets doors are uneven...and I have big hole in my back yard and they keep putting dirt down for people who house was built after mine..Feel like since closing I don't matter.

Jodi at the sales center knowledge of layout and options were lacking severely. Blaine the project manager was great and extremely easy to work with. Happy with the house just realizing lack of attention to detail in finished project.

They tell you things have been ordered, but they haven’t. They insist that work was done because they believe the contractors over the homeowners—the ones who see the problems every day and know nothing has been done.

We chose the best in line kitchen to get better look. The sample showed to us was very different than the actual material installed. They seem ugly to us and we are very unhappy. We raised the concern to sales office and they said team will not be able to help us. Sales office should have the true representation of sample that is planned to be installed. Kitchen is most important to us and we really need Pulte's help to resolve issue

Horrific finishes and poor communication. Was told to trust the process and left with the job incomplete.

Quality of workmanship is not what I would expect for a half million dollar home. Most of the work seems to be subcontracted out. Their response to issues have been extremely slow.

It was a rush on closing on our house never had a chance to address all house issues Exhaust vent above microwave still leaks leaving a greasy residue. Disappointed

6 weeks after closing we still have outstanding items from Weather list. Our Field Manager keeps promising to resolve but then never does.

Field manager was great but after closing, several requests for repairs went 100% unanswered, which we have never experienced from other developers before. Very disappointed. Until now, we still have not received a call or email regarding requests. So poor.

I submitted my 30 day checklist on Nov 15th and have not heard back from anyone (Dec 5) on when the issues I reported will be resolved. I contacted CAC@pulte.com on Nov 29th and they said someone would contact me? Haven't heard from anyone. (Dec 5) There has also been a lot of problem with landscaping collapsing on this block over the past 2 weeks and it has to do with Packing that wasn't properly done when pipes were laid to the sides of houses. There is confusion on who is responsible (Arizona pipe or Desert Valley) and what the reporting process is, there isn't one? you contact Pulte Reps and no one responds. You call Desert Valley Landscaping and they are too busy or don't want to spend anytime resolving the issues. They send someone out and they put rock on it to cover problem so you can't see it. Pulte seems great on the surface, but the more 3rd party inspections we had and the longer we live in the house its very clear how bad of a job they did and covered parts up so you wouldn't notice. We had shelves falling over after 2 months of use, our garage drains towards the house, not out the garage door, doors hung wrong, tack strips poking through the carpet to the point they were drawing blood if stepped on, with no one offering to properly fix anything and just add more band aids over top. Some of my issues I pointed out during the buying process, was promised it would be fixed, promised it did get fixed then later I find out that none of that was true and its the exact same as it was before. All they care about now is money, not quality, or making good homes. Most of the contractors don't show any pride in their work, and its clear that instead of getting a slightly better contractor, Pulte just hopes you don't notice. Some things are done beautifully though, for example our tile work was done suburb. I hope in the next few years I can fix all the issues they have left me and have the home that I paid for. ... I feel this House was rushed to be built and closed on for financial gains. Numerous craftmanship and material issues, most that were addressed at walk through, have not been resolved. It is now two months past closing and we're still waiting for simple things to be repaired and or replaced. This was my first time purchasing a new home, and it has been far from a pleasant experience for me or my family.

The thing that really bothered me was at the walkthru; the Pulte guys gave me an assurance that "If I needed anything to just reach out to them". Well I did. And no response. Guess they did not care anymore since the unit was sold. It was all song and dance.

Overall we like the lay out and lot of the house. Craftsmanship of drywall, paint and ceiling is poor. Responsiveness is poor after closing. Lots of promises but slow response, if any, with follow through.

Garnit broken and they lied its part of granite

Timely delivered but not happy with the quality of the material and lot of hidden things that weren’t explained during booking of home. On top of that, if we need to avail any service from the vendor, their charge is too high. Somehow I feel I paid much more and received the low quality home.

sales office was great in dealing with them. The problem is with the closing crew and not following up on customer request or even returning phone calls, text messages, etc. If pulte values their customers they should hire more people to handle the job requirements or hire personnel that do not ignore your phone calls.
