Virtually no communication after closing.

At our final walkthrough, we were told to watch for any issues that may need to be addressed within the first week after closing. We kept a list after moving in and reached out to the job site manager on day 6 to go over the needed repairs. He told us that he would have everything scheduled or repaired within 2 weeks. We have now been in our home for nearly 2 months and the only issue that has been partially addressed is the touch-ups on our cabinets. We still have nails on our roof, paint on our windows, cabinets that don't close properly, cracked hardwood floor boards, torn screens, etc. ...

EVERYTIME THERE IS A PROBLEM WITH CONSTRUCTION, PULTE MAKES EXCUSES AND TRIES TO GET OUT OF FIXING THE PROBLEM, BY SAYING ITS NORMAL AND THINKS HOMEOWNER SHOULD EXCEPT THE DEFFECT.

Terrible workmanship throughout the house. Undone caulking and painting. The garage walls dont match because the field was too lazy or cheap to have the subs redo one side after they cut it about two inches short. Backyard door does not close smoothly. Broken pipes outside my home. Front door and garage door frames were not smoothed out where screws were used to install them. The foundation has rust leaking out the side from exposed rebar. There's a crack as well. Missing two sprinklers that are on my plans but were never installed. I'm very disappointed in the shotty work the field manager ...

This is my first and last new build as this house is now my "forever" home. I am still waiting for many issues to be resolved. Most of it could have been avoided if the subcontractors cared about workmanship and quality. Too much of a rush to just get it done no matter if the outcome was obviously sloppy or neglected. Not allowed enough time to really inspect the house before closing. The construction manager trying to get issues addressed on the actual closing day! After living in a house built in the Fulti House for 12 years, I moved to this house, and the materials are messy and the finishing is too messy. Because I am not an expert, there are a lot of problems that I have not found during inspection. This is an expensive house in Las Vegas, but there are many problems, perhaps because it was built in a hurry.

Need for Better Attention to Detail

I recently purchased a new home from Pulte, and while I appreciate the design and overall layout, I have experienced several quality issues since moving in. These include walls not being square, some doors not latching properly, misalignment with the microwave installation, and grading concerns in the yard. Pulte has design flaws all over the house, especially with cabinet doors banging into walls, the refrigerator, other cabinets, and the front door handle bangs into and puts a hole in the wall, etc. Lots of problems with installations, plumbing, air/heat

We experienced numerous issues, and the response time was very slow. Some of the problems remain unresolved. They provided many excuses, but honestly, most of them seemed unreasonable. You need to be assertive with your requests. I believe the main office is unaware of what is happening at the local sites, as it is a large company operating nationwide. I doubt the people at headquarters understand the situation here.

The sales rep, mortgage lender were all very nice. The problems came after. The contractor did not fix everything he said he would. He then ghosted us. We had to file warranty claims and of course they couldn’t all come at the same time so I had to take multiple days off from work and one time a worker stepped through our ceiling causing another thing that needed to be fixed. I finally just gave up. The counter tops chipped (in like three different spots) in the first two months. We were told the counter tops were very durable but obviously not. From the very beginning, starting the loan process with Pulte mortgage was downright horrible. The loan officer did not have any emotional intelligence very rude. Ultimately went with a different loan company. Regarding the builder they built the house, surprisingly quick. Our home buying experience started out great but we ended up regretting our purchase. At a quick glance the homes seem well out together, we noticed issues during our final walkthrough that weren’t all completed by the time of closing. Once we moved in we have not enjoyed our home. Outside of the lack of quality workmanship on details such as paint, trim, and drywall. The home is freezing. The number of issues with home quality is not acceptable for a million dollar home. The electrical issues have been constant for several months. There workmanship is below average in many areas. Do not go through Pulte Mortgage, it’s been a nightmare from the start. Also, the home was completed and closed yet the kitchen cabinet door was not installed and a month in has not arrived, There are scratches all over the cabinets and poor quality installation.

Lots of time and energy on the homeowner. Pulte project managers seem overworked so the only person keeping an eye out on your house is you. At the very minimum, we had to stop at our house once a week so we knew at least someone was monitoring quality. During our build, we told our project manager that our floors squeaked and was told by him that the floors would not squeak anymore once they install the LVP and carpet. WRONG! We were very happy overall with our home, but were a little annoyed that there was so much to ask for fixing in our first and second walkthroughs. This includes the kitchen sink being wrong. Pulte homes are average. Lots of things they can update especially in the design center. In regards to the loan that was all good. Warranty is where it seems to be slow. I’ve been dealing with an issue since moving in and still no resolution. It’s inconvenient and now playing a waiting game.

Pulte does a great job on the sales portion of the home. Their mortgage side needs some help in the communication department. We requested a short closing ( approximately 30 days). The constructions managers who handle their walk through's and punch lists, are less than to be desired.(Promised to fix things and we were "given their word that these items would be taken care of" only to find out that the want to wash their hands of you as soon as you sign all of your documents. Great buying experience, ok financing, poor construction management and trade selections.

Our builder would often promise to get back to us and never would. Before closing, he stated that items on our punch list would be fixed. One issue was fixed very poorly and I’ve reached out the warranty rep many, many times to be addressed and it still has not been corrected. Another issue he stated was fixed very clearly never was. The quality of work overall is mid level.

Slow to make walkthrough punch-list and home warrantee repairs

Several items were identified in the new home walk through. Pulte never directly addressed some of them and never made the requested repairs. Buckling Hardy board siding that was installed incorrectly was screwed down tighter, rather than repaired with the recommended gaps for expansion.
