Not only did the delays total four months to move in (7 month window to 11 months), but we’re still waiting on an oven, utility sink, cabinets, etc. Pulte clearly over building while rates are down and not concerned about you once you’ve paid your down payment.

I purchased my home remotely and visited for the scheduled inspections. In between visits updates from the crew were few and far between. Many times I had to reach out multiple times before receiving a response. Now that I live on the property, the warranty service is even worse. I have had issues with my condo since closing day that have still yet to be resolved two months later. The team doesn't believe me when I report issues and doesn't schedule the teams to fix it until they stop by which can sometimes take weeks. I appreciated the step by step process by construction and leading up to closing, but then once I closed it was all different. My dishwasher was installed wrong and caused major water damage. This resulted in my hardwoods being removed and replaced during my first week (the very next day I closed). I couldn’t properly move in and access my kitchen for days. There were many issues with how the home was completed with an overall “sloppy” completion. Even when workers were sent back out they did not fix it properly and had to come out again and again. I still have unresolved issues. I have to keep asking and follow up on unfinished work and do not feel that I got what I paid for when I closed. The communication is weak and quality of the finished product is disappointing. As a first time homeowner, I walked into a mess and was completely unhappy my first week when it should have been a happy first week. Now a month into my first home, I’m still trying to get concerns addressed and my home finished. For example, I paid for screens on my siding doors and they never were installed. That’s a month without them while they were paid for and I had to point this out to Pulte myself. Sprinklers were not installed correctly and in the wrong position and I’m still waiting on this repair and cannot use them until they are fixed. Scratches and stain on my kitchen counters. Bath tub dented and scratched. The list continues. Pulte keeps telling me to wait or that they are working on it, but I lost trust in the process. I have to be the consistent reminder and stay on top of every detail. Overall, I am having to take time out of my work schedule to schedule repairs that should have been addressed during inspections. For the price we paid the workmanship is lacking, drywall cracking, poorly painted edges, and already a laundry list of items we need addressed.

House was not ready to close but we closed anyway. More than 40 follow-ups. 29 left 8weeks past close.

This is my second Pulte Home in 17 years. Unfortunately, this new home did not meet our expectations in quality workmanship. From the sparse front landscaping to drywall repairs and tile mess-ups it has been frustrating. Due to the company rushing the closing before the houses are done is an experience that all homeowners are faced with in this community! At walk throughs with Superintendent things are not completed at all and this should not be. I have waited over 2 months for a tile repair. I have waited for over 2 months for a drywall ceiling patch job that looks terrible. Windows on the house are scratched by the cleaners and have weep holes plugged with stucco AFTER the house closed! This because the windows were filthy at walk through and still not done when we moved in! The kitchen sink that we paid over $500 extra for does not drain properly and food sits in corners. We can see light through the front door and door from garage has a lock that binds. All of these things and just a lack of attention to detail that frustrates the buyer. We live in a construction zone with many houses being rushed. In 2 months the roads have never been cleaned. Nails, trash, dirt are everywhere. Every morning trash has piled up on my porch and in the rock landscaping. The workers park on our rocks and thus, we lose the rock landscaping into the street. This is just nuts when buying half a million dollar + homes! I am sorry Pulte, but your mortgage company caused us undo hardship and over $900 in expenses also. When I complained I never got my money back! You see they told us to come to another state that our house was ready to be signed for, when in fact there was no clearance from VA ...so they said. House was not done. After waiting in a hotel room for days we ended up having to go back home with no house signing! $900 in hotel expenses and NO ONE CARED! THEN WE FOUND OUT FROM VA THAT THERE WAS A CLEARANCE LETTER IN OUR FILE THE WHOLE TIME! THERE WAS MORE TO THE TERRIBLE STORY, BUT I WILL NOT DISCLOSE IT HERE. ... More

Advertisement shows units available and cost in the middle 200k, reality was there we no home available within two months and the cost was a 100k more than advertised

Building too much, not enough staff and lacking in quality. Hard to get responses on questions, kept putting fixes off so had a long list of things to do after closing. Still waiting on items over a month later.

Incomplete work at the time of signing. Patch work is still incomplete after a month of signing!

Pulte rushed delivering our home; therefore, quality suffered significantly. Workmanship was very poor overall; the lack of oversight of the contractors is evident everywhere. The warranty department has been very responsive in fixing issues, but with much inconvenience to us since we already moved-in. The fixes are also very poor as far as workmanship goes. This is the third new house I have owned and by far the worst quality and moving-in experience. Previous builders were D.R. Horton and Lennar.

We are two months in, and still have no working master bathroom. The plumbing is leaking through the downstairs ceiling and Pulte advised us to not use the bathroom until they can come out later in the month. I think that says all. The slightly longer version is that we bought the home in a great area, which represents about 50% of the value of my house. It's just sad to see how cheaply Pulte has finished everything. Our "upgraded" kitchen cabinets look good, but are particle board worthy of a low-income-housing project. The stains in our carpet that would be replaced, are yet to be addressed. The electrical issues caused by the master bath room leak have likely burned out our front door bell. The house was delivered with a missing garage door opener (which was then explained for the first time to be an "upgrade"). Still, none of these issues are unfixable, so I'm sure 12 months from now I'm fine with it, but with minimal extra effort from the builder, this place could have been so much nicer. ... More

Poor workmanship and lack of responsiveness.

Expect delays and long periods for issues to be resolved

The quality and workmanship was not what I expected from a Pulte Home. A month after closing and we are still addressing issues found during the final walkthrough. Actually, one of the issues was with the gas connection to the stove which caused it to burn. Very dangerous!

We like many others building in this climate has been very challenging. We feel we have been very patient and like to consider ourselves as team players. Having said that there has been no reward or recognition in doing so. We feel we have been pushed into being THOSE clients which is very uncomfortable for us. We closed on our home with unresolved items left to be finished. We did this on the word of our field manager Erin Smith/Jake McDole and their construction supervisor Zacree Sheese that all items would be addressed in a reasonable time frame. Now we are left in a home with unfinished work and concerns of the quality of work that has been finished. (faulty brick and caulking on outside of home, soft spot in the middle of gathering room floor) we closed February 9, 2022 and are continuously reaching out on when our unfinished work will get some attention. There really hasn’t been time to enjoy our home with so many projects left undone and no one giving us any feed back when this things will be addressed. This is our retirement home and would like to start enjoying the hard work we have done to get here. We would love in the end to feel that we made the right choice in building with Pulte. Just a side note: in talking with contractors working with Pulte they also seem very frustrated with the response and support they are getting. Poor responsiveness. Failed commitments after closing.

Aside from the lack of responsiveness, the Pulte Mortgage process was highly questionable. 1) They did their best to dissuade me from taking a VA loan [which required a VA inspection] 2) The Pulte Mortgage interest rate was somewhat higher than an independent mortgage broker [which we took] 3) The demands for details about the origin of our cash down payment verged on accusations of Money Laundering [I wrote the framework for the Money Laundering Act of 1986]. Providing them with Wells Fargo settlement disclosures on the sale of my house in Va, plus copies of personal Savings accounts, plus 1099s showing income from consulting [all well-beyond the amount of the down payment and closing costs] were apparently inadequate. 4) Closing was 4 months beyond original schedule [shortage of materials? BS!]. The value of the property had increased by nearly $200,000 and it appeared Pulte was trying to force us out of the sale to resell to another buyer at a higher price. 5) It's now been nearly 3 months after closing, and the Pulte office has yet to address all the deficiencies documented by a professional [private] inspector. 6) Would I recommend Pulte to new buyers? There are dozens of fit, finish and trim issues. We have been so patient and understanding with our reps, its not their fault, and I am sure they are overwhelmed. But for a $600k house, the workmanship is really terrible. Nothing big (so far) but paint, trim, etc. Oh, and the installers drilled through a main waste line putting in shelves. The quality of materials and labor they used is below average for the price you pay.

Love the house, but seems there was a rush to get house finalized. Finding many issues and for whatever the reason, follow up is not what I expected from the builder. Two months in and still waiting on things to be done, some since initial walk through in January

There has been no movement on my punch list since closing despite numerous attempts by me.

The house is beautiful, but overall there are a lot of quality issues like VERY uneven drywall, broken windows, & builder errors that still haven’t been fixed even a month after closing. It seems that the urgency was more on getting homes up than focusing on quality. For the price paid and no basement, I expected higher quality and more urgency.

Pulte will tell you that they struggle to get good contractors due to a nearly 3 year old pandemic. In my opinion I would have rather my house take an extra 6 months to build and have the quality you used to see in a Pulte home. Walls are bowed, trim work is sub par, things are out of plum... there are so many small things that it turns into a big thing. Their base price just keeps going up but the quality keeps declining. When an issue is seen during a walk through they take the easiest route to get it fixed. If you have multiple cracks or poor workmanship on your porch or patio, instead of re-doing it the right way, they choose to just cover it with Ardex so you can still see all the cracks or imperfections. It is just sad to pay nearly half a million dollars on a house to have so many little imperfections. This is the 4th home that my wife and I have gone through this process but our first time with Pulte. I had much higher quality on the finishing touches in a $300K home than I currently have in this home. ... More

The day I met the builder was when I felt like I really was purchasing a home. The finance team was wonderful as well. However I’m in my home now and it’s going on 60 days and I’m yet still waiting for things to be done in my home which communication has stopped on.
