We are not happy with how they respond to issues. We did not know trenches were going to be dug looks like the neighborhood is ready to go to war in some areas. Also they ran our HVAC though consecution and been over a month no response to anything, I am now going to have to get an attorney involved in the issue as they won't even get back to us. All 3 units need a pull and clean and one is not even working properly in the back. So all 4 units have issues. SO far a horrible experience as I thought we were just going to be a number for them. once the home is sold the charm goes away.

The materials and chosen vendors are sub standard. My inspection report came with a concrete issue which the build manager refused to fix and just got a letter from the vendor which is no good. The dry wall and sound proofing is so horrible.

We buy our home since 1st day we have issues with our drayer have fire issues and dishwasher issue and refrigerator. We r so tired to complain whirlpool and Pulti.

Materials are not quality boards are warped outside and inside. Walls are not square as we are now doing work inside the home where it shows. As for warranty work I havent seen it yet with at least 3 emails

I would say for my first homebuying experience it was interesting. First and foremost I would like to thank Amanda because she went above and beyond to make things right and I’d also like to thank Kari in the design center because she also did the same even when it wasn’t in her scope of work. If it wasn’t for those two ladies, I don’t think I would’ve followed through with closing, I think communication needs to be worked on. I think if a customer has an issue it needs to be taken seriously and not just shoved away. They are homebuyer and management may think that they can pull one over on Homebuyer. After everything was fixed, I am very happy however there were a few issues that shouldn’t have been an issue in the first place, so I’m on the fence about whether or not I would ever recommend or purchasing another Pulte home again. ... Flooring insulation is terrible, can hear neighbor walking loud, very annoying and no solution on it, not recommend to buy house here

I recently had the displeasure of going with Pulte on my new home, and I must say, it was a nightmare from start to finish. The craftsmanship was subpar, with sloppy work evident in every corner. Once I moved in, I am dealing with a laundry list of issues, from crooked walls to leaky faucets. If you're considering building with Pulte, I highly recommend getting a thorough inspection from a third party before finalizing anything. Don't make the mistake I did of trusting their workmanship blindly.

This is our second Pulte build the first one was great. The second one left us least impressed between water issues and drywall splitting and the lack of care when finishing the home. We spent a lot of money to have a beautiful home and as we walk through the home everyday it just feels like everything was rushed and issues were overlooked.

This will be my last time buying or referring to buy a Pulte home. This is my third home and the most expensive one. Quality is down, mostly the finishes of the house. All the hardwood work in the house, door frames, ceileing molding, door finished is so bad that I will need to hire my own carpenter. I don’t see Pulte fixing all the issues

The finish work is pretty horrendous, even after the last two walk arounds. Dents, scratches, holes, cracks, paint drippings, mud drippings (not sanded yet painted over) in all the walls throughout the home, trim pieces damaged, sprinkler system damage, entry doors paint chipped, nails and debris left on roof, caulk grout cracking in bathrooms and window edges and kitchen, and more. Basically zero attention to detail. One can only hope that the rest of the work inside the walls during rough/plumbing/electrical was done by workers which take a lot more pride in the work they do.

The start was fantastic with Robb. I wish there was a little more time for the overall selection process of the structure of the home as that was very "rushed". wouldnt be so bad if you were allowed to submit a change order. Once the construction started the Project Manager didn't do a dang thing!! Brought up many issues and they were brushed aside. Once Chuck, his boss, got involved things started to actually be corrected. PULTE mortgage is a TRAIN WRECK. If you have any possible other option do that!! Almost every review/complaint/BBB statement about how bad they are stands true. Pulte was a very desirable choice for us because we could customize a lot and the home choices had the space we need for our large family. Our experience started out absolutely wonderful, about 2 months into construction is where we started feeling skeptical about the quality of product we were buying. We went through the house a few times as we were allowed to and saw a million cosmetic issues that we just thought “ oh they will fix that before the walk through”… they never did. We made it to the walk through and ran out of blue tape to mark the issues we found, obvious ones. After that, it took 3 weeks for them to get the certificate of occupancy from the county for reasons they would not disclose. My wife had just had a baby and we were approaching the end of our current lease, if we had not been stuck in that position, we would have pushed much harder for some of the issues to be corrected. They use terrible contractors to do some of their work and the construction managers are spread way too thin to babysit. We have had a number of issues including water pooling in our side yard and this is still going on after multiple attempts to get it resolved. The landscaping service is not keeping up with mowing grass and removing dead grass except for the model. Look around this neighborhood and you will see.

Don't use Pulte Mortgage and read the contract before you sign. Once you submit your conditional approval you forfeit your right to get your earnest money back, lets say in the event a big life change occurred, such as losing your job. (didn't happen with me, but just want to make you aware). Separately, Pulte Mortgage will always give you a conditional approval regardless if you qualify or not, just to lock you in the contract, what happens at Final Approval doesn't matter to them since they will tell you last minute you don't qualify and bam you lost your money. Also, their interest rates are 1.5x more compared to direct lenders and their bonuses they proclaim to over you is a wash since their initial fees is exactly the amount higher than your closing bonus would be, bad business practices. I would even consider them Unfair, and Deceptive. On top of this, these Mortgage Specialist are not responsive, take forever to follow up and approve documents, they have even lied to me and told me things that were inaccurate and removed income so it would look like my DTI is to high... really bad. Happy that I went with a direct lender who was trust worthy, easy to work with and handled closing like a champ, not like PULTE MORTGAGE. ... More

Our experience is this. Structurally, the house is great. However, the quality of the trade's workmanship is poor. For example, painters and crown/floor molding. Pulte took no steps to protect our LVP flooring. Leaving marks on the floors throughout the house. Stains on the carpeting. The painters were notorious for over-spray. Over-spray on floors and porches. Several other items not mentioned here.

Do not trust on them and get all issues fixed before closing.

The buying experience was great. The builder, Ryan, kept us updated along the way and the mortgage team was very helpful. The overall layout and quality of workmanship has been great. However, since we’ve moved in, the warranty team has been very unresponsive for the issues we have had. We have been in the house almost two months and have had constant AC issues. Multiple rooms, upstairs and down, have been 10+ degrees warmer than the thermostat. The AC company was informative but they told us to make the repairs, they had to wait on Pulte. I reached out to the warranty coordinator multiple times via text and email after I was told what was going on and it took almost two weeks to get any response. Once I got the response, I told the coordinator our availability and the AC company showed up on a day when no one was home. It is getting rather frustrating. I have yet to get a response on some of the other issues we have had. Most things are great but in Texas, constant AC issues with no response is definitely no fun. ... More

We expected that pulte is more quality and more customer friendly, but ground level is different. Lot of pending issues are still open which were identified at time of closing…

The home buying experience was fine but the craftsmanship and quality are not there. This home is cheaply built and was not even fully finished at the tim of closing. It has been almost 2 months since we closed and some issues are still not resolved.

We love the design and structure of our house. Unfortunately, the finish quality leaves a lot to be desired. Pulte pushed us to close, but when we moved in the house was not complete, and there were many issues. We initially had a list of 20 items that had to be either completed or fixed. Stupid things that should have been caught, like the hole in the ceiling above the front door where a light should be, another huge opening in the garage ceiling because they did not give us an attic access cover, no power to the dishwasher, no water line to the fridge, a crooked window that won't open properly, stucco and paint all over the roof shingles from overspray and on and on. We continue to find new things every few days. No pride in workmanship. I would be embarrassed as a tradesman. They are responsive and working to get things repaired, but everything has to be scheduled weeks out now. Horribly sloppy workmanship. They create a mess and then just leave it for us to catch. Quality control is out the window. We moved from out of state, so we could not be around to catch everything. Our "final" walkthrough was rushed, and even the things they pointed out did not get done before closing or us moving in. Do not close until you do a thorough and complete inspection. ... More

There are many high spot on wall and the ceilings where drywall was not finished for a high quality home. Trim finishing was poorly completed and caulking was used to hide some of the poor craftsmanship completed. A report was generated on 6/5/23 and I have not spoken to a Customer Care Manager as of 6/29/23. Wall and ceiling imperfection was noted on the walk through prior to closing.

Warping door. Chipping paint. Rusting kitchen sink. Dead sod. Squeaky doors. To name a few. Won’t buy from them again.

The process went smoothly until 2 weeks before closing. Then the wheels fell off. Construction, Title and Mortgage are not tightly aligned. Many issues arose relating to the backend processes we assumed were handled, but were not. Issue with an added soft water loop not properly detailed on the plans. Appears to be a major HVAC design issue/flaw that will need to be addressed. Communication during the transition to ownership wasn't what it should be. Felt like once they had our money, we were no longer a priority. HOA issues, location issues, USPS issues. Lots of details missed. Construction is average and what you would expect from this type of build. Not a lot of attention to details. More like just get the job done.
