Disappointing experience

I am extremely disappointed with Pulte’s lack of ownership and follow-through on several unresolved issues that were clearly present prior to closing. Despite repeated assurances, Pulte failed to address multiple concerns including: • Basement debris that should have been cleared before handover • Outstanding water and sewer charges that should have been settled • No gas connection at the time of closing • Other miscellaneous unfinished items that were either ignored or brushed off These are not minor oversights but fundamental responsibilities that should have been completed ...

I have had a bad experience with Pulte construction, not happy with construction quality and lot of open things left, their PMs don’t respond after closing is done. Support or maintenance team is not responsive.

Quite an eye opening experience overall. If we go back to our “walk thru” - we find marks on my driveway. I was told I could have a piece of concrete replaced OR I could choose gutters - one or the other. First - gutters were never offered to me when “building” things for my home. And things that I said I would absolutely want for my home - I find out after close that I am unable to get like other neighbors have. I have been told many times by Carolina Shores that our house was “too big” for the small size property that we have thus having easement issues. Also another huge thing was where ...

It has been less than three months since house closing. As I recently moved in, I am still unfamiliar with many aspects of the house. I had questions specifically regarding the electrical system and sent text messages in hopes of receiving clarification, but unfortunately, I received no reply at all.

Important information about the things NOT included in these homes was not addressed by seller or realtor, and novice buyer was ill-informed as well, about some issues, such as the fact that there were no gutters installed in these houses, that there would be problems with TV cable in this area and that the landscaping was improperly installed.
Pulte Homes responded:

Ad for Pulte shows a person in business casual clothing taking time to sit & talk/work through the process of how things in the house work & some type of information on where things are. Sakes pitch & empty promises. Building manager even told us that he holds the paperwork "hostage" until we agree that the house is fine to get people to sign. I couldn't believe he said it out loud. Total lack of professionalism. Our adult children are out of college & working. They will be in position to buy soon enough & unfortunately we cannot endorse a Pulte purchase. Hi, unfortunately, I’m unable to provide any positive feedback at this time. Our entire community is struggling to get answers regarding improperly installed solar systems—despite having paid substantial sums in full. These installations, mandated by Pulte, were tied to a company that has since filed for bankruptcy, leaving us with unresolved issues and no accountability. What’s equally troubling is Pulte’s lack of cooperation. Beyond the solar debacle, we’re facing significant dissatisfaction with the overall construction quality of our newly built escrow homes. If inspections and quality ...

Our home buying experience was pleasant until we signed the papers. After that, our project manager continuously dropped the ball, warranty claims have gone unresolved, we were skipped multiple times for sod, and we were lied to. We paid a premium for our lot because we were told that nothing would ever be developed behind us, and before Pulte is even done building in the neighborhood, people are out behind our house to start putting in a bike path. We feel betrayed and scammed.

I want to start off by saying our sales rep and construction manager were the only good thing that came out of this whole process. Tyler and Chris were the best to deal with on a regular basis and went above and beyond when we brought issues to their attention before closing. Pulte Mortgage on the other hand, I believe, should be investigated. I will forever caution everyone I know or meet that is considering buying a home from Pulte to avoid their mortgage department like the plague. We moved into our new home 3 months ago. There have been multiple issues since we moved in. These include electric hookups for lights being buried under drywall, the air conditioning not being fully hooked up and requiring additional parts to be ordered to fix it, and the concrete cracking on my front porch after a month. The service department after the closing made me wait for 3 weeks before I even got a response when I brought these issues up. Be wary is my advice as they charge a premium price for these homes but skimp on the quality.

Where to start? Sales associate misrepresented completion date, closed 90 days after date we were told. Massive delays and no one would communicate realistic expectations. Building lead told us he would reimburse for extra expenses incurred due to delay, but never told us it would be taxed. Quality just average, floor had massive issue that had to be fixed twice after move in. Couldn’t get garbage service at property for over two months. Was told we would have driveway paved in May, but still waiting on that. The list goes on, but tired of typing.

Good Morning, Honestly, unless there has been some structural changes in the way Pulte finishes a home before turning it over to the new owners, I couldn’t in good conscience recommend buying a Pulte home. On the day we closed, the home was filthy. Plus, we had tile issues, plumbing issues, trim and paint issues, cabinet issues and a bowed wall. We had workers in our home for weeks after moving in. And, there’s still work to be done. The house was not ready for closing. However, after pointing all these issues out, Pulte assigned Josh Garza to personally oversee the repairs. Josh has been ...

We were initially excited to build and purchase our home with Pulte, trusting that their process and brand reputation would deliver a high-quality, turnkey home. Unfortunately, our experience after closing has been deeply disappointing, and that trust has been shaken. Just three days after moving in, we experienced a major failure: water began leaking through the ceiling near the garage entry, saturating drywall, light fixtures, and floors. The cause? The washing machine discharge drain pipe had not been installed—a basic and critical oversight that was somehow missed by multiple layers of ...

Home is poorly built. I’ve faced issues since the construction phase and warranty representatives are a joke. I’ve had toilets leaking, ducting gaps, cracks in the driveway among other issues. Even during the closing inspection they asked me to close with a malfunctioning water heater, poorly installed carpet, incomplete plumbing connections, tub overflows not working. Not 100% clarity throughout but overall did not seem bad overall. Disappointed how many things were needed on the blue tape walk. Some repairs had to be done more than once. The thin layer of paint on the walls causes them to mark easily. Some finishing touch not applied. There is an essence of cheapness about the finish. Finding lots of little things post purchase that just spoiled the experience of buying a new home.
