While our home-buying process with this builder started off smoothly, the overall experience has been disappointing. The quality of several finishes does not meet expectations — the interior paint is of noticeably low quality, showing marks and wear quickly, and the doorknobs and hardware feel cheap and poorly installed. These details detract from the overall appearance and craftsmanship of the home. Equally concerning has been the lack of assistance after closing. Disappointing Experience

We chose Pulte Homes based on my personal experience working in the homebuilding industry and their reputation in the market. We were extremely disappointed by numerous issues throughout the construction process and in the end result. We have been in the home for 2 plus months and still have warranty work taking place. This is our 4th new build in Phoenix, and by far the worst experience. Manu of our new neighbors feel the same way, sadly I would not recommend.

Regret buying Pulte homes

Cheap quality. Finished poor. Site sales not satisfied. After service is ok. John is working hard to fix the problems. Can’t call this home luxury as posted on website and signs. However, the neighborhoods are good but would not recommend to. Family or friends.

POC responsible for validating my financial records kept adding requirements until I was told that I couldn't close on the scheduled closing date. Also, my loan was supposed to be for a convential 30-year fixed rate loan, but they showed the final loan to be a VA loan. Also, I was told that I had to provide a letter to explain that I was going to stay at this new home at least for one year (incorrect). This was supposed to be an exciting time of my life. Find my first house. It was absolutely horrible trying to close on the house. I’m still dealing with issues that Paul will not call me back about. The backyard has a drainage issue. The sod was not laid properly. For the money spent on this house I think it’s an absolute shame that nobody will respond back. I would not recommend this company nor would I buy another Pulte home that’s my experience.

The quality of the carpet, paint, flooring, and backyard work is poor. Even the chandeliers and taps installed are of a basic type. After signing the contract, it becomes very difficult to receive a response from the sales team, and after closing, it is challenging to get a response from anyone

Sales cannot be trusted

Our builder rep was good - he alone gets 5 stars. The sales rep I would not trust. Pulte does not respond - you will be referred to the sales rep only. These homes are quite basic with the lowest grade material that can pass an inspection. Buyer beware.

If pulte does not approve you, do not give up and find another lender who will! Most of the time pulte is not willing to go an extra step for the customer and will put you down through the home buying process. Make sure you have a strong real estate agent to guide you and fight for you. Overall experience was not great and cannot say I recommend the company but love the home!

Pulte showed throughout the whole process that they didn’t care about anything besides bottom line. From getting the wrong lot opposed to the one we discussed to just predatory lending techniques to horrible landscaping. The whole time I was constantly reminded why I and so many others do not enjoy buying from home builders. My yard will need about $50-$80k worth of retaining walls for any part of it to be enjoyed. Great sales and beautiful design! The fall out is the financial team, bad knowledge on loan tipes/rules and I would go 3rd party next time and pay the extra closing. I am extremely disappointed with Pulte’s lack of ownership and follow-through on several unresolved issues that were clearly present prior to closing. Misleading a buyer

Quite an eye opening experience overall. If we go back to our “walk thru” - we find marks on my driveway. I was told I could have a piece of concrete replaced OR I could choose gutters - one or the other. First - gutters were never offered to me when “building” things for my home. Important information about the things NOT included in these homes was not addressed by seller or realtor, and novice buyer was ill-informed as well, about some issues, such as the fact that there were no gutters installed in these houses, that there would be problems with TV cable in this area and that the landscaping was improperly installed.

Ad for Pulte shows a person in business casual clothing taking time to sit & talk/work through the process of how things in the house work & some type of information on where things are. Good experience until you don’t matter anymore

Our home buying experience was pleasant until we signed the papers. After that, our project manager continuously dropped the ball, warranty claims have gone unresolved, we were skipped multiple times for sod, and we were lied to. We paid a premium for our lot because we were told that nothing would ever be developed behind us, and before Pulte is even done building in the neighborhood, people are out behind our house to start putting in a bike path. We feel betrayed and scammed.

Tyler and Chris were the best to deal with on a regular basis and went above and beyond when we brought issues to their attention before closing. We moved into our new home 3 months ago. There have been multiple issues since we moved in. These include electric hookups for lights being buried under drywall, the air conditioning not being fully hooked up and requiring additional parts to be ordered to fix it, and the concrete cracking on my front porch after a month. The service department after the closing made me wait for 3 weeks before I even got a response when I brought these issues up. Be wary is my advice as they charge a premium price for these homes but skimp on the quality.

Far from ideal

Where to start? Sales associate misrepresented completion date, closed 90 days after date we were told. Massive delays and no one would communicate realistic expectations. Building lead told us he would reimburse for extra expenses incurred due to delay, but never told us it would be taxed. Quality just average, floor had massive issue that had to be fixed twice after move in. Couldn’t get garbage service at property for over two months. Was told we would have driveway paved in May, but still waiting on that. The list goes on, but tired of typing.
