Sales person is mostly hands off and response is sporadic. He did show any accountability and importance of customers. Often his responses mostly short and not friendly. While I will admit there were some that were very helpful including Taylor, Donna, and Gary, the remainder of the experience was very much a struggle and continues to be a struggle after moving in two months later. We were expecting a more seamless and by far a less frustrated home buying process. From a delayed start of construction date to a delayed closing due to a lower appraisal, we have to rank this process lower than our previous purchase years ago with another seller.

Two homes in one year with substandard quality

I built two Salerno model homes in 2024, closing on both within six months of each other. If I had known what the quality of workmanship would be, I would not have had Pulte build these two homes even though the location was spectacular. I could write a very long review with the problems but mainly I would have to say poor quality of subcontractors. Paul, the building supervisor who took over for Trevor and Glenn tried his best and cared but had way too much to deal with. If it weren't for Paul I would not have closed on the homes. Overpriced, poor workmanship and too much time to fix issues

The houses are overpriced for the quality of materials and workmanship. Every place in the house shows that the construction was rushed. Multiple things damaged which are getting fixed but it just generates a sense of frustration on why these were not addressed before closing - why not get things right in the first place. Issues pointed out by inspectors are often ignored. There is a blatant disregard for the house owners work schedule where some of the third party vendors show up at random times or just keep pushing schedules at will. Our experience was less than expected from the financing, title and the HOA with whom Pulte has contracted . There is little to no response on most items. The only people who have been responsive and supportive are James and Tyler from the building team. They are great.

Workmanship is not up to par with cost of house

A 2mil house should not have as many issues when going through the walk through. Everything from the walls, inside and outside of the house, requiring patch work, poor installation of cabinets, spotty paint job, dirty walls and carpets, etc.

Poor Workmanship

I recently moved into a new construction home, and unfortunately, my experience has been disappointing due to poor workmanship of the workers contracted by Pulte. From the moment I stepped inside, it was clear that corners were cut. Several walls have noticeable gaps, and the paint job is uneven, with drips and missed spots throughout. These problems indicate a lack of attention to detail during the construction process. Overall, I expected a higher standard of quality from a new build, and I am left feeling dissatisfied and concerned about the long-term durability of my home.

Floor is slanted 1.75 inch lower than 4 feet away

Floor on upstairs had 10 ft long bulge of 2 inch pressing the carpet to cause people to fall over. Floor downstairs, the foundation steel beam is sagging by 1.75 inch. The electrical outlets and switches are installed slanted. Kitchen cabinet is broken and still installed to the wall. The drawer knobs and pulls are not the choices I made on change order which the Pulte charged money. There were rebar sticking out of basement. Poor Quality finishes. No attention to detail.

Worst home buying experience. The quality of workmanship was terrible. When issues were brought to their attention, they tried to fix them, but ultimately it just made them worse. They only care about building the home quickly and don’t really care about the finishes and it looking nice. Once we closed, dealing with service requests is a joke too. Everyone seems to just pass the buck and are really not interested in helping the home buyer. Very disappointed and frustrated buyers.

The contract process was great. Terry in double branch was very informative and communicative and everything was great. Our first construction manager, Sonny, was also great and gave us timely updates. Our second construction manager, Matt, pretty much ghosted us. Model home disaster

My mom bought a modeled at Winding Meadows in apopka and we received the house not in yhe quality expected. New flooring had paint stain, electrical wiring to the front door has issues, front porch pavers unsteady and coming apart, we contacted the office and the fix the issues. For the past 2 months, we received the water bill almost $350. When we investigated the issue further come to find out we are watering the HOA side of the lawn as well and that has a leak. There’s been issues after issues. It’s making it hard to enjoy this house.

Make sure your Pulte house is perfect BEFORE closing!

Don't close on a Pulte house if you have ANY outstanding issues! It is impossible to get them resolved after they have your money. We have been waiting 2 months for them to replace sod that was dead when we closed. They won't fix the creaky floor until our one year mark (or if they fix it now, they won't fix any more creaking caused by settling in the future). They claim all the uneven pavers on our lanai are "within tolerance". Ditto for the uneven floor in the kitchen, which had to be leveled by the flooring installers we hired after closing. We had one issue after another with our build. We would tell CM something was not correct, their response was on it but it never got changed until we demanded it. Towel bars are not hung straight, don't match on both sides of the sink. Take lots of pictures at your design appointment. Make sure you have correct samples of what you are picking for everything. Get exact names of products, ask the designer is this an accurate sample of what will be installed. If you build with Pulte, I would not do any upgrades with them. They do poor work. There is no love for the customer from Pulte Homes. Currently, we do not have an oven that works. The elevator has been out of service 4 days-unsafe and certainly not fun when you are moving in and it is 95 degrees out. We closed two months ago! We shouldn't be paying HOA fees if services are not being administered. From day one, were told we don't negotiate, you get what you pay for. We would NOT buy a Pulte home again. Not all bad. Our builder was good, but sales team were liars and deceivers. We were sold a lot on a small lake/ pond that retained water when we bought it. Extremely poor communication with regards to the "REAL" time frame for completion of the home build. They'll tell you what you want to hear at the time, but that's usually all it was. Pulte Finance is the worst!

My story is too long to tell about the finance division, but I felt like I was watching a version of The Kindergarten Keystone Cops! Sooo inexperienced and deceptive. I reported them to several government agencies for their shady business actions. Sales agent Cynthia was great, but “left out” important information about the homes structure elements and use of the amenities. The Construction manager Ryan was awesome. He pulled everything together for us so we went through with the purchase. I have yet to find a problem other than a few dead azaleas.

The salesperson I worked with was dishonest on multiple occasions. While Pulte has a decent reputation, this individual lies and manipulates situations with no accountability.
