Stay away from purchasing a Pulte home. Unless you like the stress of not having things done right. I moved into my home on Oct 3rd 2023 and my punch list items is still not complete. The construction supervisor has failed to complete my list, his supervisor came once to my home and has not done anything to resolve the issue. Good thing I’m connected with the Orange County court system and attorneys. Next step is take Pulte to court. Much more expensive for Pulte than just fixing my punch list problems. Stay away from Pulte.

Pulte provides mass produced builder homes, built by the lowest priced sub-contractors, and rarely respond to customer questions/complaints. The designs are great, the lots are small, and the finishing touches are god-awful. Still its better than CC Homes and Lennar in SWFL. These can be a good live, just be aware of what you are getting into.

Inferior products, with low quality contractors unsupervised by builder

If you buy a house from Pulte you must keep on them constantly to make sure the job and quality is as expected. Unfortunately the contract with the builder is so one-sided favoring them that you essentially don't have any recourse when things are done poorly. The design and layout are great, it is a shame that the build quality is not up to the standards they used to have. Also beware, Pulte is cutting corners on materials in the house. Even upgraded items like kitchen cabinets are poor quality. Unfortunately I will never buy another Pulte house.

Extremely dissatisfied with the exterior quality/look/feel of the homes. The design and products used do not come close to what is expected for a house in this price range.

Poor quality inspection but worked to address

There were numerous things leading up to close that were not checked or inspected at high quality standard. I had to find those things and provide them to Pulte. The construction manager did work quickly to address these issues and concerns but they should have been caught sooner. Such as the water didn’t work and sinks were clogged. I caught that from running water in all sinks

List of things that we discussed still not taken care of. HOA people make everything sound like you are an inmate. Our salesperson left and the new person said he would do follow ups and never did. Our construction manager was not effective in follow up our his own pre inspection before our inspection with him.

The whole process was a nightmare. The house was build by a couple of guys that didn’t know how to do anything it was insane. Please don’t make this mistake look somewhere else. All the houses have problems.

Good looking home but too many flaws/imperfections.

The home buying/sales part was ok. Just like a normal buying house process would be. Long story short… the house designs are beautiful and spacious.. I just would think at the price I paid I would expect better than my final product. Inside doors were horribly painted. The plywood boards underneath the floor planks make knocking/clunk noises as you walk around the house. The drywall in almost every room has been sanded down bad. I cant say I can find a smooth wall in any room. Some kitchen cabinets dont sit flush. Caulking/paint is smeared around the back splash area in the kitchen. The ...

We bought a property at Pulte knowing they were the number 3 builder in the US, but least to say that we’re dissatisfied and disappointed. We’ll probably going to try another builder next time we purchase a home and we’re going to recommend it as well to family and friends.

We purchased our home from Pulte based on the quality of work that we saw in the model home and the sales personal. From the start all of their subs were sub par , from the block work to framing and roof and siding . We have been in our home for 1 month now the sprinklers did not work for 1 month and the grass is dying . Exterior paint around windows and caulking terrible, paint on roof , numerous broken tiles and leaks in roof , the flashing was 1” below the concrete siding which was short by 7-8”. The roofer said it might be a leak from a shower so we will call again to customer care ...

Lots of challenges from the beginning w pulse lender , time to get things done. And then when house under appraised only way to bring price down was to close 3.5 weeks earlier. However the house had a lot of punch list items that even with 2 weeks post closing was not finished. 5 weeks major items complete. Still a few left that time is tbd. Jeremy was least helpful…seems after he got the sale he could care less to make things right. Adam was the most communicative with repairs. Rob and Julie are good too. Delays and house is still not done

The process started off easily, but then my house sat with no work being done for a month until right before closing. Then closing had to be pushed back twice. I’ve been in the house for a month and it’s still not done.

Lack of pride & quality workmanship, overpriced home

It's been a long journey, with no end in sight. We are not happy with the deficient workmanship of the trades Pulte hired. Little attention to detail on the finishes leading to multiple delays in closing. To say that this process has been very frustrating is an understatement and would not recommend this builder to anyone. People are nice, but this is our home, and unfortunately, they did not take that in consideration. They say they understood our concerns, but they didn't. Piece of advice: be vigilant and hold builders accountable throughout the home building process.

Slow and Sloppy.

Poor workmanship - lots of sloppy work. Paint runs and spatters, cracks and chips in tile and quartz counter tops, kitchen cabinets and all doors (including glass shower doors and sliders misaligned. Trim was low cost and fairly rough for price. Door trim at front door is peeling away from frame. Responsiveness to problems was slow from the sales personnel to the construction managers.

1. When you use Puhlte mortgage company, they change rates on different items to keep your money. It doesn’t do any good to buy down your rate because your payment stays the same with the increase of charges they add. 2. Very hard to get them to fix any new house issues, in a timely manner. Although we like the unit, dealing with Pulte has been very frustrating. From sales, to closing, to builder manager, to "customer care", there is a overall lack of communication and transparency. Finishing of our unit is messy and careless. Many items on our punch list have not been fixed, and our customer care people have not responded to our email requesting a meeting. Even a simple acknowledgement of our email would have been appreciated. Taking the experience as a whole, knowing what we know now, I doubt we would have bought from Pulte.

Buying a new home has many expectations based upon what one pays and the quality of that purchase. We were shocked with a new home with no finish out on the garage, no gutters in a heavy rain area, no fans or light fixtures, no finish out on the laundry room and a new home with wire racks in all closets (very cheesy at best.) All of this will cost us $12K or more, . While we fully understand what you may call a "spec home" yet you seem to take advantage of what you provide to a new home owner.

We experiences delay after delay in the construction of our new home and did not close until more than nine months after the promised date. Error after error was made, and our house sat for weeks at a time with no work being done, while houses around us (most significantly including Pulte spec homes - built for their own account) started months after ours and closed months before. Even at the end point we were rushed to close with major items not yet completed. Now, more than 30 days after closing, we still have a very long punch list of items to be completed. We have several issues mainly related to design and architecture ranging from unreachable switches to rain water getting into the house from exterior door. Can’t even open the back door of suv while parked in the garage. The plumbing clean outs are installed in the master closet!!!!! The namesake laundry room is designed poorly. I could go on…..

Horrible war zone like and game playing process

Cheap material are used to build the house with a lot of defects, which took 2 months after closing and not yet completed. The process is a joke with LIES . They will rush you a date to do the walk and rush you a date for closing. My suggestion is that DO NOT TRUST THEM !

Build quality is not as per standard. The material used is one of the worst. it is available in market with much cheaper ratesAlso, the construction manager never responds after the house is closed. One of the not so good experience.
