This is the worst home buying experience I've ever had. Once we signed the contract, all communication stopped. No updates, no information on when the build would start, nothing. Once we moved in, we hired an independent inspector look at the house. He found issues with the roof, HVAC, and some other minor things. The roof is yet to be repaired. HVAC came out and worked an entire morning re-wiring the A/C unit and thermostats. A/C wasn't even connected. We had no heat, no A/C. Once they were able to fix the A/C unit, they realized the thermostats were configured where the upstairs ...

The build of The home seemed okay when we walked through it, but the actual finishing of the home was terrible. The painting was atrocious and the house was left a mess. Grout work and tile was done poorly. Front door threshold brick doesn’t come up to meet the actual threshold and needs to be redone. Crumbled cement corners. Doors are hung crooked and outer doors don’t lock without pulling/pushing hard to close; strike plates don’t meet. No attention to detail. They have good intentions but are seemingly inept at providing good service after the sale due to cut rate vendors and poorly trained personnel. Too much sloppy workmanship. They utilize your home after it's sold as a model/sample for other prospective home buyers. The materials specified are somewhat inferior at times and quite a bit of the workmanship is far from superior.

Responsive, but major concerns with workmanship

I wouldn't do this again. Pulte seems to have very little control over their sub contractors. We've encountered countless issues throughout the process (during and after the build was complete). Pulte always responds quickly, but there's no way to fix widespread shoddy workmanship (framing, drywall, painting, plumbing, electrical, flooring, windows, you name it). I just hope we don't encounter long-term effects down the line.

My frustration with the lack of communication and follow-through

During the build process, the field manager did not communicate with me; and when I called or emailed; he didn't promptly get back to me; if at all. Since closing, he hasn't followed up promptly when I reach out. And the list of items that still need to be done/corrected, hasn't been addressed. It is beyond ridiculous

Too many defectives/punch list items and delayed responses... disappointments

First when we moved in there were numbers of things to be fixed but nothing really had been taken care of and we have been experienced that not many punch items have been completed after a month.... I bought a home out of state so my experience will be different I'm sure. My husband flew down the week before closing to address any issues that weren't caught the day before by the warranty manager. He flew down a week later to see they had not even begun, even though he was going to our closing an hour later. Since then, we have had sub contractors in and out of our home to do everything from remove paint on floors, clean windows that appear to have smoke damage, remove cabinets to install lighting that they forgot to, cut holes in sheet rock to run a new conduit for internet ...

They did not finish the house and fix what was missing. Some examples no bathrooms mirrors, No water in the refrigerator, Details, etc etc... I close a month ago and they haven't fixed the things they had to fix. I haven't move yet and the closing was a month ago. My advice is before you close make sure they have finish everything, because you will have to make appointments and appointment to get it fixed and it takes lots of time. I think this should be easier since people dream is to buy their house. But ended up being stressful. Thank you.

We felt really good when we signed, but once building was started the work was rushed and we felt like we were nagging when we pointed out issues. Now that we're in the house we keep finding things that annoy us. Such as the slightest finger touching a wall will leave a mark because they used very cheap, flat paint.

Be careful when signing a contract. You have to make selections at that time that cannot - or will not - be changed. You are given the choices on the day of contract and have to decide then. No changes allowed.

Pulte’s trust factor is low. They tried to get us to accept broken, faulty, dangerous cabinets in the kitchen even though they were aware of the problem before I saw the house the first time. I have been in the house over a month, and they have just now replaced them. The yard in the back is nothing but weeds. As a real estate agent, our experience was less than impressive. Home was supposed to close in July. Waited over 3 months for siding. Ultimately, we were only given 1 "option" as a "replacement" color. Ironically, I had asked if we should choose a replacement in July. with Covid, the cost of materials got higher and shortage. They chose paper sheathing for wall instead of plywood. It's not great solution for windy conditions. Reasonable price that I paid so I don't have any complaints but if you have money to spend and looking for high end quality house then please go with better home builder. I would not go with Pulte anymore unless I do have soeme money to pay. I had punch list items to fix before closing, of course they hadn't not fixed and spend more than one month to resolve. Pulte's lack of responsiveness and truthfulness

Pulte tried to ignore major structural deficiency, tried to force us, the customer, to accept poorly installed LVT floor, installed a garage door if less cost than what was shown at the time of contract signing, left a very dirty garage floor with ingrained dirt and refused to clean, and fraudulently claimed exterior grading and sod installation as weather delayed construction at the time of closing and still have not completed the work 6 weeks after closing. There are several other deficiencies that I do not want to include here for the lack of space and time.

"Hydration" cracks in cement in garage, front porch, back porch. I continue to see cracks, chipping, scaling, chunks of concrete missing from garage and front/back porch areas. Repairs have been made once but cracks continue to expand. I've purchased many homes (both new and pre-owned) and have never experienced foundational cracks to this degree. The ineptness of the individual assigned to process our mortgage through Pulte. The failure to repair anything in the home after closing

I love my new home and the area, but there are a number of things/issues that need correcting. I do recognize that supply issues are part of the reason my issues have not been resolved. The other issue, in my opinion is that Pulte management is not providing adequate onsite resources to respond promptly to problems and unfinished work with our homes. A person in addition to the field manager is urgently needed. Finally, Pulte is not meeting their own specifications. Specifically, their definition of a “smart home” says that the temperature of ones home can be controlled from a smart phone. ...

The priority is house is closed (or) not. They don't care about the buyers. what issues they will have (or) not ? Example: they will give u 0 wood like ties. They will not give you extra bricks, paint ...issues after reporting will be addressed later ..Quality of construction is also not upto the expectation...They can do much better.

Sales was not polite, push for more option purchase very aggressively. They are obviously short in man power. the field manager was a good man, he tried his best but there is just too much for him to cover. Little issues all around the house, not critical but annoying, especially for house at this time price range. My neighbor had a blocked sump pump the first day he moved in … i am checking mine frequently, my sewer pump beeped crazily one day after the bathroom was used, after a minute it pumped itself then everything went ok, not sure what was going on

Only as good as your construction manager

Our experience was negatively impacted by a weak construction manager who did little to oversee the pace and quality of the build process. Fortunately, our sales representative was great and has helped us mitigate the issues. Frankly, the rest of the story is the most important, as we see the response to the items that need repairs.
