The construction manger delayed the closing and promised to fix a list of unfinished/half finished items. he never did. We paid a lot of money for this house trusting Pulte, now we have to pay extra to fix the problems on a new house!

The home buying experience is okay. The builder's lender involved some high fees so we didn't choose them. The closing day was okay, but all the documents were delayed so we did not receive community gate access nor trash bins until 6-8 weeks after we moved in. The wood floor and doors are not quality material, chip off easily only a few weeks after moved in. The irrigation valve was broken and Pulte insurance would not take care of it and their management are using freezing weather as excuses. We understand that Pulte home prices are slightly lower than other builders, but quality is not ...

My wife and I built our first home and had a wonderful experience. We unfortunately had to move due to a family member’s declining health. We then decided to build again and found an area we were interested in, which was being built by Pulte. Prior to signing the purchase agreement, we asked our sales representative about the community’s water source and property taxes. We were told the community was on city water, but failed to mention this “city water” was actually sourced from a well and was very hard water. The building of the home and timely completion. We had 6 building managers throughout the process. Eventually Pulte ghosted us on repairs.

The building process was challenging with change of 6 building managers. Last one being assigned 4 days before closing. The errors that occurred have been worked up to 2 months after closing. At that time we were ghosted by Pulte warranty side Tile installation grout is less than quality expected. I would love to talk to someone to discuss quality of a $475,000 home. Very disappointed owner due to quality and unkept promises.

We bought a Pulte home in Gramercy Park. Due to market conditions we did this via a virtual walkthrough with our realtor. There are many pro's & cons to the house & the builder. The overall process with Pulte was very frustrating, unprofessional, and of low quality. The quality and workmanship of the home were below our expectations and standards that Pulte portrayed during the buying process. Just not what I would have expected from a national builder. The house keeps us dry but that’s about all I can say about it. Very strange building techniques and materials. Very loud with outside noise. Cold and hot spots throughout. Exposed wires, etc. Just very poor effort overall. I would never recommend a Pulte home to anyone.

We were so excited to buy a home through pulte. The price was high but the location and space was well worth it. Everything was great until they began to change things about 2 months before our initial closing date. We got a new build manager, communication stopped and build quality went down. We were told during closing - Cosmetic things does not count towards overall house completion and warranty. Which is not not so great as this is what we see. Whatever is inside dry walls, we will hardly know of. Every warranty item has a tolerance level with respect to concrete cracks and floor levelling (so far noticed only these two). And certain things are designed in a way, so can't be fixed. Outside lawn is not covered and HOA need to fix any workmanship defects. The list goes on, I guess you get what they build and get at closing, expecting anything else is just too much.

While certain aspects of the build where great, the attention to detail severely lacks. Poor finishing paint job, base board finishes, paint spots all over wood floors etc. they also provided a very subpar cleaning for move in. In addition promises are made to entice you to close (ie when you close we will finish x,y,z) - note this did not happen at all, instead never receive callbacks from builder and have to go about the warranty process.

The mortgage side was a horrible experience as was closing due to the mortgage side. Final Home inspections were a joke because there was a multitude of things that still needed to be done and even on the last and final inspection there were issues that had to be corrected repeatedly.

Worst experience. Would never build with Pulte ever again. Had to visit the house every day to make sure house was completed properly and on schedule. Had to go above site manager’s head on multiple occasions to his boss to make sure proper repairs were completed. Initial Electrical and plumbing done incorrectly in the kitchen, no water to the dishwasher, multiple cabinets damaged, windows leaked at the time of closing and then charged $700 in late closing fees because I wouldn’t sign until windows were repaired. Steven has been great but other than Steven this is been a not very good experience for a house we spent almost a $1,000,000 on. We had a water issue the first night we moved in and flooded our basement bedroom over 5 weeks ago. We still do not have padding and carpet on the floor and nobody is responding to our please for fixing this. Steven is trying but he’s not getting very far either. There’s other issues in our downstairs kitchenette with paint on the cabinets and we asked this to be resolved over a month ago - and still nothing - crickets!! Different departments had different versions of what is included and what are upgrades. Very confusing buying process especially for new buyers. Found very basic issues (like creaking bathroom floors, kitchen hardwood floors, loose lighting fixtures , electrical wiring issues - dryer wouldnt turn on due to faulty and dangerous wiring mistake) - these should have been taken care of during the quality reviews / inspections.

Overall not satisfactory experience due to followings surprises: 1. Congested townhomes. 2. Not enough guest parkings available. 3. Garage driveway is the smallest one can imagine, you cannot even park a single car on it. 4. Roads are not wider enough to do parallel parking. 5. You can hear music sound from neighbor house. 6. Many houses doesn't have the garbage pickup from the front / back side of the house.

Though we love our home & are happy with how beautiful the house turned out....the process was miserable and we felt as though we were just a number to Pulte as a whole. There were some individuals working for the company who we had relatively pleasant experiences with but as a whole there was a SEVERE lack of communication. If asked by friends and family, I would not suggest Pulte.
