Many issues with new home build, poor quality and workmanship

Roof was leaking, ever since the home was built and house had mold on the walls and under the floor right after closing. Was told by roofer that this was a common issue due to framing. Pulte is still building this elevation, so buyer beware. False promises and sweet talking before signing of contract. Lot premium is a rip off, and appraisal is only for the base price. Base price includes nothing of value. I would NOT recommend this builder, nor would I be buying a Pulte home again.

Do not trust sales agent, front door has not locked since morning in.

Sales agent says one thing to one person and something else to another. Working with the mortgage company was one of the worst experiences of our lives. Title and insurance companies were easy to deal with. Project managers must be over worked because nothing seems to get done in a timely manner- we moved in over a month ago and our door doesn’t lock- still waiting for someone to come and fix it- have to go back to our home in the north soon so will probably have to fix it ourselves. The overall experience is poor. Your sales person lies (found the proof now fyi) just to get the sale and doesn't care about the person, the initial approach was with a demeaner towards me and the overall process is full of hidden fees you're not told of until the very last minute. No body take responsability. Initial part of Pulte buying and building process goes smoothly, but once you get closer to closing it turns negative. They communicate like you are their priority, but all they care about is closing and getting your money. Once the closing date is set they don't charge it, even if they are behind. They do a poor quality rush job to ensure they can close. Then on the remaining items you are stuck dealing with contractors after closing which is a separate nightmare. I've never seen so many corners being cut to save a few bucks and increase corporate profits. e.g. Commode door is an option. Build quality is the worst I have ever seen. Cracks, nail holes, unfinished surfaces are just a few examples. Main I sues are huge gaps in windows outside. Who does this? I've dealt with Lennar as well, and I was amazed how bad Pulte quality is.

We bought a home built by pulte at the end of last year. And we’ve had a lot of problems since then. The major ones include broken subfloor, broken windows, and the in appropriate dimensioning on the windows (I.e. tapered windows) and Green Mold buildup in the basement. At the end of the day the bones of the home might be great, but they sure can’t finish a home. So many finishing issues wity trim, appliance installation, paint, cleaning, chaulking, sloppy work, building materials all over the windows, lack of care of finishing things out of view, carpet pulling, and more. and when we talked to pulte, they blame the trades.. lol. The builder is not worth it.

I don't have any words to say how bad the whole process is and how much mental stress and pain they can give to buyer. Everything they will say we will fix and force you to close the home and they will give you letter of intent and finally after the close ... you hear the words "" As per Plan"", we won't do anything. The new home becomes 10 year old within a year with so many breaks and fixes as part of warranty. We had a water leak in the office room downstairs. We put in a warranty claim. The initial response was very fast which we appreciated it. The leak was fixed and stopped quickly. However, we’ve been waiting for more than a month for the drywall and the carpet that were damaged to be fixed. This should not take this long. My wife works from home and uses this office for work. We are having a very bad experience with the warranty issues to be completed in a timely manner. It is very disappointing.

There are a lot of problems waiting to fix, and all house was rough finish! All the bricks in our front yard and back yard are improperly spaced and uneven height, leaving a big gap, and some of them have black oil stains on. Unfortunately, they have not been solved at present. The ground on the second floor squeaks, walking on it has a sense of insecurity, currently lived in a month, there are two bedroom doors cannot closed.

We Signed our contract to build with Pulte in the Shoreview community in October of 2021. Mary Ann in sales knew the importance of us closing before the start of a new school year and shared that Pulte would deliver us a home before August of 2022.
