Would purchase through pulte again in the future

Good just need a little more communication

We recently had an amazing home buying experience with Pulte mortgage! They build beautiful modern homes with an affordable prices. The loan processing was very smooth, straightforward and timely. They have a great team in very professional environment. Pulte Homes are the best home builder and I recommend them all day long!

I was expecting more in the finished product with Pulte. Maybe it is related to the subcontractors in our community, maybe the process. We still have unfinished punch out work that is yet to be completed after 90 days post closing. Moreover, I have 2 cabbage/Sabal palm trees that have died and was told that Pulte does not warranty landscape trees/scrubs nor does the company that installed them. The trees should have lasted more than 90 days. Very disappointed in their answer to a defective tree.

Floor plan is awesome and quality of home is great

I brought up a concern that my inspector had to the PM and he said it was not a concern. Well it turned into a leak and mold issue. Had he been present during the actual inspection I think my inspector and him would have resolved this issue. Or in the very least when I met with him a few days later not been so dismissive of everything the inspector mentioned to me. The crazy thing is when the HVAC guys showed to fix the leak, they said they informed Pulte of the same issue that my inspector mentioned, a few months back when they were on sight before I closed on the home. The team that I dealt with once the mold was present from Pulte were different people and I felt taken care of. However, having a kid with severe allergies I can't help but think that my home still has mold in it when it ALLLLL could have been prevented. ... More

What i feel is there is no QC or oversight after the contractors working on different parts of the home and the owner is responsible to find out those in 1 hour of walk through. This should not be the case for brand new homes, the bath tub was damaged, sink had scratches, the cabinet doors are rattling, wood flooring is chipped and stripped, brand new garage door opener making more noise then my previous 20 year old house, the weather strip on the garage door opener is stripped. These are not all the issues reported. Pulte representatives keep saying we build quality homes, i am at a loss to understand how can a brand new home have so many very obvious issues, if you report some of them after move in they will not even honor those. After raising service requests, its been told we will have to wait till Covid is done, but they service some of the other homes. ... More

Absolutely not satisfied and utterly disappointed with the Sales team, build materials and consistency of quality throughout the community. The cabinets chip, nails protrude all over the carpet, incorrect granite or I must say no guidance on how the granite looks if we chose one. We never got our pre-construction meeting. Our neighbors have all the upgrades they wanted as they went one sales team member, when we asked for upgrades we were given a take it or leave it attitude. We paid 780 for a home that we don’t see has that value. Absolutely aggravated and agitated. Knowing Pulte was a national builder we chose to go with it even though of the price thinking we would get premium material for our upgrades but utterly dissatisfied with what has been offered. From start to finish, our experience with Pulte was great. We have been well taken care of, lots of open communication and celebration, and even after our build was complete & moved in, we have been well taken care of on anything that has arisen in a timely fashion. I would recommend Pulte to anyone!

We have had an awesome experience with all people associated with Pulte. They are amazingly responsive to any issues or questions. Extremely friendly and helpful!

Our experience with Pulte has been very positive from the very beginning to completion and moving in to our new home. Just a very few small issues needed to be taken care of, and the Pulte Warranty handled them very quickly.

Every Pulte employee involved with building our home was very reliable

I was not satisfied with the build quality as well as poor results of how issues being handled. Not a trustworthy builder personally feel.

If I had not stopped at the construction site every week, many things would not have been fixed until it was too late. Plumbing in the wrong place. Air conditioner pad in the wrong place. Electrical disconnect and service outlet for A/C in the wrong place. Contractors smoking in the house. Shower stall glass in master bathroom not caulked. Garage door controls on garage wall reverised. Screen for patio door bad, still waiting after a month and half to be replaced and installed. Base trim cut wrong but installed anyway. Hallway wall by third bedroom not plumb...

We have been moved in since March 23rd and have had issue after issue that has gone unresolved. Pulte hasn’t sent us any help besides a few emails. In my opinion we shouldn’t even be paying the mortgage if none of our warranty or services are not being upheld.

I titled this because they have been responsive and do great work when an issue has been identified. When the job is left to those who you can tell are clearly capable like Tim, Larry, and Jim there have been minimal issues. Tim has done several repairs in our house and has been very positive. We like his workmanship. Jim and Larry have been helpful with questions and concerns through correspondence and setting up appointments for repairs. We have seen a difference in quality since we have started working with them directly. The one star off is for some direct vendors who have come for repairs and Pulte's property management Associa. Purchase my home 43 days ago and i'm still waiting on maintenance issues to be completed. AT&T could not connect my internet because the holes they run the cables through are clogged up. Pulte has no urgency to fix issues once you have closed on your home. If things are not fixed or I am not contacted soon I will be making my 2nd BBB complaint. If I paid for a brand new home regardless the price I do not want to deal with issues right after closing.

Pulte Homes builds beautiful, functional and comfortable homes, with a keen sense of detail and convenience to everyday living. They are fast, reliable, attentive and very professional. I've had only two minor issues in my home in the 6 weeks since move in, and they addressed immediately. The Field Manager, Malcolm, is a consummate professional, as well as friendly and personable. We are so very pleased with our new home! Thank you, Malcolm and Pulte.

I was the PM for essentially the entire project build. I was forced into the house saying if I didn’t close, I may not get the house for a while blaming COVID. The trades rushed to get the job complete and botched everything. I’ve been in the house only 2 months and I’ve had EVERY trade come out, at least once, for one reason or another: - Forgot security system entirely - Botched entire electric plan and wasn’t caught until I said something right before drywall (delayed the project weeks) - Had to regrade about 60% of lawn due to sitting water and lack in grading - Chipped tile - Bathroom tile had permanent marker all over them with serial number for the tile #28314 - Grout seal was left to stain floor tile in master bath and laundry - Concrete runoff left and never removed before sod was laid in backyard - Sod died due to concrete and was never replaced to the point where the dead sod was over run with weeds and grass (still isn’t fixed) - Masonry grout had holes and they used white caulk instead of grout in front entryway - Countless texture and paint issues inside and out - Items left under the carpet (nails, plastic and extra padding) but they laid carpet anyway - Found nails, glass, brick, wire, wood, stone, beer cans, sharp rusted blades all in my grass while weeding - Appliance Touchscreens don’t work for Whirlpool oven and I need to go outside and reset the breaker each time this happens - They installed an old HVAC control and fought me until I showed PowerPoint documentation from my first day that I standard is the touchscreen - Irrigation head broken, lost water for days, and not all my grass was getting wet and subsequently died - 4 Windows upstairs were installed off the track and/or squeeked so bad it had to be replaced - HVAC dampeners we’re backwards so upstairs controlled down and vice versus - Media Room is significantly hotter than the rest of the house so they had to come out and install 6 more vents in my roof Are you getting the point? Where does it end? I’ve only been in the house 2 months! Our neighborhood Facebook group has nothing but TERRIBLE things to say about their experience with Pulte. Even with how bad everything was above, PULTE Mortgage was the WORST of all. Heard from multiple sources they are corrupt and I saw it first hand. My experience was so bad, they offered me a 3% rate and I took a higher rate with another company because they were so manipulative. They do not stand for quality and don’t be suckered into the 5 star client feedback they must have paid for. I truly hope you don’t go with them and have to deal with their incompetence. ... More

I would highly recommend Pulte Homes. We were not living in Florida when the home was being built, when we arrived the home was in great condition. This is our 3rd home we built, and by far the best.
