The build quality is not that great. LVP (vinyl plank) flooring was popped up everywhere within the house and it is making noise everywhere. Within one week we see the windows are leaking because of rain. The workers didn't finished it properly and Builder is not even worried about checking that as a priority Drywall finishing is aweful.. We see lot of gaps between the wall and floor. I assume the builder is offering accommodation to lots of bugs and insects. I could write a book about all my frustrations with my new home and working with Pulte field staff. In short, they have promised us a lot and delivered on very little. Lots of items remained to be fixed or completed at closing, and after 40 days not much as been fixed. The only way to get things done is to send angry emails. Paint was spilled by the painters on the brand new carpet, and the tile on the kitchen backsplash is crooked. My Pulte field manager really doesn't care about fixing any of it. I've purchased and built 3 homes. This was the worst experience ever. I don't know if it is a lack of staff or expertise. The builder was nice and always well-mannered and that's the only positive thing to say. I felt that we were managing the actual build of the home because of all of the quality issues that we raised that would not have been addressed. We had to monitor every selection we made to make sure it was correct, including colors, size, shapes. We purchased numerous add ons. My wife and I were very excited for this purchase. After giving our initial deposit to reserve our property is when the issues started to happen. The first issue was Pulte Homes asking us to get pre-approved for the loan through their lender. I walked into this deal with a pre-approval letter from my own lender (which happens to be my employer). Ever heard the saying, “The devil is in the details,”? Well it’s so true for this house. It is evident in every aspect of this home that this was a rushed, careless job. From large chunks of debris being found in the yard that they laid sod over, to missing chunks of sub floor underneath the laid carpet, to paint stains all over the wood look tile floors and in our black granite sink. Total lack of consideration for the home owner dragging out multiple repairs and no one cares…knowing what I know now I would have went a different route. During closing, we found quite a few issues: floor edges broken and pop up, stain on the quartz top of pantry, two windows are broken, lawn is not done yet. Now there has been one and half month after closing, some issues has not be solved yet. If you like communication, you won’t get it. Sub contractors take no pride their work. If it’s good enough that’s all that matters. Paid a lot of money to have the house interior painted. It’s the worst paint I’ve ever seen. I can never get a response to issues from anyone about issues that need handled for warranty or repairs…starting to get angry at this point.

If you buy a Pulte home you will hear a lot of “ I am sorry”... and no action. For example, they painted the entire inside of the house the wrong color ...they were “sorry” after we pointed out the mistake. They installed the wrong garage door in March and we pointed the mistake out in March...The correct door was not ordered until June 3!! They are “sorry”....They were suppose to put brick around the front door but put siding....We pointed out the mistake...after arguing about it, they said “sorry” and corrected it....and the list goes on.!! From the minute that we have moved in we have had problems, the first one was the first night spent in our home when we had a water leak from the master shower trough the floors and into the kitchen which took several days to get the plumbing fixed and a couple weeks longer the get the holed patched and painted. The workmanship was poor. The painting is awful (Walls, doors, rails.. everything) - Half of the doors are misaligned - water leaking from the shower (what we did mention before moving-in but they didn't care) - The gutter broke just in a month and downspout missing The field manager promised to have the issues fixed but never did so! They cut corners as much as possible. I regret buying this house, wish I had shopped with a different builder. They show you the model house but the quality of what they build for you is poor. Toward the end of our build process we encountered a few problems with about a month or more to go til closing. When brought to the attention of our construction manager they were either down played or we were told it was suppose to be that way. When asked for things to be fixed we were given alternate methods to fix the issue instead of just fixing it the right way the first time. These issues led to moving our closing date multiple times and at the end still had many unfinished problems. Do not assume that everything that is installed is done correctly. Make sure that you inspect everything before you close and have all the information that you need, Some things that you find were done incorrectly after closing, you may have to fix yourself. We found some damaged wall tiles, missing tiles, outdoor paint chipped, ceiling speakers not connected, extra electrical switches that arent connect, after we moved in and were left with resolving the issues.

With the reputation of Pulte we expected a much better experience. Throughout the build process there was minimal communication and when there was, the information was not correct or trustworthy. Our home was delayed several times due to "Covid" when really the builder had issues they were not upfront about. Our home was broken into the day before closing, which delayed us 3 more days. Punch list items noted on inspection and final walk thru still not resolved after 2 months of being in the home. Awful experience with Pulte. Really bad workmanship. 5 field managers through our build process because Pulte treats their employees so poorly that they all quit. It took 14 months from contract to close on a 4 story townhouse. We recently purchased a home at the Bald Mountain community in Michigan. This is our second home that we were building so we had past experiences to compare. (1) The quality of workmanship has been horrible - architecturally and aesthetically. (2) The clarity on timelines was poorly managed - something that I had expected to be a well oiled machine given the quantity of homes that Pulte builds. (3) The quality of the home does not show for the amount that we paid.

We are so frustrated with Pulte. We have leaking doors, an upgraded electrical package that was installed incorrectly, missing fixtures, a beautiful but faulty sliding glass door that needs repair, sticky paint, a leaking shower and the list goes on and on. Communication is terrible. I receive work orders for things to be repaired and then no one shows up. None of these issues have been addressed and we have been in the house for over a month. If you buy from Pulte be prepared for a long list of issues and top dollar for shotty work. It’s no wonder they have pending lawsuits.
