Felt abandoned by construction mgr on closing day

Closing Day on a Friday is remote training day for construction Mgr. Felt abandoned on closing day. Construction Mgr met the day before and promised house would be cleaned and landscape would be finished. Next day after close I had to drive another 30 mins to a different community sales office to pickup keys. When I got to the new home the outside had not been touched, construction trash & no mulch. Inside was not cleaned as promised. Called construction mgr and he starting calling but it was too late.

Where to start, very poor materials used to build the house, very poor quality control, i found so many issues within the first 2 months that i haven't in my 17 year old condo. Looks like all they cared was to make the sell instead of building it correctly.

First of all I had lots of issues with Pulte Mortgage . It was so much back and forth , no accurate calculations too the last moment of closing . They almost refused to close my house with 3.5 % down 3 days before closing !! Insane ! Then wanted $759 more the day of closing at the Title office . Pure emotional roller coaster . My wife was a nervous wreck having to deal with 3 different people from Pulte mortgage . We finally closed after the third delay which costed me way too much . Time out of work and moving arrangements etc . The house overall is good , just not a whole lot of detail ...

Pulte Mortgage: I felt so bad and never expected this from Pulte, I felt ssooooo stressful while entire process, they keep me hold for 60 days, and never move forward keep telling me will get underwriter approval in next day. every single day keep hearing same answer and finally they rejected my loan. Buying a home should be a great feeling and it was until I settled for the $20K at closing using Pulte Mortgage (Dawn). Never thought I would be saying this but they are not good at their job at all. And just FYI, you don't actually get or control the $20K at closing. Per my closing documents it stated " You are responsible for $0.00 of the discount point" yet when it was closing time they took the discount point for the loan rate out of my $20K closing stating that I actually didn't pay it because it came out of the $20K closing promotion. Pushed us to close with many things within the house still needing to be fixed. Major problem with master bathroom and won’t even be able to enjoy the shower for a month after closing. Unacceptable!

I would never recommend Pulte as a builder to friends and family. Extremely poor communication, lack of transparency, lack of empathy working with home buyers. The sales and construction teams are also difficult to work with and never deliver anything to their promise. I recommend that other buyers consider other options and avoid Pulte Homes until they fix their issues.

The Pulte underwriting group asks for document after document after document. It's as if they see what your assets are and attempt to drain your accounts. Once they have your earnest escrow funds, it's game over. They hold your funds hostage and make you jump through hoops.

Misinformation, Changing information, Company is a fill in the box type of mentality. As long as they get a paper to check the box all is good. They have no concern to the relevance. Each department asks for the same documents and there is not one point of contact so an array of people with differing requirements

After contract signing, they don’t care about you. You have to chase 100 times even to get small updates. You will be lucky if you can get your home without any major issue.

Deceitful sales practice

We had a terrible experience in buying our first (and certainly last) home with Pulte. We sought a home in a tucked away and quiet area, which is what we were sold and paid a lot premium for. Shortly after closing to then find out that our "quiet location" was the future Osceola parkway extension only a few houses down and in direct view of our kitchen and living room. Not only is this unbelievably deceitful sales, but on top of this our whole house had a plumbing backup upon moving in. The real estate agent along with the materials given to me summarizing approximate closing dates were deceptive and incorrect. Also, I had done my final inspection ahead of time and someone had come in and kicked a whole in the bathroom wall under sink.

response has been not at all good after closing is done...all open issues prior closing were not addressed and any service ticket logged has been ignored even after multiple reminders through email or in person. Pending works are not being addressed or paid attention to. if the post closing service as committed provided it would be really great. hope at least feedback like this will change the service provided.

Frustrating experience

The frustrations began day 1 with a sales team that didn’t respond or follow up to our conversations and inquiries. Many items changed, including appliances, changed after we had signed. The process took double the amount of time we were told it would take, while homes on our street that were sold months after, caught and passed our process. Mistake after mistake, no accountability, and no communication from our sales team. They’re not really a sales team, more of an order taker team that loses touch after you sign.
