Purchased a brand new townhouse from Pulte- the property was priced per market and the added upgrades were good too. How er, with being in the house for 2 months, we are starting to see creaking floor at one place (it’s a brand new house), issues with the air conditioners, bathroom hardware not fixed properly and the wall paint is so fragile that the slightest of touch while walking up and down the stairs with boxes is creating major marks. I have not put in a request to fix these yet due to COVID but will see how fast they fix these issues. Other the other hand, the community has been developed nicely and the entire transaction with Pulte for closing using their financier went without much hassle. ... More

Paid extra for an upgrade. Not worth it. Tiles & Grout were not sealed. Tiles have stained marks & excess grout. Bannister missing screws and nut bolt exposed. A toilet is loose. Vents/Extractors in bathrooms very inefficient. Places for show only. Paint lines crooked. White paint on the metal rails. POWER keeps tripping. Outside railing not stained. Garage and driveway excess cement not cleaned. Garden not weeded before closing. 30 day walk through still not done.

Pulte has been awful with the quality of work that has been performed, I have shutters that are coming of the home, I have not been in the home but a little over 60 days. The wood on my deck has completely cracked, there has been absolutely no one from warranty to address these issues whatsoever.

We moved in at the end of March...several items need fixed and we can hear in our kitchen everytime someone flushes the toilet upstairs..No insulation.. in walls...Kitchen cabinets doors are uneven...and I have big hole in my back yard and they keep putting dirt down for people who house was built after mine..Feel like since closing I don't matter.

Do a thorough inspection of your new home. I found a few things that need fixing. Luckily it's under warranty. Door sticking, Rattling noise in the air vent, hole on the master bathroom dry wall, hardwood floors has scratches in bedroom, hallway, kitcken, kitchen cabinet pullout drawer where stuck missing screws, front porch and back patio ceiling needs to be repainted. I loved the layout of the house. And most of all, I do like the location it is close to everything. Kroger, Publix, Walmart, Home Depot, Lowe's, Target, Sam's Club, and fast foods.

The best part of Pulte is the sales people that sell you on the house. They are polite and responsive. Everything after is a nightmare. So many issues with the build. Everything is broken and after living here for a month, the tape starts to peel from the walls. They use cheap and unqualified laborers sub-contracted 3 times over to save as much money on your build as they can. I have multiple broken items, broken quartz sink, broken stove, cracked upgraded glass, and so much more. All on a new house that cost about 1 million. They pretend to follow up but don't. They just send emails and defer you to other companies. Do not trust them, they lack integrity. If you don't believe me, join the neighborhood social media groups, you will see for yourself. House is average. Could have been more soundproof. Location of the condenser unit could have used a little more thought. You have to turn the volume up on the TV every time the unit starts. Management company the builder chose for the HOA lacks oversight of the community and communication. .

Every Associate throughout the process has been genuine and aimed to please. The communication was always prompt and positive. Working with so many knowledgeable staff made this experience a positive lifetime memory.

Overall was great, little build quality issues and lack of swift response, love the home and neighborhood .

We were able to see the progress on our home week to week as it was being built. The field manager, Steven was very attentive to our emails and requests.

This is our first home and Pulte has been great. They have answered all of our questions and have been quick to resolve any issues that have popped up.

We first looked at Pulte homes in early June with a wonderful individual, she had a great personality, was open, honest and a pleasure to work with. Almost immediately after signing our contract, she was moved to a different location and a new representative was going to take over. All seemed fine until the emails responses were delayed, the responses were not detailed and the ask of a simple question seemed like too much work. Once we started visiting the sites, we were OK with the process, things were going as scheduled. Then in November a change order came in that we owed 5k for a 'miss' on cabinets. While that was quickly fixed without us paying, the request to pay without explanation was not good business. Our final walk through with the build manager was sub par, the fixes that we tagged with tape didn't get fixed. We were forced to move in to a finished house with minor mistakes vs. delay move in so that they could finish what they were supposed to get the first time. Overall it was a sub par experience. Attention to detail is lacking, follow up, courtesy and customer service is all sub par. We love our house, we love the home that we have created, its just unfortunate that Pulte didn't deliver on the promises that were made by the first representative. The promise that everything will be great, that punch lists will be addressed before closing, that Pulte takes responsibility and rights the wrongs. Since move in, we have a list of 'what to fix' at the one year mark... we look forward to giving Pulte another chance to make up for the work and are hopeful that with some review and evaluation that they can redeem their good name. Two final notes, it's a red flag when the build manager voluntarily leaves things off the walk through report because then know 'it wouldn't look good on paper for his team'. Lastly, when a Pulte rep called after our first 'so-so' review posted, I called him back and never heard from him again. Pulte has plenty of room for improvement as many of the qualities they are lacking are customer service and project completion, I am just hopeful they can turn it around. Jodi at the sales center knowledge of layout and options were lacking severely. Blaine the project manager was great and extremely easy to work with. Happy with the house just realizing lack of attention to detail in finished project.

We had many issues throughout the build process, most were due to the incompetence of the sales rep. On several occasions we were told we were getting one product by the sales rep only to find out too late in the build process that those items that heavily swayed our decision to purchase, either 1. Weren't available, or 2. Were only available if we chose a different option or 3. We were mislead on what we were getting. I could go on and on but there's not enough space. We never even got a response from supervisors when we had issues that warranted it. Overall there are so many issues, and now that we have closed the builder has been silent ... More

-Tile grout in the main bathroom not filled in completely causing dirt to fill in those areas not covered, need to buy something else to get the dirt out. -There are visible gaps around the front door, insulation was not done properly. -The landscaping is the major problem area, the area was not properly evened out before installing grass, there are many uneven areas that have now caused flooding with no drainage, in other areas, there is just mud. This is causing us to have a professional come in and redo the entire landscaping of our home.

My house had A LOT OF. Unfinished/ lose / scratch / parts the first day one of the towel hanger on the master bathroom come part and I was noticeable that the screws was loose and several other issues I highly doubt I will NOT purchase another home from Pulty .

Compare to other new construction houses ,Pulty model house is simple design, not special at all. We found out lot of issues when we walked through the house after it built and the whoever person in charge promised he would fix the problem but which he missed multiple area not fixed at all. We are kind of disappointed. The material they used are super cheap. After we moved in not even a month , the paint on the wall started to peel off. All the material they used my professional friend said it’s the cheapest one can not last longer time. About the house pricing ... I can say the seller really good at selling. Workmanship sloppy in areas. Paint applied with one coat most places; lacks quality finishing detail touches throughout; bathroom sink smeared with glue. Sound proofing concern - can hear toilet flushing and sink draining through pipes above our bedroom. Screening on porch was lowest quality screen size. Will say that appliances, cabinetry seem good quality. Haven't had full experience with warranty/repair team due to corona virus limiting people into home. Communication was lacking from project manager until build almost complete - supposed to have walk through prior to sheet rock going up, but somehow didn't know 50% of sheet rock was put up prior to our walk thru. Ease of installing cable/internet was pushed at us all along due to the prewiring system, unfortunately wiring was stuck somewhere between floors and took the supervisor 3 hours to fix, this after cable guy also spent 3 hours. On positive side, sales experience was positive, design team and experience was great. We do love our neighborhood and hope no bigger issues arise! ... More

As a first time home builder I had access to the resources and support I needed to help the process run smoothly and finish ahead of schedule. All segments of the process from sales to property management were professional and timely.

People who work for Pulte are not good at all professional. The work they did for my home is below par and if we ask why you did it like this they say we need to put service requests all the time. Even service requests we put a month ago no one responded yet..still waiting on fixes for all the substandard work They did.
