We love our new home and definitely feel like it is a beautiful, quality build. However, as soon as we moved in we began noticing area after area that needed small repairs and touch-ups, mainly cosmetic. We are currently working with the warranty department to fix over 2 dozen things. Most (not all) of the problems are only cosmetic, but they have left us frustrated and feeling as if the subcontractors (particularly the painters) were not properly supervised. For example, the ceiling/wall paint edging needs to be redone throughout almost the entire home because it is uneven and sloppy, there are holes in the stucco left from the scaffolding, and the landscapers got rocks in the sewer line (causing it to back up and spill sewage into our garage from the tankless water heater drain). The warranty department has been extremely helpful and responsive, but we are still left with a situation in which we need to miss work for at least several days in order to have 9 different subcontractors come and fix the various problems. We would have much preferred to have had the closing pushed back a few days rather than to be dealing with this hassle now because they rushed so much at the end and made mistakes that weren't obvious during our final walk-through. It's disappointing that such a nice home had such ridiculous superficial mistakes made, and so many of them. To be honest, it has us wondering if other, less visually obvious mistakes were made as well. Time will tell, and hopefully the warranty department will continue to be as wonderfully responsive. ... Me and my fiancé had a very difficult time with our mortgage consultant and I highly recommended that you check in regularly because communication was not good at all in my experience. The house is great although we’ve had a hard time getting people to fix little things that’s in the warranty

Having a home built while not on site to see progress was initially a bit unnerving. The Pulte teams attention to communication made the process a smooth one. Now moved in and any and all issues are dealt with from a communication and follow up point of view quickly and professionally. The suppliers used to build the house are also top notch.

Field manager was very professional and answer all of our questions.

My family needed a quick move in ready home, and the original buyer of our home was unable to perform. We love most of the layout (would have nixed the 5th bedroom in favor of a loft or bonus room, and would have liked a tub in the master bath) and the builder was willing to make a few last minute cosmetic changes for us. That being said after moving in there is poor craftsmanship and quality everywhere. And Pulte is unbelievably cheap!!! CHEAP!!! Most of our lightbulbs burnt out within the first few weeks or never worked when we moved in. They dont finish the garage walls. They skimp on the insulation. The planning room had cheap ugly looking laminate instead of quartz to match the rest of the kitchen(we already ripped this out) There are barely any straight walls in the house. There are lots of paint touch ups and dry wall touch ups needed. There are lots of markings and quality issues with the laminate floor. Kitchen island countertop has multiple cracks and damages. Maybe we are more picky than most but I probably would not build with Pulte unless I could be there every step of the way to supervise and make sure its done right from the beginning. I appreciate Pulte wanting to give blind construction workers job opportunities but I think going forward they should at least hire people who can draw straight lines and count to 10. (excuse my sarcasm) . Pulte sales people were nice and helpful and made it easy to find a quick house, but for half a million dollars I expected much much better. ... More

Bring your own Realtor, put all communications in writing during the building process and DO NOT CLOSE until all work is completed to your satisfaction. Even as disappointing as the Pulte experience was, Dan (the last minute appointed Supervisor) worked his tail off to full fill HIS idea of a quality experience. Thanks Dan!

Can’t say enough good things about our new townhome. Beautiful finishes, spacious closets and more. From start to finish our process has been amazing!

Very happy with our new house.

So far we have been mostly disappointed in the craftsmanship rather than materials. Attention to detail in workmanship and quality control needs improvement. To date, post-closing warranty issues have been addressed.

1) Major problems with the elevator in building 5. 2) Unhappy with paint or plaster that dropped on many areas of our carpet. Unable to remove without damaging the carpet. 3) Not happy with the management company so far. Don't feel like we are getting the support and communication that we need. There are only 2 buildings built. Concerned for the future when there are 9 buildings. 4) Not sure the delay in setting up recycling bins. No communication.

Issues show up daily. Overpriced extras.

Beautiful home, but moved in with multiple issues. Construction and cleaning crew did a poor job leaving paint spatters throughout the house on the outlets, carpet, windows, and tile floors. It took 2 months to get water heater to work properlt and two main walls downstairs are visibily bowed. Warranty officer is extremely responsive and has resolved issued quickly as trades are available, but shouldn't have to fix so many problems prior to us moving in...

We were pleased overall with the building process. Pulte responded in a timely manner to our concerns.

The staff in sales office were amazing. They were so supportive. Chris was awesome keeping me updated and walking me through things! Great experience

Having lived in the home for just a couple of months we are very pleased. The detail work is very good and the house is solidly built. The best thing about building with Pulte is the outstanding level of communication and support during and after the build. Pulte has been very responsive and has corrected anything that we asked be addressed, even well after the deal was done. We would definitely consider Pulte homes.

When we closed on the house, we found the place a mess. There were nails and screws strewn through the lawn on every side of the house and garage. Debris was littered all around. Painters had smeared pain on outside faucet, mortar and paint buckets were washed out and poured in the grass. We have a window that was incorrectly installed and it has been nearly three months with no one correcting the problem. Sloppy is how I would characterize your work and dissatisfied is my reaction to it. One of the subs on the house, the A/V installer has yet to deliver speakers and finish the install. After nearly three months, waiting for a sub to finish a job is unacceptable. ... More

Easy process but very hard when it comes to responsiveness to issues.

I am extremely happy with purchase of new home. Initial build quality seems very good. I would especially like to comment on home insulation which is really top notch, my heater is not running constantly which is saving me a lot of money. All appliances and AC unit are also of great quality and relatively quiet which is very important to me. Thanks

We had great experience throughout our new home construction. Great team to work with. We are very happy with our purchase.

Be sure to ask to see a house with the brick you choose (rather than select from pictures) because they wouldn’t take responsibility when the brick thye planned to put up was completely different from what we had selected, even though they hadn’t even started to put it up yet.

Pulte Sales team at Davis Ranch lacks integrity, respect, and a sense of honesty. The sales team says one thing, but then won't honor it, claiming I misheard them. Unfortunately for them, I've got a knack for holding onto things... especially when it comes to writing things down, recording meetings on my phone, and keeping track of every single email, but even that wasn't good enough proof for them. First, how do you justify the fact that my neighbor and I bought each house on the same day... and he paid less than I did for a higher configuration? Second, if the designs for a model change, let us know. Immediately. Don't let a customer buying the house tell you that only to catch you in a lie about how you already notified everyone and put up a sign in the model house. Guess that's invisible. That's just rude. The house has one below par on workmanship with irregularities of the walls and ceiling. I feel as if they somehow forgot to properly insulate some of the house too. Third, if I catch a contractor smoking in one house, chances are they smoked in multiple houses. What did you do about it? Absolutely nothing. Throw something in for me to make up for the fact that you aren't watching. Four, the amenities are a joke - quite literally... Was told there would be a basketball court, tennis court, etc. I think what they mean is the middle school that the community is next to might have those things. The community center next to the pool is absolutely tiny, the pool hasn't opened yet so can't comment on that even though I've already started paying HOA feels that are just going down the toilet. Five, seriously guys... Do you honestly think I'm not watching when you put down grass? Because you're right... i'm not, but my cameras are. Caught contractors putting down grass without top soil on my neighbors plot, which just so happens to have the same effect as what's happening on my plot, and all my neighbors... What do you plan to do about the fact that our lawns are dipping because the ground was not leveled? How about that flooding? The only good thing about Pulte is the two site MGRs they have: Aaron and Chad. The rest are rubbish. That being said, the neighborhood is amazing. The neighbors are sweet, caring, kind people. Davis Ranch is a nice place to exist, near the canyon park entrance, not too far from freeway, etc. ... More
