We are happy with our new home, but the build process wasn’t seamless. We are still fixing issues after move-in.

We made the mistake of planning move-in based on the dates the builder had given us. They made the date for closing but many items were missed or sloppily done for to make the date. After closing, we walked into workers in the house cutting holes in the drywall and hap-haphazardly installing the back splash tiles with all the associated mess. 6 Weeks later, we are still trying to get many items addressed. Most customizations we asked for were not allowed and any "late" changes to the order caused problems.

A very smooth and easy home buying experience.

Overall it’s good, but some part of the work did not finish or have some issues.

Overall house looks good and build quality is okay, but the upgrade options looks way cheaper than the price charged

Had some major issues prior to closing. Gave Pulte more then a month of heads up. Was told it will be taken care of. It of course was not done prior to closing. Now months after moving in still dealing with people coming in and out getting things done. Not talking about punch list, paint areas type of items. Major headache for something that could have been addressed prior to me moving in. Pulte is doing what they said they would but I am having to constantly remind and send emails to ensure that things get done. I am having to project manage basically and stay on top of things which should have been done prior to move in. I do not think I would build with Pulte again. Premium price for average to below average quality of finish. For sure do not get their options! Do it yourself through contractors after close and save yourself the extra headache and $$$. ... More

JUST GO A LITTLE BIT EAST IN ESTERO TO THE PLACE AND ASK FOR SAMMY, HE WILL WORK WITH YOU AND MAKE A GRATE NEW HOME BUILD EXPERIENCE.

pulte is cheaper and product really cheap. your new home will feel like old starting very first month

Overall, the home is great! The design studio was amazing and staff super friendly. Kerry was very helpful at answering our questions and making sure our home had the specific upgrades we wanted. However, we closed on the home from across the US and there were still many things wrong when we moved in. There were many issues flagged during the walk through that were supposed to be fixed, but were not. We are trying to put in warranty calls, but no one answers and the automated system doesn't allow for voicemails. Stepping on nails/carpet tacs in each doorway, severely cracked granite countertop, and a giant spot on the outside of the home that needs painted... no answers! The foreman for my home is exceptional. He addressed all of my concerns promptly and professionally. He answered all questions calmly, courteously, and in complete detail. He was awesome. He is an asset to you company.

Just closed on a new Pulte home and the they tried their best to get me to close with most of the finish work sub standard. I spent lots of energy getting them to do a half decent job when they tried to pass off substandard work. Subs rush through the work and don't care a bit about getting things straight, flat, or aligned. Pulte will attempt to fix things if you complain but even then it's still minimal quality. Go for a base home and add things after closing. Any extras you pay for aren't worth it because the workmanship is so poor. Make sure you get everything in writing because their word doesn't mean anything. ... More

We could not be happier in our new Pulte home. Our super built a beautiful home and Pulte mortgage kept us updated every step of the way. There were no surprises (which was a surprise) we definitely recommend Pulte to anyone in the market for a new home.

Be sure to ask who is going to be your neighbor, if they will give you the info. I have people above me who have handicap needs and the noise level is at times very high. Either more insulation is needed between floors or should be covered in carpeting....

For the most part, the workmanship, finishes and quality of materials are good. The customer service rep has also been generally good with follow-up. Our main concerns are with exterior factors. Garage front aprons to the narrow streets are almost non-existent (extremely short). The same goes for guest street parking - not nearly enough. Lighting at the walkways - also mostly non-existent. This makes it difficult for guests and deliveries to find our place - even dangerous. There is a small light fixture over each garage door, but less than half of them are on at night, leaving the streets fairly dark. ... More

Very easy to work with and great service!! Everyone that I worked with at Pulte was amazing and made the process very relaxing

The amount that I paid for my home I would think that it would have been very close to perfect but there are many minor things wrong that add up in time getting them repaired. I haven't reached out to warranty yet to get them fixed, but I am sure hoping that they will make everything right. There were some pretty big hiccups along the way that I had to fight for them to fix and make right.

We purchased a new Villa and feel it was a great decision for us. We owned our own home for 31 years and the Villa is the perfect option for us. The rooms are spacious and the materials such as quartz countertops, wood cabinets and other building materials are great quality for the price. Pulte offers many options to customize the Villa. We are excited that the best benefit for us is that all outside maintenance is included in the HOA fee. We are actually paying less for our HOA fee than we paid in exterior home maintenance for our single family home. Our Villa neighborhood owners consist of various age groups. Our experience with the Pulte team has been exceptional. Jill was extremely helpful in guiding us through the process of purchasing our home. We were happy with Pulte's designs and floorplans. The buying process was easy and everything went according to schedule. Would recommend to someone else!

I absolutely loved Mario and he was very responsive and helpful with any issues. I could not get in touch with anyone else for any issues at all! I have new things that I have found wrong with my new purchase but have been waiting for weeks for results.

Very good builder. A few items to improve more. Wish to have more choices of design options. Need solutions to reduce the noise of internal Heater chamber

My wife and I have purchased 10 new homes during our marriage, (military and then post military job moves), and while Pulte was one of our favorites (Centex was the other favorite) this experience was a complete nightmare. The subs building the project were horrible, incompetent, would fix one thing and make 3 more errors, it was almost like they were both unsupervised but also incapable of the level of work required to deliver a standard track home. I saw them leave huge amounts of trash (lunch bags, old coke bottles, constructure trash, in the center island and then put the marble island top on without removing it. The quality of the wall orange peel was awful, the appliances were dented or bent, our fridge had a deep scratch in the front, our iron railings were installed by someone who had never done them before and they installed them wrong and argued they had no standard for how to install them, the stairs creak like this is a 100 year old home, and much more. Each time we identified a list of things to fix, they would fix and then make many more errors, e.g., we'd ask them to repaint the window sills and then they would leave a circle of paint on the floor. The delivery manager worked hard to fix many things but maybe the subs were simply so horrible, and Pulte wouldn't fine or fire the subs and the delivery manager was simply managing far too many homes to be on top of everything, but the experience was so bad, we decided to sell the home the day after we moved in. I have pictures of all the homes in the neighborhood with ridiculous errors while being built. Huge amounts of trash in the front, or inside the home while building, silly ways of nailing wood together, terrible finish quality (it was like a bunch of junior high kids building a house for the first time). We even saw them (I have pictures) dump the prebuilt rafters for a home into a pile in the front yard like a pile of pick-up-sticks and then use a fork lift with chains to pull one out of the pile at a time and put them on the roof. Each was bending in strange ways such that they probably damaged the integrity of the prebuilt rafters. I also have pics of multiple houses where they had water leaks (before closing) and so they had to cut holes into the ceiling to repair and then pull up the carpeting to let it and the floor boards dry out. Who wants a house that has been flooded?? Pulte management needs to take a serious look at what happened in this neighborhood and how prevalent it is across the country. I would like to know that Pulte senior leadership knows about this and is responding. ... More

Should have 3 total walk throughs. Because when work isn’t done at 2nd walk through...and you are heading to closing, it puts you in a bind.
