Don't Push Delivery and Special Orders to Upset Us

We made the mistake of planning move-in based on the dates the builder had given us. They made the date for closing but many items were missed or sloppily done for to make the date. After closing, we walked into workers in the house cutting holes in the drywall and hap-haphazardly installing the back splash tiles with all the associated mess. 6 Weeks later, we are still trying to get many items addressed. Most customizations we asked for were not allowed and any "late" changes to the order caused problems.

Had some major issues prior to closing. Gave Pulte more then a month of heads up. Was told it will be taken care of. It of course was not done prior to closing. Now months after moving in still dealing with people coming in and out getting things done. Not talking about punch list, paint areas type of items. Major headache for something that could have been addressed prior to me moving in. Overall, the home is great! The design studio was amazing and staff super friendly. Kerry was very helpful at answering our questions and making sure our home had the specific upgrades we wanted. However, we closed on the home from across the US and there were still many things wrong when we moved in. There were many issues flagged during the walk through that were supposed to be fixed, but were not. Just closed on a new Pulte home and the they tried their best to get me to close with most of the finish work sub standard. I spent lots of energy getting them to do a half decent job when they tried to pass off substandard work. Subs rush through the work and don't care a bit about getting things straight, flat, or aligned. Pulte will attempt to fix things if you complain but even then it's still minimal quality. Go for a base home and add things after closing. Any extras you pay for aren't worth it because the workmanship is so poor. Make sure you get everything in writing because ...

Be sure to ask who is going to be your neighbor, if they will give you the info. I have people above me who have handicap needs and the noise level is at times very high. Either more insulation is needed between floors or should be covered in carpeting....

For the most part, the workmanship, finishes and quality of materials are good. The customer service rep has also been generally good with follow-up. Our main concerns are with exterior factors. Garage front aprons to the narrow streets are almost non-existent (extremely short). The same goes for guest street parking - not nearly enough. Lighting at the walkways - also mostly non-existent. This makes it difficult for guests and deliveries to find our place - even dangerous. There is a small light fixture over each garage door, but less than half of them are on at night, leaving the streets ...

The amount that I paid for my home I would think that it would have been very close to perfect but there are many minor things wrong that add up in time getting them repaired. I haven't reached out to warranty yet to get them fixed, but I am sure hoping that they will make everything right. There were some pretty big hiccups along the way that I had to fight for them to fix and make right.

The rooms are spacious and the materials such as quartz countertops, wood cabinets and other building materials are great quality for the price. Pulte offers many options to customize the Villa. My wife and I have purchased 10 new homes during our marriage, (military and then post military job moves), and while Pulte was one of our favorites (Centex was the other favorite) this experience was a complete nightmare. The subs building the project were horrible, incompetent, would fix one thing and make 3 more errors, it was almost like they were both unsupervised but also incapable of the level of work required to deliver a standard track home.
