The closing felt rushed, and within the first week I encountered several issues: a broken master bedroom door, a laundry room door that doesn’t open or close properly, poorly finished window painting, and an HVAC system that wasn’t functioning as expected. The builder’s response has consistently been, “Report any issues and we will fix them,” but many of these problems should have been caught during a thorough pre‑closing inspection. A new homeowner shouldn’t have to discover basic defects after moving in. I hope the builder invests more time in quality checks before handing over homes. ...

The loan team was really hard to work with, communication was not good and the platform set for it all was not used as it should, we ended up having to email paperwork twice, three times, four times over and over. The construction coordinator was great is kind and takes his time to explain things, however the finishing of the house had too many details that we taped blue and were not actually always fixed, we still have stuff that weren’t adjusted but he has done great communicating and trying to take care of it.

For a half million dollar house, I am greatly disappointed. I had high hopes that Pulte would build us a quality home and what we have encountered thus far is the opposite of quality. There are sections of our drywall that look like a toddler was set loose with mud and they called it a good day. Paint haphazardly applied (literally, it appears as though somebody spilled a substantial amount of paint on the floor in our downstairs powder room and couldn’t be bothered to clean it all up- I am still scraping paint out from in between my floor boards). What started as a very positive experience with sales and the design studio became more challenging once construction began. We encountered ongoing issues with follow-up, communication, and workmanship throughout the build. As a frame of reference, this is our third home and first new build. The initial sales experience was positive, with assurances of exceptional quality throughout the home build. Unfortunately, post-closing reality has been significantly different. Our primary concern is the poor build quality and finishing of our new home. Many issues we reported before closing were only temporarily fixed, and several patches have already come apart, with no response from the construction manager on the items they agreed to address after closing. In addition, we were disappointed by the misinformation from the sales manage - such as being told no price adjustments were given to buyers after a base price reduction, while we later learned that other residents did receive blinds or small adjustments. The quality of workmanship leaves a lot to be desired. Further, for a brand new home, the place was very dirty upon move-in. Lacking an attention to detail for sure. We have daylight showing beneath main doors to the outside and between the siding slats in the attic. This can't be energy efficient as advertised.

I believe what we got is a spec home, sold as is built as someone dropped. We faced number of challenges since we moved in and customer service personnel seem to be more of a co-ordinator rather than owning up to service the needs. Issues identified on hardwood flooring was coordinated with manufacturer who apparently said they don't cover the issues reported although it was acknowledged as an issue. Overall, the process was smooth. I found Pulte Mortgage to be difficult to work with. Their inquiries were on the verge of being excessive. I had a big disappointment with my flex room which was supposed to have doors and they weren’t installed. After my complaints I was given the doors and I agreed to pay for the installation which was a mistake on my part. It was their mistake so everything should have been covered; I brought the issue up with the builder but his attitude was that they wouldn’t agree to pay since I had been foolish enough to agree although he didn’t say so.
