Weekly construction updates were helpful as we were living out of state and could not be here on a regular basis to monitor progress.

Only been in the house for 6 weeks so it is a little early as we are still getting the house put together. Had a inspector review and inspect the house. Did not find many big issues. We have sent in requests to fix a few things. It is slow to get responses and people out to fix some things. So we will see. We have an inspector coming out after 10 months to respect, so we will see then.

Poor quality poor material

We are very happy with the house overall, disappointed by the property lot. We were lied to and never shown the lot we selected. Once with raaieed our.concern about our main issue. Nothing was done.

Everything was great during the sales process. Some quality issues in the workmanship were noticed as soon as we moved in and the responsiveness of Pulte has not been the best.

entire bricks, big rocks, and lots of gravel are left underneath the sod. the paint is the cheapest they can get. they are inflexible the exterior caulking looks like a 5 year old did it the concrete entrance way to the front door is an embarrassment have never bought a house with not one towel bar in it

Pulte are really good with their commitment. They take responsibility for the things they deliver. A few things that we don't like about was the charges they do have onto the upgrade options. They do provide the time frame for the closing which is really almost 4 months which really doesn't help if you are renting the apartment in your current situation. And qualities wise they always talk about the Pulte standards if you really find any defect or something that you really don't like with them.

There can be more value addition for the money paid for house. Builder should be having more professional staff for interior painting and trim works.

Attention to detail was poor. Landscape horrible.

Pulte offers some unique upgrades not available by builders like Lennar. There are some things that seem odd to not be able to upgrade. Interior doors are about as cheap as they come with no option to upgrade to a nice solid core door (we would pay). No option for interior wall insulation to dampen noise from room to room (we would pay). No option to upgrade the LVP flooring to a thicker plank (4.5mm was the only option - again, we would pay). We optioned for a ‘Media Room’ over the garage. A nice way to add space for family to come stay. There is a large walk-in closet AND a very large ‘unfinished storage’ (closet) that is not available to option as an extra bathroom. This storage room shares a common wall with the upstairs bathroom and would have been a simple upgrade (we would have paid 2x for this option). We have a quarter acre of lawn, with no option for irrigation and no shade cover to ‘maybe’ help in keeping the lawn alive. The HOA will fine us if we let the lawn die, so we have a sloppy mess of makeshift sprinklers everywhere to somewhat keep things green until we can hire a company to install irrigation. When building the house, our construction manager would tell us ‘this is how it has to be’ with a number of things we questioned with the build (sub-floor vs slab, wood deck vs concrete, mantel height, exterior shutters vs no shutters, painted interior garage vs no paint, etc.). We walk through all the new Pulte homes going in that were the complete opposite of what was shared. Our construction manager, Connor, was great. There were a few issues upon moving in that we are still trying to get resolved, but it’s as expected with new construction.

Mike had a concrete sealer applied to my garage floor the beginning of March without notifying me first. During my 3/10 blue tape walk through, the smile was very strong to the point I couldn't be in the garage. The celebration was on 3/23 that I didn't attend but my cousin that was there said it still smelled really strong. I moved in on 4/15. The smell was still very strong to the point that it was in the house and triggering my asthma. I opened a ticket with warranty to have it address. When I asked Mike to stop by, he said he was busy with walks so he couldn't. He never did reach out again. Average workmanship,,still waiting for issues to be resolved,, almost 2 months

Now that I have lived in the house for a while I can see every corner that was cut, and every penny that was saved. If there was a way to save money by using cheaper materials or process, then it is easy to see which choice was made.

So very disappointed in the quality of workmanship in our home. Lack of attention to detail. Once we were in our home we noticed so many things were completed sloppily. Felt pressured to give a good review on their in house survey. Actually had someone tell me we would be taking food out of their Families mouth if we did not give them all 10s. Made us wait well past the time communicated the home would be completed as well. Feel like the home was just thrown up.

I wish the craftsmanship and attention to detail was more on point. For how expensive it is everything should look perfect to the human eye. It’s not. The team is awesome and very responsive.

We have multiple issues with the house. First was the A/C which was blowing out cold air from the return. Found that the duct work was backwards. There is no water spickets on the sides or front of the house. So, how do we water the front lawn? The dishwasher does not work, my wife is very mad. there are several spots in the floor of the living room that are not level. Water accumulates in the floor by the back door because there must be a problem with the weather see around the back door to the deck must leak. My wife has been texting the builders rep many times. but he isn't responding. Oh Yea, one of the draw doors in the kitchen has fallen off. We would like someone to respond to us. ... More

Good luck having a rapid response to warranty issues!!

The buying, financing and closing went smoothly, however getting the pre closing punch list repairs completed has proven to be a real challenge.

As a first time home buyer this experience should be fun and joyful and it was anything but that. The only great part of our experience was our construction supervisor Connor. All other aspects were brutal. We ended up with a gorgeous home but it was a miserable journey. I would not purchase a pulte home again nor would I recommend it to others.

Unfortunately, after moving into our new home I notice more and more quality issues every single day. The dry wall is so cheap it feels like it could crumble just touching it, there are many walls where the corners are not at right angles and are crooked, the drywall has many imperfections, I am seeing the tape lines in the ceiling under the drywall, there are ridges under the carpet where the flooring doesn't meet, window frames are starting to rust (we have been moved in 2 weeks), front and back porches have huge cracks forming...I could go on and on. The quality sucks. Will never buy a new build again. Houses just aren't built like they used to be. I feel like I live in a house of glass that I have to be exceptionally careful with. ... More

The quality of pulte has gone significantly since the covid . It's been 26 days since we moved and we are already seeing the commode water drain peeling of from the wall. Also the windows are of very low quality. They cut corners to save money and make profits with cheap quality materials. Tankless water is making loud noises.

Financed through Pulte. Lived on property approximately 2 months. Construction still going on in the rest of the development. Dealing with attitude and disrespect from construction workers who seem to forget that I paid A LOT of money to live in the home they built. Home quality- walls are paper thin. You can hear family members in the next room. You know EXACTLY where other members of the household are based on sound traveling through walls and floors. Property grading could have been better in regards to drainage, appearance, and livability. THE BIGGEST ISSUE. Based on home inspectors report and other HVAC professionals - the heat pumps are improperly sized for the square footage. It has come to my attention that the town does not have building codes that pertain to HVAC sizing, which allows this process to continue. The Good: We were kept up to date all the time by the Field Manager. He was very helpful and always willing to answer any questions we had. After closing our warranty person was also incredibly helpful. The post closing warranty is quickly righting a lot of the wrongs stated in the bad. However, initial impressions of the Pulte Quality of the home were not good in a home that costs well into the seven figures. The Bad: Sales person communicated very little with us during the early stages of the process and made it very hard on us to feel comfortable with out selection of lender. The quality of the craftsmanship of the contractors was questionable at best. All concrete everywhere had cracks in it. The stone on the front of the house was cut in a way that you could easily see the inside concrete aggregate instead of putting thought into the final look. Stainless steel sinks were all scratched up. Doors were dented. Carpet looks like it cut by a child. The more you looked at the fine details the worse it got.
