Pulte was great overall and we love our new home

My sales rep was amazing. There seemed to be a rush in trying to close so they were fixing minor things after closing. When you do a walktheough, you should take notes of those areas because the contractors seemed to miss some things or just remove the tapes without doing it. I gave up after a while of finding issues. However, they are minor issues like paints. The master shower floor had stains that I've been trying to get out even after a month. Make sure you look at it during your walkthrough. This is my 4th home and the experience wasn't great. They have great standards and you really dont need that much options unless you want too. Not sure if it's the materials but you can hear everyone, no matter which room they are in. The sound is terrible. I’m more frustrated with the electrical system/workmanship of my house. I feel like I’m not getting my money worth. I should not be dealing with so much issues with my house. I am having to take too much time off from work to wait for service staff to work on my house repeatedly with failed results. I bought a home with Castlerock home builder in October 2020 and I have not requested anything from their house warranty till today. Something is seriously wrong with Pulte Electrical system service.

House seemed to be built too fast

Took too long to build and craftsmanship was subpar

Made things right, stuck by promises

again lack of transparency exists

I was expecting a better quality and upgrades for the price. What happens in sales center does not always translate to the design center. I love my house but process was rough. Contractor Justinwas easy to work with.

My experience was good in terms of home buying, and but since we closed, we have been identifying the issues pretty much in a lot of things, which made me lose trust on how the builder has handled the construction, and why within just first 3 months we've been experiencing all these issues.. I would recommend exercising caution if anyone is buying from them.. but to their credit, so far the responsiveness has been great, and they are resolving issues (although there shouldn't have been any in the first place)

Greats sales person , Not good construction manager

Our sales agent deceived us by not allowing to add a buyers agent and therby denying buyers agent commision.

It was not an overwhelmingly bad, nor amazingly good either. It was an ok experience. They have a very technical approach for everything which takes human aspect away. When they were delayed with construction because they had challenges they were happy with me because I was kind to them and praised me. But when I was 3 days away from end of my rental and they were still not done with finishes I saw no humanity in them to come to me and tell me that we are pushing closing ahead. So it hurts to see that they enjoyed my kindness to them but were not willing to show that to me in return.

If asked "Would you recommend Pulte to a friend?" my answer would be "No." While many of the individuals I've interacted with while purchasing from Pulte have been helpful and pleasant, the overall process was neither enjoyable nor satisfying. Sales Process: 3/5 Build Process: 2/5 Warranty Process: 4/5 SALES: The sales rep was generally helpful and nice. I did find that it became much harder to get a hold of her AFTER we signed the initial contract. Overall, though, a decent experience. BUILDING: Though when we entered the contract we were told that closing should be able to happen within a couple of weeks. Instead, it was over a month. There was poor communication throughout that process and the opportunities to walk-through and blue tape the home were rushed. One of the major delays involved completely re-framing three windows in the main living area because the original framing was so bowed as to be unsafe. WARRANTY: Thankfully, our warranty rep has been very responsive and helpful. Which is EXCELLENT because there is a LOT on this house that needs warranty work. Almost every room has needed/will need warranty work, as well as the yard – we've had floor tiles replaced, grout refinished, counter enamel repaired, yard re-graded, and door frames adjusted – and that's not mentioning the work that has yet to be submitted: door latches not functioning, exterior doors not sealing, wall-paint flaking, nail-pops (and other settling issues), and on and on the list goes. Again, thankfully our warranty rep has been great to work with. BUT... if they had built the house right the first time through, most of these would not have been necessary and our buying process would have been much smoother. Pulte overall was ok but they did not work as a team between sales, builder and mortgage, and title. I was hoping that but having everything in one place the experience would be smoother but many times the staff would respite d that’s not my job .., it’s the other department job… while I understand each plays a different role the responses and willingness to help resolve or transfer calls within the organization should have been done with the customer in mind. I was purchasing my home from a distance and hopped by having everything under one company would have provided for a smoother transition in the process. In addition my home insurance, which I ordered through Pulte, was canceled for non-payment even though their title company sent them a check through escrow. I'll start with the positives: The sales manager was the most positive aspect of this experience. He was kind, helpful, and consistent. The price of the home was also fair...but the low price was also paired with low quality. The negatives: Squeaky floors Uneven, lumpy carpet throughout the upstairs Cabinetry installed crooked Cabinet trim cut incorrectly Screw holes in drywall not covered up Paint drippings throughout downstairs floor Deep scratches on the glass on office doors Many of these issues were brought up in the walk-through and pointed out to the construction manager. He failed to address almost all of them and then pressured us to go ahead and close on our home and use our one-time warranty to cover the issues. This is our second home purchase, the first was with a different builder. That home was half the price and double the quality of this one. The inexperienced construction manager paired with the poor quality construction made this home buying experience very disappointing. Overall experience was not great.

Had I not been onsite there would have been so many things that would have had to be addressed at closing or under warranty because of poor workmanship and not being noticed by management onsite. Raylan did the best he could to follow though with the issues but he was trying to oversee contractors that didn’t care about their work. When Josh took over things changed. He was able to address the issues and get them corrected the first time I pointed it our not after I had to stay after him several times. In the end I am happy with my home I just know that some of the other neighbors who were not here to oversee their homes construction will have many issues that Pulte will have to deal with. ... Pulte home buying process took much longer than expected beyond what was communicated. After the lumber shortage ended, delays were CONSTANT. Much of the contractors in this community were unreliable, slow and didn’t provide as quality of a product as Pulte was charging.

Chad from sales and Jeff the construction manager are great. They quickly answered any questions and addressed any of our concerns. Most of the construction materials appear to be of quality and overall build of the house is good, but the attention to detail by the contractors is not there. Not all of our concerns were addressed before closing, but Jeff stayed in contact with us to make sure we were taken care of. Warranty process is simple and the response is quick. The loan process was by far the worst I have experienced. The Pulte website to upload documents was very problematic and I had to send documents via email in order to meet our closing date. Charlotte, the loan processor, did not seem very organized. The required documents list kept changing and I was asked to write a letter as to why I want to purchase the newly constructed home which was very strange. On the day of our scheduled closing day, Charlotte was out and a different loan processor reached out to notify us there was an issue verifying an employer. This was after having received loan approval days prior. This had us scrambling trying to resolve, but our closing date was rescheduled due to the issue. This ruined our plans for moving and wasted vacation days taken to close on the originally scheduled date. Horrible experience. House was delivered after 2 years of signine and it felt like i learnt construction engineering in the process looking after everything at each step. Except for the last CM, we wouldn't even have closed in the 2 yrs. He is extremely detail oriented and focussed. He is Pultes chance for revival of their name.

My home took 13 months to complete and it wasn’t even complete! Pulte fired my project manager and gave me a new one 2 weeks before closing. The quality of work and attention to detail was horrible and the new project manager has done a wonderful job of making things right but the home took entirely too long to be built for there to be so many issues with the home.

I purchased the home through online search. Though some aspects of the buying is satisfactory I still felt that Pulte has not lived up to expectations in this community.

Solid experience overall, difficult time to really compare because of the supply chain issues and other factors out of Pulte control. BUT - the neighborhood currently has so much trash in it due to the construction and workers. I have to clean my yard, DAILY, of multiple pieces of trash.. cans, food wrappers, beer boxes, construction trash, etc. It’s really sad, and makes me disappointed that Pulte does not care for the environment at all.

We were promised that things would be completed after closing but very little progress has been made.
