New home buyers must watch closely at each stage of the construction and third party inspection is a must. Make sure all issues are fixed before closing if they be ready for months and months of follow up. Slightly over priced so try to get discounts or credits before you close.

My backyard looks messed up.

We ended up with two contractors during this home-buying process. Our first contractor was Kyle and he tried to update us on a regular basis. Daniel jumped in at the six-month mark when Kyle left. He provided weekly updates and tried to address any issues we saw when we visited the property.

I didn't appreciated not being told up front that Pulte was waiting on a lawsuit to be over between the developer and another builder. We should have been in our home in September of 2021, but they didn't start until October 2021. the first building manger we had was a nice a person but, he gave me the feeling that he either know what was going on with my floor plan or just didn't care. When you asked him a question, sometimes he acted like you were getting on his nerves or shouldn't be asking, but with the amount of money I am paying for this home I have every right to ask any question I like that is within reason, and respectful. I was told that I would get an update weekly. Most of the time had to call them. When we got our new building manager, I felt bad to Jose because he walked into a giant mess. When he got here he got more done from April 14th to May 26th, and the first guy had been working on the house since Oct 2021. As far as the people you contract to do the jobs, you might want to do a little more background on them. A lot of them don't care how things are done, because its not their house. I initially like the builders response to repairs of the house. I did not report any issues on my 1 month survey as he was prompt and fair. After the first 1 month, any other repairs were not taken care of in a timely manner and builder ceased to respond

Alijandro, Chad and Ben were a pleasure to work with.

In general it is a good builder, just the final details are the issue, for example: some cabinets were damaged during installation, the kitchen hood, good news is the builder is helping and fixing the issues, really slowly, but they are taking care.

Overall the experience was okay. I love my new home, but getting here was a bit challenging and seemed to have too many bumps in the road. Not sure if it was COVID related or a common issue.

Long wait for responses, long wait for information, no replies.

Everything started off wonderfully but after several understandable Covid delays we had to force them to admit that our closing date was being delayed. Everyone is very nice and accommodating throughout the building process but once you get closer to the closing table it becomes very aggressive, threatening, and careless especially if you choose to go with a non-Pulte lender. Upon final walk through there were SEVERAL issues discovered by our hired inspector. Thankfully they addressed most prior to closing but there were still issues found after actually living in the home for two weeks. Overall in the end its a beautiful home and it has majority quality items but you have to stay on them and pay attention if you want to make sure it is done right. ... More

Couple of things that I would change from having a pulte home.

My home buying experience was filled with a lot of emotions. The overall experience was a blessing thanks to my realtor & the lender. Other than building my home, Pulte Homes contributed nothing to making this a joyful moment. I wouldn’t recommend them due to the poor quality in customer service. All Pulte well s concern with is securing the contract. They put up a great facade! They build beautiful homes but the customer service is horrible!

Not a great experience. Not a pulte experience

I was literally cheated with Sales Person. I was not told when i am signing a contract. I bought a corner lot and charged $10000 extra for lot premium saying that i would get extra fencing in back and sixe yard. After construction they mentioned that lot was key-locked lot and dont get any extension for my corner lot. Sakes guy simply said sorry.

Pulte homes are average. Lots of things they can update especially in the design center. In regards to the loan that was all good. Warranty is where it seems to be slow. I’ve been dealing with an issue since moving in and still no resolution. It’s inconvenient and now playing a waiting game.

After you’re in the home it’s almost like you are forgot about. They were supposed to do a 30 day inspection and no one has come by. My office doors are supposed to be replaced but they still haven’t done that either.

Pulte will build you a better and more efficient home than most home builders. However, I am upset with Pulte’s quality control. There have been numerous imperfections with my build that required or require rework. It’s even worse when you feel like a pest when you have to contact the build manager to address the issues and they end up getting mad/annoyed like it’s my fault for catching the imperfections that they failed to fix. It takes less time to do the right thing first than it does to explain or fix the problem later on. Build quality is not good

We had many issues with the build of our house. Poor response to our concerns.

Although, was not 100% completed by our close date. We trusted Pulte's Contruction Manager to complete our Punch List within a reasonable period shortly after our close. We are now over 30 days since our close and unfortunately, many of our punch list items remain incomplete or poorly done. Because we are now 30 days past our close date, Pulte's Construction Manager now refuses to respond to our texts and emails regarding the open issues. I suggest the buyers beware and do not close until your home is complete and satisfactory.

Originally I was very impressed with the quality of work when walking through the houses. After almost completely going through the process we find out we should have had a couple of walkthroughs as the house was being built. The only walk through we had was during the final punch list. During the punch list numerous issues were found and unless specifically written they won’t try to fix even if mentioned. We tapped a lot of errors, but they were overlooked. Even at final closing there are still tape markers not addressed. In addition it almost seems like a burden to get them to fix. They are respectful, but the intention doesn’t seem to be there. All the windows had issues with a breeze coming through. Then when asking the builder about it he didn’t infer there was really any issue, but when the window people came they said all windows have issues. Had one of their door contractors come out to fix the door alignment, but in the end he fixed the seam to weather stripping error, but ended up making the door latch very stiff and not fit correctly. When I tried to explain why this is an issue he brushed it off and said that’s how it’s suppose to be. After they left I had to fix this on my own. Which isn’t the issue. The issue is we spend money on a new house, and have to correct the mistakes made by pulte. Numerous paint errors, but were told that is what the touch up paint kit is for. They said they could get someone to come out, but it might be easier to do it ourself. Which is what I did seeing the quality of subs. Personally would not recommend these builders to anyone. Too many promises and very nice people till you close

Buying a new build with Pulte was a mixed experience. Their communication process with us was okay but there are alot of problems that we’ve experienced since moving into the house that was supposed to be fixed before close. They took it down to the last minute and assured us that everything that needed to be fixed would still be fixed after closing and that hasn’t happened. We had a 30 day check in and everything that we pointed out during the check in still hasn’t been fixed. At this point we feel like we’ve been strung along in regards to the existing house problems that were present during the close. The sales agents we dealt with were great to work with. Our second project manager was significantly better than the first one. We’re just very disappointed that none of the issues that we pointed out during the 30 day and even before close were addressed and we keep hearing the same answer of “oh I’ll reach out to the crews and get back to you”. ... After paying 500k for my home. I feel the home is not that great quality especially the doors they are so poor in quality.

Overall good process but elongated by Covid delays in materials. Home build is mostly fine but we are finding some sub par workmanship in areas and obviously things done quickly and not to highest quality. I personally had to chase things up myself and noticed things not done which the construction manager didn’t notice. A number of cosmetic issues after close which took quite some time to fix. Nice team and friendly but overall some poor finishing details.
