The home buying process was great and easy. However, when we closed and moved, we found many issues with the water and drainage system. Workmanship in general was subpar as well.

The buying process went very well. Shout to Reem our sales consultant and Caroline with from the mortgage company. It was a pleasure working with both ladies. Construction and warranty has not been a good experience. Pending items from final walk was not completed and warranty items submitted over a month are not completed but interior and exterior. I would not recommend purchasing a Pulte home based on quality and workmanship from construction.

The builder was great on communicating there process

Excellent builders!! If you are going with their own mortgage loan, make sure you have every document available- that was the stressful part, the building process was fast and my home is beautiful!!

If I purchase another pulte home. I'LL be sure to bring in my own lender

The sales consultant, Lisa, and construction manager, Charles, are awesome and worked hard to ensure my process was smoith. I had a horrible experience with Pulte Mortgage and wouldn't recommend using them (although the incentive makes that difficult). The mortgage process is why I didn't give 5 stars. Lisa, Charles and the rest of the team deliver consistent 5 star customer service.

The experience was ok overall, but the main detractor was the horrible mortgage process. Poor communication and a flood of last minute document request was extremely frustrating and made me want to abandon the sale altogether. I’ve since purchased another home two doors down and I am SERIOUSLY CONSIDERING WALKING AWAY FROM THE BUILD AND LOSING MY MONEY. The quality of materials is horrible. The pace of construction is slow. The craftsmanship is awful...and I MEAN AWFUL! It’s a home for my mother, and I wouldn’t live in it. They changed framers and it shows. The two story house going up next door has better materials and is being constructed quicker, cleaner, and with far better craftsmanship. I want someone from Pulte to call me and schedule a visit, because I am exploring ways to walk away from this project, at a substantial loss. I am beyond furious when I as a consumer have to walk into a house that’s being framed and tell a framer they put a wall where a door was supposed to be. Additionally, tell them the back patio door was installed in the garage. Headers missing, shoddy workmanship, inconsistent installation of moisture barrier, ceiling joists not installed, trash lumber inside the structure, supports still up because the framing has been halted or done half assed, mud and dirt all over the structure...and the list goes on. ... Pulte Mortgage gives you hard time each email sent you have to start from the beginning and explain everything from Starting. From my experience I prefer to look to search for more professional Mortgage Co.

Pulte Homes has good service. Like others builder, they have sister companies that will offer you Title service, Loan and Insurance for incentive. We didn't get any of other services, except the Loan (Pulte Mortgage) and Pulte Mortgage's loan officers we were assigned to was HORRIBLE, didn't answers questions and slow to response. Pulte Homes itself provide great service from the sales person to the construction manager and customer care people after closing. The mediocre workmanship come from all the contractors and sub-contractors they hired. They are not detail oriented and miss few things here and there. If you are OCD, you gonna have issues. Overall, Pulte Homes quality is pretty standard. Again, we only bought home from Pulte Homes once, and the market we are in right now is sort of weird, supply chain issues with building material and labor shortage which is maybe the reason why the contractors and sub-contractors aren't that good. ... Sub contarctor for electricity is not good. Poor in responding concern

Pulte house itself is a good choice, but never use pulte loan. Before considering getting the poor incentives from the builder’s own loan company, please google Pulte Loan reviews and see the customer comments on yelp. For my own horrible experience, I’d like to give it minus star if I can .

Check in great detail the finishes. I have been in the home for almost a month and are still finding issues with sheetrock, paint, and caulking. There are also some details in the way it was designed that are questionable. Overall the home is nice, probably would of enjoyed the home more if we were not constantly having issues. Our warranty rep is quite responsive and has been a great help and resolving issues.

Pulte built our home quickly (but not too quickly) and the frame quality was above standard. The final finishing touches required lots of re-work and they were correcting them until our closing day but they were able to get everything done. There were some small things we did not catch but overall, our home is excellent and we are happy with it. There were inconsistencies between what we were told pre-build and then during the building process but you just have to keep checking in and making sure that everyone is on the same page.

Home quality and finishing together with responsiveness to warranty issues can be much better.

There are Paint marks all over the floors Wooden flooring has cracks and swollen planks Paint texture gone wrong at many places, very badly done Door holders started breaking down in just a month

I was not pleased with my Pulte home. Upon my moving in the air conditioning unit completely malfunction and I had to air for many hours on my move in date, not to mention water dripping from my master closet. I also experience electrical issues, where my main line was cut and I was without power for over 5 days. This has not been a great experience at all!

The sales rep, mortgage lender were all very nice. The problems came after. The contractor did not fix everything he said he would. He then ghosted us. We had to file warranty claims and of course they couldn’t all come at the same time so I had to take multiple days off from work and one time a worker stepped through our ceiling causing another thing that needed to be fixed. I finally just gave up. The counter tops chipped (in like three different spots) in the first two months. We were told the counter tops were very durable but obviously not. Tried filling a warranty claim and was denied. Apparently everyone needs a water filtration system in the home, that would have been nice to know how bad the water is. We love our home, but the experience we went through was not pleasant at all. We came to a house to a non working dishwasher, a hole in the outside roof, the grass had foot prints that made the surface uneven.

Overall sales on the front end is great and so is the title process, especially closing day. The in between of signing a contract leaves much to be desired. We had a poor experience with the underwriting process due to poor communication from the individual working on our documentation (1 month gap between responses). Additionally, our construction manager was the last person I would ever want to be in charge of managing the construction of our home. He was unresponsive, had poor project managemet (closing was delayed because he was unaware a portion of the roof was not yet ordered), and on our final walkthrough, which is supposed to be when you sign off, there was a laundry list of items that weren’t complete or very obviously needed to be repaired. You could tell that no one was doing regular inspections of the workmanship especially leading up to closing. We literally had to come out to the house 4 hours before closing to sign off on the final walk through. Which there were still issues but as closing had already been delayed once we decided we would submit warranty tickets. The warranty process is also very slow and have had the trades rescheduled/no show multiple times. Also, due to the constant delays on our homes and the last minute fixes an entire side of the sod laid is completely dead as it was trampled due to all trades being on site the day it was laid and further there are giant spots where dead sod was laid and was pointed out prior to the closing process which was not resolved. Basically, have to replace the entire side yard and 1/4 or the front and back yards sod on our own within a month of moving in. Honestly, feel like we did not get what we paid for in respect to the sod. Overall, the house was a great value and thus far seems to largely be good quality outside of the warranty items and sod. The buying experience was great. The builder, Ryan, kept us updated along the way and the mortgage team was very helpful. The overall layout and quality of workmanship has been great. However, since we’ve moved in, the warranty team has been very unresponsive for the issues we have had. We have been in the house almost two months and have had constant AC issues. Multiple rooms, upstairs and down, have been 10+ degrees warmer than the thermostat. The AC company was informative but they told us to make the repairs, they had to wait on Pulte. I reached out to the warranty coordinator multiple times via text and email after I was told what was going on and it took almost two weeks to get any response. Once I got the response, I told the coordinator our availability and the AC company showed up on a day when no one was home. It is getting rather frustrating. I have yet to get a response on some of the other issues we have had. Most things are great but in Texas, constant AC issues with no response is definitely no fun. ... More

The experience of purchasing the home direct with Pulte was pleasant. We found the house to have our ideal layout. They included extra favors without cost to us and were much appreciated. The energy efficiency features are noticeable, even when compared to our previous home which was also a new build with similar claims. We generally get very quick responses to fix issues around the house, but the number of issues keep growing. Workmanship and material wise, it is a level below our previous builder. The issues range from things breaking, bad installation, to material choices that could be more thoughtful for long term ownership. The walls and paint crumble at the slightest bump (the surface is also very porous, gets dirty, and impossible to clean without damaging). The kitchen sink bottom was flat - bothered us so much that we spent money to replace the new sink with one that actually sloped down towards the center drain. The wood floors have a surface that dust easily stick to and not easy to simply vacuum. Our previous home had ScuffX paint and quartz sink - incremental qualities that we took for granted looking back that made our homeownership cheaper and more carefree. Then there are the actual issues. Two doors couldn't close. Floor board under carpet popped up. Garage door de-railed. Circuit breaker issues. Sliding door had problems closing tight without force. Plastic bags embedded in the back deck concrete that became exposed. Scars and grooves on the garage concrete from construction. In the community, the gates still haven't worked consistently (remote issues, gates wouldn't open or close, keypad broken, EZ tag feature still hasn't worked). In our first year in our previous new build house, we did the 1-year warranty walked and fixed 3-4 things max, all from the expected house settling). We've blown past that in the first month. ... I appreciated the step by step process by construction and leading up to closing, but then once I closed it was all different. My dishwasher was installed wrong and caused major water damage. This resulted in my hardwoods being removed and replaced during my first week (the very next day I closed). I couldn’t properly move in and access my kitchen for days. There were many issues with how the home was completed with an overall “sloppy” completion. Even when workers were sent back out they did not fix it properly and had to come out again and again. I still have unresolved issues. I have to keep asking and follow up on unfinished work and do not feel that I got what I paid for when I closed. The communication is weak and quality of the finished product is disappointing. As a first time homeowner, I walked into a mess and was completely unhappy my first week when it should have been a happy first week. Now a month into my first home, I’m still trying to get concerns addressed and my home finished. For example, I paid for screens on my siding doors and they never were installed. That’s a month without them while they were paid for and I had to point this out to Pulte myself. Sprinklers were not installed correctly and in the wrong position and I’m still waiting on this repair and cannot use them until they are fixed. Scratches and stain on my kitchen counters. Bath tub dented and scratched. The list continues. Pulte keeps telling me to wait or that they are working on it, but I lost trust in the process. I have to be the consistent reminder and stay on top of every detail. Overall, I am having to take time out of my work schedule to schedule repairs that should have been addressed during inspections. As we walk through our home, I see so many flaws, lack of heart put into the smallest things. The caulking looks like a childs work, corners are not squared and off on sides, counter tops drilled for 3 holes and there should have been one. Instead of replacing, it was covered and left as if we wouldn't notice. It was attempted to be fixed, but for sure still noticable! Cabinets are leaning and it has taken forever to get them to even call us back. The carpet on steps is unraveling. Im having a hard time with all the imperfections! On a new home??

The build was good but after closing sucks

I am 2-1/2 months in and here is the list of what I have had issues with. - Cleanliness. The exterior of the home was very dirty and they had to come back 2 other times to clean mud, residues from windows, concrete, and debris. They still left behind razor blades and nails as well as other debris after 2 attempts. - Fence was not finished. Missing topper on front facing section - Wood trusses were missing from the front of the house and one of the ones that was installed was wildly crooked. - Wall plates and other piping that runs into the wall left with gaps where you could behind the drywall - Grouting and finish work in areas that were not visible standing were not done - Cracked kitchen cabinetry was installed and had to be replaced later. The touch up work still has blemishes. - Gouged bathroom cabinet had to be replaced - Broken exterior water spout handle still not replaced - Uncovered wires on AC unit knocked loose by my dog turning off cooling - Crooked overhead shower pipe that as of today I discovered was only bent back into place and shimmed with folded magnets and caulked over. - LED lights in kitchen already gone out - Mold discovered by me during the build process AND THE BUILDER WAS JUST GOING TO FINISH OVER IT. A whole run on 2 sides of a wall had to be removed treated and some of the wood replaced. - Blueprint was wrong and I had to catch the wrong installation of a water heater instead of the tankless system That is what I recall off the top of my head. In my opinion, that's just too much. Another frustrating part is in trying to get all this stuff handled, every time I send in things to be addressed they are never fully taken care of. For example if I have 3 concerns 2 get handled. It's been that way since the build process. The attention to detailed communication is lacking. I will add that I understand the contractor world. I manage flooring contractors in 28 markets across 5 states that service retail customers. I feel like these things are just kicked over and little follow up or accountability to the end result is actually happening. I think it would be nice to hear from someone that is not just in charge of cleaning up the warranty issues. ... More
