We love our home and are exceptionally pleased with it. There have been a few issues, but between the project manager and warranty consultant, things get fixed pretty quickly. The difficult part of the home building/buying is we lived in VA while the home was in TX. Until the last 2 months, it was difficult to get updates on the home. The final project manager was the best in keeping us informed.

My experience was great. From the initial walk thru to the last walk thru, anything that I saw that needed attention got it immediately. Overall, a great experience.

When we moved it the home is beautiful but there were Significant amount of unfinished cabinet trees and paint areas for a home that is valued at $450,000 I would expect it to be almost perfect. I think there was a lot of opportunities to finish the home but it seemed very rushed I still love the layout and the home itself but we are still waiting for some of the Cabinets and baseboards cabinets and baseboards to be finished. At the end of the day there were a lot of small things that were missed and those are usually the biggest.

Our Pulte was well built from the foundation to the roof. Disappointed in the quality of the lawn that was installed. Too many weeds in the lawn from day one. They have added some top soil due the uneveness of the lawn. I'm working tosolve the crab grass problem but feel Pulte should provide a better quality of grass.

the house is very well built with every detail very well finished, my family and I love the neighborhood the neighbors are very friendly . only one detail that I did not like was that the house was not cleaned before closing ,it was very dirty with a lot dust and one of the bathroom was extremely dirty the windows full of dirt .I talk to the representative she says they hired a company to clean the house, I do not think they did the work ., I had to hire staff to clean the house ,I couldn't let my daughters play in a dirty house

Field manager was very responsive to concerns. Build quality is not what I would expect for a $350,000 house

Overall good experience

We had the best sales person and field managers. Keeping in constant communication throughout the building process is crucial. We checked our house several times a week. All issues and concerns were addressed quickly and professionally. Although there were a few things we would have liked to change overall we are very happy with our new home.

We purchased a new Pulte home this year. I have purchased 4 other new homes previously by other builders. Tho Pulte builds a nice home, we’ve had more issues than expected. Things that should have been identified prior to posting it for availability. Plumbing issues with 3 sewer backups in the first 2 weeks. Drain lines apparently has construction debris in them. A leak between the wall that required a lot of work and remediation to fix. I’ve noticed other issues that will be addressed to Pulte once we’ve confirmed the most urgent ones are fixed. I’d say Quality Control is an issue that should be addressed. Not just pushing for deadlines in the construction process. As I stated, with my previous home buying experiences. I’ve never had the problems that have arisen with this home. For the over-inflated price paid for a Pulte Home, we expect a better quality workmanship on the build with far better attention to detail in the build both interior and exterior.

The overall experience was ok, just we had some issues with the trees and garden and It is taking so long to repair. Other than that the house is great. I love it.

Overall we are mostly satisfied with the house. However, we felt like it was rushed as we approached escrow time. The process does take a long time but laying sod the day our escrow closed wasn't appealing. The wood for the backyard fence needed replacing in some parts. QAQC missed some rotting planks, but the warranty team was quick to repair that. Why couldn't the wood be treated/waterproofed as we have a part of the fence that is bending and nails that no longer play a part- especially if you're dropping over $540K. There are lumps under the carpet and some might even be a screw or nail. There are some nails that are sticking up from the carpet under the stairs that have needed to be hammered down as well. Our experience was up and down with a bunch of delays but both Nancy and Austin took great care in keeping in communication with us and getting us in our new home as efficiently as possible.

Our build happened during the COVI-19 pandemic. There were a lot of set backs during the build and our construction manager was great at handling each one and helping us through the process.

Although our salesman was new with Pulte he was fantastic!! He always made himself available and he is the sole reason my husband and I stuck it out with Pulte when things became rocky. Our first construction site manager refuse to ever meet with us then out of the blue he quit. The second site manager was 100% better and communicated with us weekly. There was a 60-day delay in the construction of our house. Delays happen with construction; however Pulte did an extremely poor job at communicating these delays. When there is a lack of communication, problems will surely arise! All delays were discovered solely because we were proactive in requesting updates. Pulte provided us feedback regarding the delays: 1). The first site manager quite and he did not do some of the things he was supposed to do. Well the customer is not responsible for the actions of Pulte’s employees. 2). Pulte’s second reason for the delay was their construction worker were getting sick from COVID-19. I completely understood Pulte’s second reason for the delays. Where Pulte failed was in the communication department. Had we not inquired about not seeing any movement at the house site, we would have been in the dark. Supposedly, the delays had an effect on multiple houses been built. If this was a mass problem Pulte should have communicated these issues in writing (email/letter). When we would visit the construction worksite we often found beer cans throughout the house and yard (yes, we have pictures). We were extremely concerned and provided a Pulte representative the pictures and mention this matter in a survey. No one from Pulte contacted us regarding this matter. We found a water bottle find with urine placed in one of our tubs and yes we reported it and have pictures. Just as we reported food wrappers throughout the house site (in and out) to include yogurt, some type of meat bone, and fountain drinks. Then one day we notice what appeared to be raccoon footprints and once again I took photos. We did hire an independent home inspector, especially after a couple driving by in the neighborhood yelled out “Make sure you get a home inspector.” I have never experienced anything from neighbors before. We decided to go with Pulte’s financing due to their incentives. The young lady who served as a loan manager for my loan was very pleasant. I noticed she was asking for paperwork that was originally generated from Pulte. What I discovered is Pulte business processes need to be improved!! An example is a request for a receipt. We made a payment to the Pulte’s sales office using our debt card however Pulte’s financial department request a copy of the receipt from us the customer when Pulte already had a copy of the receipt on file. This is at no fault of my loan manger as she was just following Pulte’s processes. There should be a benefit to doing everything related to your house with one company. As with any new house defects will be discovered and we are slowly discovering them. We discovered one major defects (front door lock not working) and multiple minor defect. It took roughly 30-days for our front door to be replaced (completed yesterday). We are waiting the other items we discovered to be fixed and some replaced. I wish we had asked more questions. We would have made slightly different moving arrangements. There were too many issues after closing.

The virtual purchasing experience was quick and painless. It helped that the home consultant actually lives in the neighborhood and can give honest feedback about Pulte and the ins-and-outs of the new community. We liked the virtual design center appointment too as it was easier for us to narrow down on our picks and not spend on other things we would have seen if at the center in person. The build process was fast however even though we were told the house would be done by mid-November, this doesn’t mean the whole house, just that it was structurally sound. The house was still being worked on even post-closing. Warranty has been responsive but we definitely recommend that home buyers do not close until even the aesthetically flawed items are fixed if time isn’t an issue. The exterior of the house is nice however the workmanship could improve in the interior. We found the inside of one of our linen closets with an incomplete paint job - as if they were hastily painting to just get it done. I just so happened to notice that the walls facing inward were haphazardly painted with lots of exposed drywall still. A painter was sent quickly after I let the field manager know. We paid extra for hardware in our kitchen and almost all the doors and hardware were misaligned. This took over a month to fix and oddly enough, the cabinet technician that was sent to align our cabinetry did not have a level or a ladder. Luckily, we had these items and just let him use ours. There was a crack on our entranceway tile and we were scheduled a month out for the repair. Once the tile technician came out, he looked at the leftover tile Pulte left for us and informed us that Pulte failed to provide the 17x17 tile so now a box has to be ordered for us and we are going to be scheduled out yet another month. Our front and back yard had nails and trash on it when we moved in after closing. Brown sod was delivered and installed. We noticed afterwards that other houses on our block had their front yards raked and pretty much debris/trash free before sod install and the sod that was delivered to them was still green. FYI warranty doesn’t cover sod. There was a gap under our front door that let bugs in and messed with our insulation -which also took about a month to fix. Overall, the field manager was responsive 30 days post-closing and the warranty officer has also been responsive and easy to communicate with. We’re also glad that we only pre-plumbed for a water softener and then got our water softener system directly from the vendor because it was considerably cheaper than going through Pulte. Same with our security system. We opted to have them put in a panel for us near our Pulte Planning Center for fiber internet and stuff (total waste of money) however it was frustrating that the panel is useless and both our security and AT&T fiber had to drill elsewhere to be able to work. Be prepared to go around with a hammer to hammer down the nails in the carpet as all of us, including our toddler got our feet stubbed plenty of times. Also vacuum as soon as you can so that you can get all the staples, dust, dirt, and other stuff from the build. Having a home inspector is a regular part of any home buying process (regardless of existing or new construction) and ordinary. It would have been great for the Pulte field manager to work with our third party inspector directly. However, Pulte told us they do not interact with our third party inspector so we had to be the go-between. Considering on top of this, this is COVID times, Pulte should consider coordinating (as they strive for excellent customer service) and not leaving it to the homebuyer especially those like us coming from out of state. ... Would have gave them a 5 but they was in such a rush to meet their deadline that I had to keep asking questions about the same problems items I wanted fix. PM was patient with me but I just feel like the whole build was rushed.

We had great success working with Ellen in sales and Peter as the PM. We are very happy with them and their attention to our concerns and questions. We continue to be frustrated with the paint, texture, tile, door, electrical, appliance, etc.. work the subcontractors completed too quickly and with poor effort and attention to simple detail.

It was a wonderful home.

The quality of the package for a Pulte home is well designed with value added bonus systems which make the package of a Pulte home a good buy. The onsite team here in Veramendi are above the bar in excellence and responsiveness.

Would have got 5 stars but my AC line wasn’t hooked up and leaked out into my walls and floor, doorbell didn’t work, oven was broken, melted parts in my dishwasher, grass was dead due to a covered up sprinkler head.

During the home buying and building phase of the process, Ana and Trevor were outstanding. They provided timely updates and even answered my questions when they were not working. Unfortunately Pulte post build process and customer service as been sub-par. I’ve been in my home for just over 30 days and there are lots of issues. My water heater circuit breaker constantly trips even after the plumber and electrician have inspected it. On move in day, I couldn’t lock my front door. The floor in the upstairs hallway squeaks already. My AC unit won’t cool upstairs but downstairs it’s freezing. Thermostat read 72 when it set for 76. I have open tickets with the warranty department and still waiting resolutions. I expected higher standards from Pulte and overall I think it’s a good company. ... More

The quality of work is poor. I have been waiting for a month the get cabinets doors replaced that were miss drilled when the handles were installed and they tried to fill the holes with caulk. One pantry door also broke the first day we moved in and we are still waiting on the to be replaced as well. We also had to have our main sewer line replaced due to a brick being dropped into it. The quality of work from the trades is poor at best.

The home buying experience was easy. The mortgage company was great and responsive. However, the work done on the house was very sloppy. You can tell the house was built by the lowest bidders. For example, there was paint splattered on the floor, cracked tile, towel holder was not anchored to the wall properly so as soon as we hung a towel it fell off the wall, caulking was not finished in some areas, and other minor details that you would normally not expect to deal with from a new house.
