Love the design of the home, love most of the materials used, but I would only recommend going with this builder or any other builder if you having nothing but time, patience, and not be in a hurry to complete. That being said… The build took 1 year and 1/2 years to complete. Had I not paid beyond full price for this home considering the current market, I would have been more forgiving and flexible with the quality of the home. I do understand supply constraints and labor shortages, but Pulte really needs to figure out how to hold their contractors accountable for their work. The ...

Drywall and trim finishing

There are many high spot on wall and the ceilings where drywall was not finished for a high quality home. Trim finishing was poorly completed and caulking was used to hide some of the poor craftsmanship completed. A report was generated on 6/5/23 and I have not spoken to a Customer Care Manager as of 6/29/23. Wall and ceiling imperfection was noted on the walk through prior to closing.

Buying process was a hassle - closing date was moved several times without anyone contacting us, buyers. Ordered inspection, it discovered lots of issues with build. Nobody took it seriously although report was shared with builder. Construction manager couldn’t care less. Had to order 2nd and 3rd follow up inspections. Several issues with house not yet addressed

There are lots of issues after closing mostly cosmetic but they are not being addressed timely broken sinks , fireplace rock falling out, doors and bathroom hardware not installed correctly, irrigation exposed , cabinet doors loose or falling apart, scratches on cabinets and appliances, floors were left with huge amounts of grout on tiles that was not cleaned out after the fact, blinds that do not work properly, paid for cabinet hardware that has not been installed 1 month and a half after closing, overall responsiveness to issue is terrible

Process started off great but there was poor communication regarding delays in building process. Main issue is during final walk through several items had not been completed and they were noted on the closing documents. Builder states they would resolve but as of 30 days after issues still not completely resolved.

You pay a high price with low quality homes

Pulte was a good company. I remember my friends houses 15 years ago with Pulte, they were excellent in quality. Now, in my own experience, the quality is from low to average. They are not into details anymore, you will see excess grouting, floor tiles are not even, walls corners are not straight electric switch are opposite and other stuff. This are the things that you see, the question is, how about the things that you don’t see, like the structure, framings, etc. I’m just hope and pray that everything is within standards.

Started off with a good experience, overall excitement and eagerness to move in. The neighborhood was oversold too quickly and then the delays started. Understandable for weather delays and supply shortages (who could’ve predicted the market and wood supply issue) what wasn’t understandable was the lack of communication and the excuses we ran into. If what you are looking for is quality work with a builder who is proactive in satisfactorily remedying workmanship issues then this isn't the builder for you. The home overall is in good condition however the subcontractors used by the builder were primarily people who could fog a mirror not specializing in their specific craft and the quality of the work speaks for itself. The builder's idea of remedying the workmanship is far from what you would expect for a new home or from a builder of this magnitude. A multitude of problems during the building process due to faulty, below standard construction. Pulte failed to hold their sub contractors responsible to fix major issues in our home and two months after closing we are facing major renovation work in our home to fix the problems. Thought this would be a smooth move in. It was not. House was not complete and promises to fix took too long. Features paid for were not in place and were found at a later time. Some repairs are still needed after a month here.

My review is of pure disappointment! I have been in my home almost 60 days and I have yet to use my master shower. Hot and cold water lines were crossed and here we are today, August 20th and I still do not have a working master shower. Too upset to say anymore.

I love my home I think it’s very beautiful. Minor and some major concerns after only a few months living here. Construction was fast; however with speed they lacked attention to DETAIL. Half my electrical outlets throughout the house don’t work. Finding trash in the walls and outlets. Prepare to not have grass on closing date!

We were not able to catch issues at each step during the build. As you can imagine dealing with problems after you close, takes months to address all the issues. It has taken 2 months to address the14 work orders- that detail badly installed, missing or completely incorrect items put in place. Build process is ok. Putle mortgage never replies . Loan officer never replies and did not lock In rate on time. Home quality is very poor. Carpets have paint and now needs to be replaced at home owner cost. All handles and equipment have paint. No repair done after creating ticket

Although Pulte has been responsive to addressing the numerous issues I have had with my home there are two big problems. First a lot of my time was wasted in getting issues resolved. Second numerous other small annoyances remain but I’m to exhausted to deal with them. I would never buy a Pulte home again. Life is to short.

Overpriced, poor workmanship and too much time to fix issues

The houses are overpriced for the quality of materials and workmanship. Every place in the house shows that the construction was rushed. Multiple things damaged which are getting fixed but it just generates a sense of frustration on why these were not addressed before closing - why not get things right in the first place. Issues pointed out by inspectors are often ignored. There is a blatant disregard for the house owners work schedule where some of the third party vendors show up at random times or just keep pushing schedules at will. There have been a few issues with Pulte. The first day we moved in the AC was not working; the water heater was not working correctly for the whole month of June and almost halfway through July. The plumber came out anywhere from 5-7 times and finally got it fixed. The master bath faucet, when running the water the water splatter out. The oven was not preheating like it should. Pulte sent someone out and they informed us that the oven was good but that the electrical wiring was not hooked up correctly. So then an electrician was sent and they fixed the problem. Disappointed with Pulte

I think the main problem is that the Construction Supervisor is new to this type of house, so the subcontractors took advantage and did subpar work! Overall it is a good build, it’s just that all the little things have added up. It started with the HAVAC system wired wrong it took two appointments to correct. Gutter system installation was and remains incomplete. Promised a “Smart” home with Google nest thermostats instead Pulte installed old Honeywell T6 thermostats. Most requests for warranty service have been submitted twice.

1. When you use Puhlte mortgage company, they change rates on different items to keep your money. It doesn’t do any good to buy down your rate because your payment stays the same with the increase of charges they add. 2. Very hard to get them to fix any new house issues, in a timely manner.
