A lot of promises on deadlines and work - No followthrough

The home seems to be priced well, compared to the competition, however, this came with a lot of sacrificed quality and workmanship. The final product workmanship is bad, we walked the entire home pointing out to all defects and bad things, and 5-10% of it was redone, all the blue tape we placed for hours was simply removed and no work was done. We had someone inspecting the house when this took place and they saw the contractors that were supposed to do the work simply remove all the tapes and walk away. Bad bad experience

Site manger just let anything pass once we moved in we found a lot of thing wrong and brought up to building manager let warranty handle it they will fix it we had 67 items on the list they have to come back and fix and a few of the item they had to come multiple times to fix

Home wasn't completed during the timeframe given, and there was never any communication from Pulte unless I initiated it. Excuses were the norm during the process, and even after I'm still waiting on things to be resolved!

The whole process took too long and communication was an issue all through the process. Issues were never communicated as highlighted from the beginning and all the building stages meetings were not scheduled as prescribed in the building process. Numerous errors were discussed at the end of the process. Lastly, the lawn was not properly down. There are multiple pot holes that collect water when it rains.

Cheap quality with uneven walls, floors and other defects

Unsure if all builders are the same but Pulte does not share plans and designs and quality is lacking so, be ready for surprises and oopsies. The irrigation system zones are set up in a way that does not make sense, the sod was set on top of rocks, weed and construction debris. The yard is dramatically uneven. The floor tile is not flat and the wall tile on the backsplash and the showers is worse. It is difficult to trust the brand and when they don't share tests for energy star compliance, blue prints and other plans like the irrigation system layout makes me wonder if they don't share ...

Aggressive Misdirection

Pulte Mortgage was very aggressive in getting approvals through VA. Even though we had not chosen them as our lender. New home construction standards does not provide insulation over the garage and entrance way; uses 2x4's vice 2x6's ceiling joists over the 3-car garage; and no baseboards provided throughout our home. Pulte is cutting quality to increase their profit, but cost is increased to highest sales price. Once purchased, the warranty repairs are very slow with poor communications.

The amount of mistakes that had to be redone and corrected was astronomical. It was the norm for things to get done two or three times before they were done in an acceptable manner. And even this wouldn't have happened without us insisting. We noticed workers of all ages and even children and woman doing work. No wonder the exterior paint was a mess, and sloppy work observed. Communication Between Pulte Parties and home buyers needs an overhaul.

First off, I understand supply chain issues and have considered that in my review. Our main issue was communication between sales team, project manager, and us. I feel like a lot of things that were caught would not have been caught if we hadn't stopped by the house so much. Many times we knew more about the build than the Pulte team did. A lot of their sub contractors are sub-par after hearing all about the Pulte standards that they have to meet. Constant changing of closing dates and the numerous quality issues

They took a little over a year to build our house. We had multiple major issues that seemed to not be taken seriously. I felt like had I not pointed out the issues that they would have allowed them to remain and done whatever they could to have hidden them. I am not speaking of the pulte builders, but the contractors that they use. Overall I expected a memorable experience and I received one. Unfortunately it is not a memory I want to look back on. At the end of the day the issues were repaired and pulte does offer a warranty so we will see what other issues arise in the next year.

House was completed 6 months behind schedule and everything was rushed to completion. House wasn’t thoroughly cleaned at closing, and the builders had to come back after closing to repair areas that were lacking.

Not a good first time home buying experience

I have been in my new home for 3 months and have yet to be fully settled in the house. My floors were not to standards and what is worst the “replacement” has been just as bad; now I am waiting to get my floor redone again. My wife and I have noticed the workmanship was not as good in other areas but the main thing that stood out was the bad tile work. The responsiveness has not been up to par when asking for something to get fixed.

Get EVERYTHING in writing!

The sales person was nice at first, then went dark and was unresponsive during the closing process. They agreed to take care of options verbally during close to just turn around and cite the written agreement a week later, claiming the outstanding items weren't on the closing documents so they didn't have to take care of them. Do not go with their mortgage company option I have never seen such incompetence as they displayed throughout the build. This group spent months ignoring my applications and I had to constantly hound them to do the basics of their job. Was not worth the 10k incentive.

Beautiful Home - Dishonest Sales Team

Buyer Beware! If you ever purchase a model home make sure the price you are paying is for a house that is "as is". We bought a model home in Vista Bella in San Antonio, TX and the builder did their best to avoid bringing the home up to new home specifications. Although the new home contract said the home included window screens, during the last days prior to closing they stated they couldn't and wouldn't be including window screens. Because we were ready to move into our new home we signed and addendum, however it still wasn't professional to decline to include window screens with a home. ...

Pretty sure I would not build with Pulte again. It was nothing like the last two houses I had built. The process was not very smooth and the quality of some of the workmanship was lacking. I would go into more detail, but it would take too long.

Paid extra for an upgrade. Not worth it. Tiles & Grout were not sealed. Tiles have stained marks & excess grout. Bannister missing screws and nut bolt exposed. A toilet is loose. Vents/Extractors in bathrooms very inefficient. Places for show only. Paint lines crooked. White paint on the metal rails. POWER keeps tripping. Outside railing not stained. Garage and driveway excess cement not cleaned. Garden not weeded before closing. 30 day walk through still not done.

My gave my overall buying experience a 2 star it might have been lower based on the actual house but my loan processor Ray did a good job and others I spoke with in the office including management and title were very helpful . Our builder did communicate well up until we had issues that we still need to be fixed on the final walk through. We went through and made a list and very little got done and is still left unfinished. Our salesperson attended to our every need and is the only reason this is not a 1 star review. Our home inspector said the build quality was well below what he expected from a Pulte home. After noting the many build and finish issues that needed addressing a week before closing, Pulte did nothing for the first 4 days until I sent them an email saying that I could not close on the house in its present state. They had to delay closing from the morning to the afternoon in order to get the house to the point where I would take it. I gave up on trying to address the non-deal breaker issues b/c ...

We brought our first home with pulte. During 2022 we have signed our contract it took over 12 months for the house to finish…Taking more than an year the house came up with very bad finishing no proper cleaning lot of fixes and it’s been 3 months there are still issues when you spend over 500k in Texas it’s a big thing…they reduce lot sizes and they built very quality less houses… Please do some investigation atleast in San Antonio area when your going with pulte.

Headaches Galore! RUN!!!!!!!

From the start of our home buying experience, we had nothing but problems with Pulte! We were told initially that it would take 8-10 months to build our new house and needed up taking almost 13. At one point, our house sat as a wooden frame for almost 5 months without being touched while other houses around us went up. Our homesite was left unattended to the point where people started stealing our build materials so new stuff had to be ordered and that took even longer! Overall stay away from Pulte in Davis Ranch. The are slow to respond to warranty because of layoffs and the workmanship is awful so you will have a LOT of warranty requests. Two days before the house was fully purchased my inspector found the roof shingles were out of alignment. They waited until the day of purchase to fix the issue. We had blue taped items to touch up before purchase (paint, calking, cabinet/drawer alignment, etc.) and many of the items they just took the blue tape off and did nothing. Lived in the home for a month and am still finding things where the blue tape was ...

We were really disappointed in Pulte Homes. There were so many instances of poor craftsmanship and so many instances of work not being completed, such as both front and back doors not painted right, sloppy caulking, sloppy finish work on driveway, etc. It goes on and on. And absolutely no clean up. Obviously, there was a big rush to close on the house with disregard to the finishing touches. We WOULD NOT recommend Pulte homes
