haven't moved in yet. everything looks fine by far.

Painting quality is low. I'm noticing a lot of imperfections in painting.

in the process of negotiating an interest rate on our mortgage, we were specifically told that Pulte would match any rate offered by any other lender. i received a very slightly lower rate from George Mason but Pulte WOULD NOT match it. they violated my trust in them.

People are friendly and polite. Yes the quality and workmanship are less than great. Several examples. Show curtain rod came off without being used and without having the shower curtain put on. Small cracks in ceiling started to appear in one month after closing. Cuts in the wood floor. I noticed those defect not having been moved in.

Everything went as planned and upto satisfaction

Overall a good experience. There were some communication issues and I wish Pulte had tried to reach out to me instead of me trying to contact them first. But my home is beautiful!

Overall great customer service and buying experience with Pulte Homes. Quality control could be improved and the cost of the upgrades vs. the quality was subpar compared to my experience with other builders.

Pulte should improve on their responsiveness.

1. First, we do really like our new house! These are some issues (not deal-breakers) that we have encountered after we moved in: 2. Very little closet space and storage space. 3. The house seems to be better suited to very tall people (the shelf in the shower is too high to be useable and the showerhead is too tall for my wife to adjust, the cabinets in the kitchen are too high to be used without a stepstool, the closet organizers are too tall to be useable for my wife - a person who is 5 ft 2 in - Even the shelf in the laundry is too tall.) 4. The closet organizers are not adjustable or easily removable 5. The shelf spacers/holders in the kitchen cabinets are extremely hard to adjust 6. The overhead LED lights are too high to be safely changed by the homeowner, even with a ladder 7. The driveway should have been disclosed as too short to park a car 8. Garage issues - of which we are currently dealing with Pulte and they have been very accommodating 9. When you use the icemaker, ice goes all over the floor by the refrigerator. 10. After using the dishwasher and opening the door to the appliance, water leeks on to the floor, There are more issues that I am still finding out about, so I would welcome the opportunity to submit a new survey after we have been in the house for two months. I love my house and the neighborhood.

This is our second Pulte home in this area. Buying experience was great but getting some issues addressed hasn't been - virtually no contact thus far. Previous experience was much more issue friendly.

Overall a good community, with the exception of a several issues, that have been brought to the Pulte Homes team. The quality of material and workmanship is not the best, but can be considered average. Their team is very nice to work with. Home layout is great with storage in abundance. The garage space is very tight and the kitchen cabinets are not very user friendly.

Sales agent was great and helpful but after moving in there were many quality issues to the home. Ceiling seam was wrong so my ceiling bubbled up and when they came to fix it they left a dent/hole on the wood floor. Our wifi upgrade took forever to get done. vintage took over a month to get someone out to install WAPs and when they came out the installer did not even know why he was there and did not have the right things. sometimes the lights take awhile to turn on after the switch has been flipped and our shower rods have randomly fallen off in two bathrooms when nothing is even being hanged on them. the pavement on the driveway and road turning in is super uneven and has pot holes. the loft door is not sealed properly and when it’s windy the wind can be felt and heard whistling in. ... We've bought his house based on its location and the fact that it is a new construction. Design of house is fine, used every inches of the space to be useful and functional. We have problems with workmanship and quality control of the builder after their contractors finished the work. We've had so many electrical problems and still finding out more each week. Most of all, our house is literally next to the road. The noise we have in bedrooms are terrible. When we've met with project managers, he was showing how the noises are greatly reduced in their homes with special windows in model homes. They failed to mention that our home "didn't qualify" to have those windows until we've moved in and noticed the such. Pulte informs me that those windows were only for the few homes on Brock road. The road next us "doesn't have much traffic or high speed limit". It is so loud and feels like sleeping on the sidewalk at times. You've thought that over .1.3 million dollar home would get you a quiet home. We have a middle and high school children and we are worried that they can't focus or get restful sleep due to the noise from the street. It will definitely affect on their academic and athletic performances. We've spoken to other home owners in the neighborhood and they all have similar issues as well. Also I am still waiting on a simple part for my AC unit to reduce the noise. Pulte home warranty service provides pretty good job with responding to the issues. But why does't Pulte build a better quality homes in the beginning and do the less warranty services? ... More

Take too much time to respond and too many repairs after closing

Pulte was 100% communicative and responsive during the home buying process. AFTER I moved into the home, there were a few issues that needed to be taken care of - one of which that was promised during the final walk thru - that still has yet to be delivered. Constant calls to the community customer representatives for repairs on items is turning out to be a nightmare and quite frankly is a huge disappointment. I've had to request several service request on the SAME issue. The assigned customer service representative does not follow up nor returns calls nor emails. I've made a huge monetary investment in purchasing this home and I'm sad to see such a quality builder be represented by employees that don't abide by the Pulte Guarantee. ... More

Biggest disappointment was in the very shoddy workmanship, with painting of doors. There are dried paint runs and finger prints on the doors. It was brought up but they never addressed it, pretty muy new us off. Garage floor lines are crooked or not square and cracked floor. Molding already coming off the walls in less than six weeks. Address plate was poorly painted as well, was supposed to be fixed and they never did. Overall very disappointed in the quality, especially when you pay as much as we did got this home. I DON’T recommend PULTE homes.

I am happy with my home as is but unfortunately they still haven’t come back to make repairs after 3 months. Overall, they seem to be a little bit careless when it comes to your carpet — found splotches of paint here and there. You can also feel that they put carpet down without ensuring there was nothing underneath it — i feel small bumps here and there. Also the wood/laminate flooring when I did my first walk-through was perfect week before closing. After closing I come back to find it was damaged and something they had to order and replace. After 3 mos. They still haven’t replaced it. Another note: I marked up what needed to be fixed and came back to see that 70% of what I needed fixed was resolved. The other 30% are lingering on. The doors were rough and not sanded properly along the edges which is a hazard to young children. New builds what have you but they could be a bit more intentional and careful. My shelves have a layer of paint on them as it seems they put them in and then proceeded to paint the walls after. Leaves white marks on my clothes is how I discovered. Wasn’t able to remove it to a satisfactory degree. Still rough to touch. Overall, I believe it’s a case of overpromise, and under deliver. Great people on the ground and I believe they have good intentions but I just need them to deliver as promised. The garage door is way too loud and obnoxious when opening/closing. The fact that it sounds and feels like a mini earthquake from the primary bedroom is crazy.

We are having issues from the day signing the contract as not much information shared on lot grading. We have to dig in and research rather depend on pulte. And also they gave outdated appliances which is not worth for the price.

My overall buying experience was great. Brigitte from the Sales Office was very helpful and responsive. Bobby the Construction Manager was also great and helpful. However, the Mortgage team was not as pleasant in dealing with, particularly the loan processor. I was reminded about the need to show a lease agreement for my other property two days before closing, which created a lot of stress to find a renter on short notice. It was not clear how the 20k incentive was applied. Plus, the loan estimate from Pulte Mortgage looked very different from the loan estimate from PGP Title, which created a bit of confusion as what was covered by the 20k or if indeed I got a 20k credit at all from Pulte. ... Overall it was a bad experience. The quality of workmanship is not up to the mark as I see several issues including the hot water which was not coming after I moved in and later found out that the coils are completely burnt out. How come this is possible for a new house and I strongly believe that it is a sheer negligence. They must have run the heater without water. The pre drywall and final inspection revealed some issues and not all of them fixed. The most disappointing was the wooden flooring sheets on the second floor started to lift out since it is just a month showing the poor quality of workman ship. There are couple sheets on the first and second floor with chips. Another one which made us to lose the trust is that before final inspection, we marked several places on all there floors where painting and smoothing needs to be done and we marked those spots in presence of the construction manager using the blue tape. There was more than a week time but to our surprise, all the blue tapes were removed but nothing has been done including the cleaning. I don’t know what to call this……. How can we trust as the blue tapes were removed and nothing (not even a single point) was done (either painting and smoothing) causing us the home openers to lose the trust on the workmanship. I would say 70 % of the issues were fixed after repeated requests. I am disappointed that the some of the important issues raised during final inspections were not yet fixed. I have already raised my issues to Pulte customer care and someone is coming to inspect this Wednesday the 11th of September and let’s see how Pulte is going to deal and fix the issues. We actually thought of very high about Pulte but the quality of construction and workmanship is not up to the mark. The plan and the layout of the home is one of the best in the market. However, the quality control of the execution wasn’t upto the standard you’d expect in an expensive home such as this. Tthere were several issues identified during the final walk through that the closing had to be pushed by a couple of days. So many minor issues with paining, drywall, flooring, caulking etc. had to be attended to during the first few days after moving.

First time buying a new construction home. Built by Pulte. Process was all good except for the choices available at the design center. Fine details needs to be improved. Enough misalignment to makes you think about the qualiti control. If visible imperfections are noticed what about the those items not visible after dry walls.and paints have covered them?

We’re enjoying our new home! We had issues with Pulte Mortgage, but we thank God we eventually settled!
