Pulte Condos in Crown Gaithersburg review – Pros: The location of these condos in Crown, Gaithersburg Maryland is fantastic - they are within a stone throw distance from Crown city center that includes 7+ good restaurants/bars, a Starbucks store, a great wine shop, a Harris Teeter, a Sports club and other stores. With easy access to 270, MD 200-ICC and close proximity to Shady Grove Metro Station the location speaks for itself. The external look of the building is very modern and attractive. The building is located across from the pool and community center and therefore has easy access to these amenities. Inside the unit, the upgraded kitchen appliances and washer/dryer are excellent. The floor plan I choose – Brooklyn has nice size open kitchen and living room area. I will definitely give building a 4.5+ star rating out of 5 stars especially because both, the Sales and Delivery/Operation staff is very professional and attentive. Having said that, there are a few elements that could have been designed better to get a 5 star from me. Cons: - The sound proofing in the building, both internally and externally is nearly nonexistent, the ceiling is lower than 9 feet, there is only one elevator in the building of 32 residents that not only is inconvenient but it is also a single point of failure especially for elderly living on the 3rd and 4th floors, the parking is very limited with a very flimsy and noisy garage door protecting the entrance, the adjacent same size windows do not have symmetrical dimensions and therefore creates a challenge for designing high-end window treatment. For the unit size of 1500+ sq. ft. The balcony size is a joke. Obviously, some of these are design while others are construction quality control related issues. Bottom-line - While the corporate planners/architects plan these Condos to maximize the square footage and utilization for obvious reasons however, they do neither have experience nor inclination to make the design for functional living. Pulte staff worked hard to resolve issues and help us out when our closing was delayed at the last minute because of a fire inspection issue.

My wife and I purchased at Downtown Flats in Gaithersburg. We are very happy with our decision and are pleased with the work Pulte did in creating our building and condominium unit.

My problem started with Pulte during the constructions of the house July 2019. First the wrong flooring was installed and it took about a month with the back and forth before they admitted that the wrong flooring was installed. The AC vents in two rooms were covered by dry wall, I had to do multiple follow up before it was corrected. The repairs that we were promised during the initial walk through were not touched on the final walk through. We were promised that the repairs will take place after and it would be up to our satisfaction but forget about it. The workmanship the use is poor and cheap. I think I would have done a better job than what they provided. After moving in we had TWO CODES violation in the roof. One was related to the dryer air vent cap was not installed in the roof, so the hot air didn’t have a place to escape. This is a fire hazard and If my dryer didn’t have the technology to detect this issue I would have lost my house. The second issue, the were no air vent cap installed for the AC to help with getting rid of the hot air again another issue that caused high humidity in the house, which led to having Mold on my towels. Thoughtful design and value added features.

Beware that the stairwell to the second floor is not designed well. it’s impossible to get a normal size couch to the second floor. in addition there are FOUR doors in the master bedroom that are a bit cumbersome to navigate. otherwise i’m entirely happy and really enjoying settling into my new home.

Title says it all.

Check icemaker in frig, ours was block of ice missing the cube tray! Check all tv hdmi cable are easily accessible, ours was hidden deep inside the wall, had to dig it out. All receptables are on , none are “tripped” , cable man had trouble powering the internet panel...check gutters during heavy rain, water missing gutters.

Have had a gutter issue since purchase. Finally someone responded this week. Grass was dead at time of closing waiting for it to be replaced.

Managers are very friendly and cooperative.

Small details that matter like painting job done in the doors, the installation of the material in the bathrooms, the refrigerator door dented, the finishes in the balcony (terrace) demonstrate lack of detail orientation or care for final output and are not aligned with the price paid for the upgrades. Since I still have to follow up with the community manager I can not in all fairness give any rating to trustworthiness since I am waiting to see if the company follows through with the promise to complete the work in question.... please consider trustworthiness as my believe that they have every intention to honor their word and will follow up. ... Follow-up on issues that were not completed at closing has not been in a timely manner.

As with any construction there will be some issues. Pulte is very responsive.

The quality of our new home is superior. Sales staff and construction manager worked in tandem to answer questions and manage periodic concerns about changes to structural designs that were introduced by the builder on short notice. Pre-drywall review was comprehensive and reassuring. Home completion was on schedule with ample advance notice for managing the sale of former home.

We had a very pleasant experience right from the first visit to closing. The team was very responsive and supportive throughout the process. We have worked with other builders and Pulte is by far the best. High quality materials, knowledgeable and supportive staff, great walkthrough and effortless closing. Overall, great experience!
