Great sales poor everything else

We did not go through the customizing so cannot speak to that. However, our experience throughout the purchase and after has been sad. We paid for an outside inspection, highly recommended, and had a huge report on a new home. The first site guy was terrible to work with then we got Chad. He helped move the process along but there were still a bunch of items that were never done properly before our close. Still waiting on cabinet repairs (3 months later) and it took a full on fight to use our "warranty" to fix a gas leak at the range. I would not recommend friends or family to use this ...

Took longer than it should have to be able to close on the house as repairs were not done in a timely manner and we were lied to about some of the repairs being completed. My inspector found water damage 3 to 4 inches high on all of the kitchen cabinets. The superintendent Gilbert continued to say there was not a flood in the kitchen. Even after I brought a moisture meter that showed the cabinets were 30% wet. I asked for a water restoration team to come and inspect the cabinets and walls as I have dealt with these issues in my previous employment. I had to get Rich our sales ...

Sales officer disappeared before closing. Obtained our keys for the model from another sales associate. Repairs still pending 4 weeks from closing. Poor quality craftsmanship on all trades. Greatly disappointed!

The craftsmanship for my home was not up to par. So many cosmetic issues so far and little things that should not fly by an assistant super intendant. They are going to work on fixing the issues but that is now time I have to spend being around for the lack of work that should have been done the first time or after the first walk. Rather sad to see this kind of work get breezed over just because the houses are going up so fast.

Other than Lauren, The experience was extremely underwhelming. The quality of workmanship was disappointing at best and it became very clear that our Superintendents did not have their finger on the pulse with trades. During our final walk, it was explained to me by Sergio that i "cant expect perfection". That bold statement has been my Richmond American experience in a nutshell.

The sales, lending and escrow staff were outstanding—it ends there with the positive experience. The house still does not have all the numerous dents fixed in the bullnose corners all over the house and paint was poorly applied—we still have spots that need painting near ceilings that have white paint brush strokes over the grey walls. There are holes in drywall that were not repaired, holes in exterior stucco were not repaired. There are paint and scuff marks on many of the door hinges, chips/gouges on interior doors. There are bare wood spots on the exterior door leading to/from master ...

I’ve been told multiple things that we have been ghosted on from paint samples to another layer of brick for my back wall. Everything is fine until the day you move in, then we are left to hang dry after. My gas line won’t even allow me to put a walkway it is sticking so far out. I’ll be leaving more reviews anywhere I can about this. 450k for mediocre quality with lazy superintendents.

1. Poor Workmanship From day one, the home showed signs of subpar construction—sloppy finishes, sloppy installations, and corners that clearly prioritized speed over quality. 2. AC Broke Within Three Months Our central air conditioning failed just three months after move-in. With 109 deg temp inside home, we had to stay I hotel before it was fixed. 3. Front door lock broke in two months. It was replaced after a month. 4. Cockroaches Emerging from the Sewer Then came the worst: cockroaches crawling up through the drains. This often means there’s a plumbing issue—like cracks ...

The sales lady did fine and would always be helpful and made things easier. The first superintendent was terrible. Then you guys moved him to a different track which was a great idea. The guy who replaced him was much, much, much better (Mike). The tail end superintendent (Chris) was an absolute disaster. Everything was a hassle and all he would do would say he would get it done… but yet nothing would get done. The house starting out from concrete was already messed up. The framing was very shotty and showed poor skills to say the least. The finished concrete is awful. The trim is terrible. ...

Our original sales person, Jeff, was not transparent by failing to disclose important information regarding homeowner's insurance. He is no longer with Richmond American, and since then, Brigitte has been spot on. We also had an issue with our Assistant Superintendent, Kevin, who did not complete items prior to closing that he had agreed would be finished. He even removed the blue tape from places that hadn't been touched! The actual Superintendent, Rex, has been incredible, trying to resolve the issues that Kevin didn't rectify. Our biggest disappointment was the "included" front yard ...

Sales lady Lori provided good information about the residence and options of the house. However, when providing information about lenders, the information was not correct The lenders, the home owners insurance, the sales department were not in sync when providing me the right information I would get an answer from one department then a different one from the other department, and so on. I would like to write a good review in regards to issues in my home that still need to be resolved but unfortunately I have not had a good experience as of now. Poor sales experience and a few poor building practices

A couple things, first the sales representative was horrible, total lack of response to multiple inquires, I felt many times he blew us off. As far as the home, I’m mostly happy but there are a few issues I would expect a seasoned builder to get right. First not all studs are 16” on center, a big problem I noticed when mounting brackets for TVs in what I consider logical places. Some I found were 17, some at 21, very frustrating. Also electrical outlets, same with TV locations, they are not center in walls where they should be logically. This shows poor care in craftmanship

Quality of work is lacking
- Scott Keith B.

Quality of work is lacking, during initial inspection many items were brought up. During the final inspection most of the initially mentioned issues had not been resolved. We already have a list for about 30 items that will need to be addressed during the 30 day inspection. Most minor, but a handful of issues are pretty big.The assistant superintendent that did the walkthroughs did not seem very knowledgeable and seemed rushed. He also tried gaslighting us about and issue, saying the shower door is intended to only swing one way, which is incorrect, the issue is the alignment and or the tile ...

It was not a pleasant experience as the home we wanted was told it was sold while in actuality it was not. The home we purchased has issues that are not being resolved. Poor quality of paint resulting in painting with superior paint prior to moving in. Garages are all too small to accommodate larger pickups. And the real clincher was looking in the attic above garage are ceiling joists with incorrect bevel cuts still used offering little ceiling support. Obviously inspectors don’t do their job.

I was told my house isn’t worth the asking price and it could appraise for less. It did not. They used this as a sales tactic to convince me to buy at an inflated price. They offer incentives but it’s a far stretch to get them to utilize all of them. Tried negotiating with them for weeks and ultimately gave in to them because we were tired of their games. They didn’t make the sales experience enjoyable. Defects started to show close to closing. The assistant superintendent was giving push back about work being completed. To who it may concern. We were never offered coach lighting now we see homes with them, we ask for some outlets to moves up for easier TV viewing (Pre Dry-wall) and could not get a response on the additional moving of the outlets. We would've paid for the modification if we needed too. Lots of builder grade materials and now the homes are lower in price with more upgrades. Just not a very professional experience at all for the wife and I!!
Richmond American Homes responded:
Unfortunately, additions and modifications are not always available on our quick move-in homes, since much of the planning and permitting occurs before the home is listed for sale. I'm sorry you were disappointed with the outcome, but I appreciate the opportunity to hear your feedback.

Buying experience was interesting to say the least. Very intrusive with the Mortgage process… However, what was more shocking was the builder and the Superintendent’s attention to detail and lack of follow up on my needs. I was not made to feel like I was number 1 so why would I make you feel like you are number 1? Poor service and lack of communication. This is who you have representing your homes? Wow. All concerns could have been easily remedied with proper follow up and proper communication. Never received a 30 day walk. Still trying to reach them…
