My realtor found this community for us, and it is perfect! From my first meeting with Victoria and Betty in the sales office, to having discussions with the Assistant Superintendent, Manuel and finally at closing with Robert our Home Care Specialist, everything went smoothly, and everyone was professional, helpful and welcoming to the community. We are very pleased with our purchase in this new phase of living!

Richmond American have extremely very low craftsmanship, so if i ever had the chance to bit another home, I would not bother looking at them.

From the start we have had an overall positive experience with Richmond American homes. Maggie the sales rep was very friendly and responsive as have the warranty reps, Ruben and Joshua. We love our new home and the lot size is great!

We love our new house. We got everything we dreamed of for a great price and in a wonderful neighborhood. The house was built with nice details and good quality materials and the builder team is great too!

Jessica was friendly knowledgable and honest which we appreciated. One thing I wish was that we had known there were no customizations available to be made when we saw the model homes. Overall I’d rate the experience a 5 star rating. Looking forward to what the community will grow into.

My home was move-in ready when I started the process and I absolutely love it. The community is friendly and lively. Our house was beautifully built and the team has been very responsive to my issues and concerns!

The salesperson and loan officer are very helpful and responsive. Catered to me every step of the way. The only thing that got me were the placements of the thermostat upstairs and downstairs. Both are only about 42 inches from the floor. Way too low for me. I’m 5’8 and my son is over 6 feet. I am a disabled veteran and I can’t see LCD screens unless they are straight in front of me. I asked for them to move it higher as like any other new or old homes I’ve been to that I and all I got was static and a definite no. I looked at all the other Richmond American homes in my neighborhood and non are happy about it. Other than the usual few scoffs here and there for minor mistakes and mishaps, the thermostat really bugs me the most even just by looking and thinking about it. I have a brand new home and apparently it is made for very short people to have the thermostat close to eye level. Finger and hand prints all over the place and the garage not painted inside. Only 2 drawers in the house. Just cabinets with no drawers in the kitchen and bathrooms. Other than that, I love my new house. I just wish they can fix the small things such as raising a thermostat. I recently had the pleasure of purchasing a new home, and I must say, the experience was nothing short of exceptional. From the initial search to the final closing, every step was handled with professionalism and care. Overall, buying a new home was a seamless and enjoyable experience. The professionalism, expertise, and genuine care shown by the builder’s team made all the difference. I am now happily settled in my new home and couldn't be more satisfied with the entire process.

Upstair sub floor squeaks, wall fixtures not square with floor or wall, plaster on carpet, paint on flooring, sliding door screen won’t stay on track, front door frame screws visible, some aspects not fully explained, garbage disposal switch inside de cabinet under sink, cheap appliances, garage GFI keeps tripping, stick ventilation not explained fully…etc

I would recommend Richmond American homes for any new home shoppers. They use superior materials for their construction. They provide you with enough space at your backyard at no extra cost. I have more than 3500 square footage at my backyard and people keep asking me how much did I pay to get extra lot? Their finishing is top notch. The on-sight sales representative Vicky and Betty are phenomenal. We are happy we bought from Richmond American homes.

They did not repair what they supposed to and did not do the best job on what they did repair.

I recently bought my first home with Richmond American. Buying a house is not easy task but the whole process was smooth with Richmond American. I was happy with their service. Thank you Richmond American!

overall experience was good especially betty and victoria but the loan officer she provided me such a stupid lady kim like she has bad attitude never reply to your calls emails and messages i don’t know why hire that kinda idiot people in their teams. if your loan officer is kim good luck to your guys. they need to fire her alteast then her attitude towards truckers little nice

My experience for my new home was not properly installed heat and cold insulation protecting heat during summer time During heat waves my house reached over 98 degrees if you don’t used air conditioning.I used to live in Stockton I never experienced 98 degrees inside my home even outside with 115 degrees.

The timeline promised was definitely met and delivered.

Basically, it was a good experience. I am very pleased with my home.

THE PRE-SALE EXPERIENCE WAS GOOD AND HIGH QUALITY. HOWEVER ONCE I SIGNED , THINGS FLIPPED AND MY EXPERIENCE WITH THE SALES AGENT AND THE WARRANTY PERSON HAS BEEN SUPER ROUGH. I WILL LIKELY THINK TWICE BUYING WITH RICHMOND AMERICAN AGAIN.

Stock homes only with no flexibility to alter the smallest detail. Material used and appliances are mostly dated. Sales team is pretty considerate but have no say with design. Designers likely work with limited SKUs but designs and materials need to be refreshed to current trends

Hi , thank you for building my dream house . However it would have been more cheerful if there was transparency in sales and mortgage team have handled professionally . My sales person ,All was good but I would have appreciated when I look at model houses would have told me what’s the basic model and upgrade model difference , how many lights I will be getting , am I getting 1 sink , extra cost for another sink approx . I came to know upgrades in gallery only . I have to buy solar panel and mortgage to have credits .i felt like there was no transparency. These little things was not transparent. My mortgage team Chris left my mortgage 4/5 weeks before closing date to let me know what’s interest rate I am getting . I was the person contacting Chris to give him ideas can I buy interest down? I clearly said in beginning to lock my interest rates but it wasn’t locked and was stated the other mortgage person left company in Dec. I was left crying ,mentally stress , exhausted at end of closing as I didn’t had enough time to shop around and my mortgage was not handled professionally and with best interest . I will never recommend this mortgage consultant to my friends or family . Jerry and Rigo were best people in your company who made me feel happy about my house and was involved in this process and shared every detail of my house . Ashley was great in gallery Aswell . And least when house owners get house keys , builder or sales give flowers /gift/ token of love / memory to homeowner like flowers . I was given Richmond bag with keys and congratulations . One of the biggest reason of me and lots of my friends and clients bought homes in Lathrop because of your sales person ESTHER AGGAZARIAN. One of the best sales person I have ever seen with any builder. She is so responsive and trustworthy, and always very prompt to reply to any of the questions we had. But on the other hand responsiveness to respond to warranty requests within 30 days of purchase is completely ignored by our service rep Paul Hooper. He was very good until the close of escrow but he took 360degree turn with his behavior and very BAD to communicate with. I can say he is one of the worst service rep I have ever seen. I would appreciate if you can look into my service request (which is more than 10) and take some action on it because I don't think Paul Hooper will do anything. ... More

Recently bought in the Lathrop area and everyone on the RA team was great! My sales rep, Esther, was extremely helpful and responsive which put my mind at ease since I bought from out of the area. Always kept me updated through the building process. You won’t be disappointed!
