Overall I like my new home, but the finishing quality feels incredibly rushed. The trim (baseboards) was only half painted. The trim paint color and the raw baseboard color are not the same white! There is more paint on the door hinges and doorstops (due to ineffective or no taping) than on the baseboards. Drywall tape lines are visible along the steps. There is a huge 4 ft. gouge in the back of the powder room door that was just painted over. (Why was this okay? Because we probably weren't going to go in the powder room and close the door during a walk-through?) The toe kick and quarter round were not attached in an area under the oven because the mitering on the corners was so bad it didn't fit. There are lines of caulk, drips of paint, etc. that were just painted over. There isn't a window sill in the entire house that doesn't have some sort of painted over defect. The list goes on and on. Most issues are cosmetic, and fixable. But who wants to "finish" their brand new house? If you are up for the effort or not too particular, then purchasing one of these homes could be for you. The floor plan and details are well thought out and highly functional. And, so far, all of the people have been easy to work with and responsive. The Sales Rep we went through was incompetent. Before viewing the home for the first time, we were told the crawl space would be 2 feet high, that our side yard would stretch down to the curb giving us a substantial amount of yard space and that a pool/clubhouse was to be built across the street. Upon actually viewing the home, we discovered the crawl space was only 2 feet high thus making it almost unusable for storage purposes as we had hoped. LIE ONE. But because we appreciated the natural lighting from it being an end unit, the amount of yard space we were to have, in addition to the clubhouse being built across the street and playground right around the corner, we moved forward with putting a deposit down same day. Then, one day during the sale process, I drove by the unit to discover the fence line was being put up, but it was nowhere near the curb line as I was informed it would be. I immediately reached out to the Sales Rep to express concern and was repeatedly told that was not the fence line, but that she would inquire on her end and get back to me. Turns out, that was the fence line. We lost approximately 9 feet from the fence that runs parallel to my house, down the curb. Overall, it ended up being about 550 sq. ft. of space. LIE TWO. This was beyond upsetting. I only wish I had known what was to come because I would have fought to get out the contact then. The third upset came when I decided to reach out to the CAB directly to inquire about the pool/clubhouse being built across the street. To my dismay, the CAB notified me that a pool/clubhouse was in fact not being built there as the land was designated for retail space. When I hung up the phone with them, I immediately called our Sales Rep to notify her of such and asked her to confirm this information on her. The Richmond office supposedly held an emergency meeting where they all gathered round to call the CAB themselves only to be told the same information I had been told. The site plan Richmond was holding onto, and making a great selling pitch for, was from 2021. LIE THREE. As unfortunate as our sale process was, we have had an equal amount of misfortune since moving into our home. After the sale closed, we our unit did not come with a garage door opener. Who in their right mind would sell a home without a garage door opener this day in age. To top it off, all but one other neighbor had garage door openers installed by Richmond as part of their home purchase. Lucky them. During our walkthrough, we were told we were not allowed to test the AC unit because it was still wintertime (it was a relatively warm day in late March). We thought it odd and made mention of such, but the walkthrough continued without it. Come May and warmer weather, we finally went to use our AC and it wouldn’t work. I reached out the Warranty Rep who did his best to get someone out, but I was told I would have to wait till Monday (my assumption is that Richmond wouldn’t foot the bill to have a tech come out on OT). So we had to endure a weekend of 85+ degree temps, in addition to my infants room getting zero airflow during such weather. These are just a few of the inconveniences we have endured at Richmond American Homes’ expense. For anyone reading this, come prepared to ask a million questions if/when you decide to purchase a home from Richmond American Homes. Ask for the plot plan! Ask for proof! Had a great experience on the sales and mortgage side with Richmond. Also the very small warranty issue with an outlet was addressed very quickly as well. Solid company that sells beautiful homes with lots of added value.

The loan officers suck at their jobs and don't understand what a non-profit business is, this caused a lot of issues when purchasing a home

Carin from Richmond American Home was an Amazing salesman made for an easy care free buying experience. I give the hole buying experience a 10/10. Patricia from Guardian Title made for a smooth closing not one issue the hole time. Gave good information for easy care stress free Closing Day, also another 10/10. We had a great buying experience from Richmond American for our townhome in the Aurora Highlands. Thank you to Mick, the superintendent, who went above and beyond to present the house perfectly at closing and quickly attend to any loose ends after the sale. Having Mick as our superintendent really made our buying experience one of a kind and we would definitely recommend anyone to buy from Richmond American due to this.

Happy with the house purchase

From start to finish we felt this was the best deal and best first home to buy. The process was smooth, easy and made it all feel that much better. Very happy!

Chris was awesome he was extremely helpful and answered all our questions GREAT JOB! Julianna really helped us through the buying process as we had several unique issues come up. We would gladly recommend Richmond to our friends and family.

I purchased a new Richmond home 30 years ago. The quality of the home then was was great. I can't say the same today. The appliances are unbelievably bad. Home builders are saving money by installing "contractor grade" items in the home. If they offered to let us upgrade to something better during the construction process, that would be fine, but they do not let you upgrade anything. When you walk through the model homes, the appliances and upgrades you see are what you would get months and months ago. When they cut costs, they didn't remodel the models so you can see what you'll actually get. ... More

Travis and Austin were amazing through the whole experience and I hope that everyone gets to have the same experience I had. They were able to answer any questions I had and continue to have even after closing. I will recommend Richmond Homes to anyone that is seeking a new home.

Working with Richmond staff was a great experience. Even after I purchased my home, Laura, Josh, Joy, David and Caryn have kept and open door to assisting me with whatever I need. I really love my home and the locations. And the view of the mountains still blows my mind.

During the punch walk , we found issues and later some of the things were fixed but not all, had to wait a month because the kitchen drawer was never attached and my mom fell back and hurt herself, another was the kitchen knob, all has been resolved except for the dead tree on the front yard, that should’ve been and still should be replaced by Richmond, but myself and kids love our new home.

Everyone from Holly, salesperson the finance people, Insurance people and warranty people were all very professional and very eager to get the whole move done as seamless as possible! Very happy!!

Sales team had zero knowledge of the process. Including the supervisor. Also, my lawn looks like a 9-year-old installed it.

Many issues encountered and some sloppy workmanship, however the construction supervisor and warranty person were very helpful. The salesman was excellent.

Since the beginning of the purchase was not clear and the communication not at all. For approval of purchase took to long to said not approved and in the between of the process they always ask for documents that was already upload in the portal meaning they never look the docs provide. After purchase of the house I am still waiting to solve or repair the issues that was address.

Our sales representative Kaitlin and our building superintendents Dan and Eric all did a tremendous job answering questions and guiding us along the way. Richmond has been very responsive as we have found the odds and ends that need a touch up, just as any new home requires. The craftmanship is what we expected and the finishes have been outstanding with perhaps the exception of the carpet which could use a thicker pad. Quick move in home, was reduced in price, and was built very well.

My home buying experience with Richmond has been pleasant and easy - any issues that we had pre and post close were quickly addressed and fully resolved by the Richmond team. All in all, we are satisfied with the degree of service and quality for our home.

We bought a move in ready home and our experience was great. They fixed all the minor touch ups we asked for before closing and we had two walk throughs before we moved in. They answered all of our questions in a timely manner and still continue to support us with any questions we have after we have moved in. Overall we had a great experience with our new home.
