Danna was amazing to work with during the sales experience and was always very responsive and patient dealing with our questions and issues. Mario was always very happy to help and answer all inquiries sent during the building phase(s).

The entire process was stressful, especially with the loan process and narrowing down options to the house we settled on. Overall I am satisfied with the price of the home and quality of the home as well.

Chris was our realtor and Geo was the construction manager. I had an excellent experience with both of these gentleman.

Richmond American delivers quality construction and impressive floor plans at very competitive prices. Some of the usual problems with quality of workmanship that are easily corrected with applied attention to detail. Staff is responsive and easy to work with. Very happy with all aspects of my purchase.

This is our 13th new home that we have purchased Over the past 59 years of marriage and the 2nd worse experience. The home wasn't even ready for move in even after closing. They even left the home dirty and dry wall dropping everywhere in the garage.

We had a good experience. The Sales person was awesome.

Our move in was pushed multiple times. We signed early with the promise from Richmond that multiple issues would be fixed after. 2 months after moving in and there’s still things that haven’t been fixed. It is very hard to get ahold of anyone to take care of these issues and having gone through 3 superintendents on a 6 month period seems to cause things to fall through the cracks. The quality of materials is not great considering the cost of the house.

Overall the experience was good for the situation we found ourselves in (military moving under tight timeline). Shania in sales was great, and really helped us find the best deal and perfect home. This was complicated by being remote movers, operating in a different timezone. Everything went smooth up until closing/final walkthroughs (really first walkthrough for us). Shania got those appointments sorted and it mostly worked out. Found out during final walkthroughs that inspections were still needed before turning keys over, that left some work to do before moving in (still waiting on it to be done). Being so rushed during the process really feels like we missed stuff and has us worried Richmond is going to ignore us now that we are in the home. Originally we worked with Joe, builder superintendent, he has been great running down issues and getting trades to make repairs. Anytime it's been serious i.e leaking water, inop A/C, no dishwasher, etc, Joe has been responsive and immediate. Seems like after we moved in and request went through warranty department everything stopped. We still have issues waiting to be addressed from the initial walkthrough. I feel like if we just kept the relationship with Joe and not gone through warranty, everything would be completed. During the buying and initial move in process, Joe was super helpful and seemed to generally care about us and our home, look forward to working with him again. We were told there would be another walk through at the 30 day mark. We would really appreciate more info on that and love to schedule it. So we love the house and the location. The floor plan is exactly what we have wanted for years and the community is quiet and will be great as we move into retirement. Material quality if very good although I marked down worksmanship because of the many sloppy minor errors made that had to be fixed. I've gone through several houses and honestly the subcontractors need to just care a little bit more and take a little more time. Overcutting holes in drywall, sloppy painting, messy work areas, breaking windows, etc. Just ongoing slopiness that ultimately wastes money. For trustworthiness, this is tied to responsiveness for me. There were several things that needed to be corrected from our final walkthrough and the onsite superintendent just didn't do anything with them. This led to him being replaced about a month later and now the updates are getting done pretty timely. I would have marked both lower, but the company is working to take care of the problem now. Also, the warranty claim process appears pretty unresponsive. We submitted one item and never got a follow up call on it and we have heard a similar complaint from another homeowner. That said, we figured out the problem and doubt we will have other issues based on the build quality. For value, they are good houses, but I would argue that they are priced at the high end of the market. Probably about $20k overpriced but we wanted the location and the floorplan so went ahead and bought knowing the long-term payoff would be good. ... More

Jason, the salesperson for our area, did a very good job. He's pleasant to work with and a good communicator. The house itself is exactly what we wanted and we like it very much. Because of the price point, everything is not high quality, but acceptable. We are impressed with the carpet/pad, stove and dishwasher. The real issue is quality of workmanship - it is not very good overall. Many problems are easily avoidable if workers took didn't splatter paint, grout on the tile (use drop cloths or paper!) and used the correct chemicals to clean silicone, adhesive, etc. off the floor rather than wipe with a rag and leave smears all over the tile. The other issue is responsiveness, none of the issues we've reported have been fixed but we're hoping we'll be addressed at the 45 day walkthru. ... More

Many problems exist with the new home. Builder cut corners and forgot to do many things properly. Responsiveness has not gone well.

Thanks to Richmond America Homes, we have a quality-built home that we love. It was a very enjoyable buying experience that went very fast!

Agents were knowledgeable, courteous and friendly throughout our transaction. They responded quickly to all our concerns. The only problem for us in our new house is the height of the doors. Instead of the traditional 6 feet, they are 8 feet tall.

First of all the staff assisting the buying experience were great except for the lady who replaced Melisa (Melisa was awesome). Even the small hiccups were addressed except the north backyard wall that at the top you can walk easily into our neighbors yard and they can with ours. We are hoping that they fix this with just a couple of blocks.

Although unable to select features & finishes, we were able to move in rather quickly and had financing options available. Also, we were provided with home insurance options. The financing and insurance recommendations came in handy as we were moving from out of state and were unfamiliar with local providers. The on-site project manager, Edgar, is very knowledgeable and responsive.

We were looking for homes in Los Lunas and fell in love with the model home. We also fell in love with the size of lot. It seemed to be off to great start until it wasn’t. The sales rep Claudia, gave tons of inaccurate Information to our family regarding color schemes ,materials , trim color , all the way down to the lot she said she would hold for us . After about a month of thinking the lot was held for us , when we went back to look at it Claudia took us to the WRONG lot. At this point panic set in as she held the wrong lot . Thankfully it was still available. We sat down to talk colors , and Claudia gave us the wrong color scheme 3 different times . We didn’t even have a clue what colors we were getting until they were installed . Thank goodness they were colors we approved of. We had several bumps in the road and misinformation from Claudia, and instead of taking any accountability, she was abrasive with her responses . I asked several times for her supervisor to include my realtor , and Claudia refused to supply that info. Our home is beautiful, but the superintendent literally waited to the LAST possible second to complete the home . After taping items all throughout the home , they STILL missed several key items , which after I had to hound them to compete. Be careful with sales and construction, if you do not stay on top of things daily , things won’t get done correct or timely ! I did not have this experience with other builders previously! The president and vice president are good people , but sales and construction need LOTS of work . I hope this is considered at face value as a method for Richmond to improve for future buyers to have a better experience then we did from their employees who work face to face with the customers ! ... The magic and the excitement of moving to a new house was replaced with disappointment and frustration. The entrance column and walls of the house were crooked, and everything that was agreed upon during the final walkthrough was not done, inspite of giving them more time to complete it. Because of this, we were not able to move in right away, and the worst thing is, we had already moved in when the repair took place. If not for Mr. Dale, we would have hated the house and Richmond for the bad expereince. It was Dale that assured us that everything in the final walkthrough list will be addressed, and anything that needs repair, we just have to email/text it to him so it can be added to the list for the warranty. We also appreciated Edgar for assisting with the needed repairs. They are such relaible guys. Kudos to Dale and Edger for assisitng us with the needed repairs and assurance that the issues will be taken cared of. The repairs are still ongoing as of this moment. ... More

Been in the house now for four weeks all the issues written up to get repaired prior to moving none of them have been completed. Your promises made have not been lived up to.

You want to believe that they will help. They show you their warranties and how often they are, see it's in those forms you signed. But they said yes to all of it and that they'd take care of all of it, tomorrow.... Tomorrow comes and goes. I have waited two months (since October 2). The weather stripping on garage, stucco issues, deadbolt doesn't lock, no door on bathroom, screen door, right front window doesn't lock. You get the picture don't you? I have contacted corporate in Denver, they passed me on to Albuquerque. Guess what? They will fix it....NOT. Still waiting. How can such gross incompetence be excusable? Why not take care of the problem? I spend more time trying to chase someone down (anyone) to take care of problems then it would have taken them to fix it! It's probably a ageism issue. While I would like to commend our sales representative, Claudia, for her professionalism and assistance throughout the home-buying process, I encountered several issues with the quality of my Richmond American Home (RAH). Just for starters, the floors are not level. The flooring throughout the home is uneven, creating both aesthetic and functional problems. Also, the tile for both bathrooms were substituted, but the grout used was the color for the original tile...this should have been thought out by the builder and designer who substituted the tile, but it was not. Now I have lovely tile that is offset with ugly grout. Another issue, is the countertops for the bathrooms were misaligned over the sinks, which is both visually unappealing and reminds us everyday of the lazy "craftsmanship" RAH touts. These issues do not reflect the high standards I expected from a reputable builder like RAH. As a homeowner, I relied on their commitment to quality and craftsmanship to ensure my investment provided me long-term satisfaction, and I feel like I was duped. Recommend if you buy from RAH, you do your homework and look at other builders and their "craftsmanship". RAH needs better quality control of their contractors. Contractors should be customer focused and company awarded so they feel some sort of pride in their work and not just "get'er done and get out" leaving the homeowner to just deal with it. ... More

I am pleased with the home (Alexandrite Floorplan). The construction manager is mostly responsive to questions, repairs, and concerns now but wasn't very responsive in the beginning. It takes tenacity on the part of the homeowner to get things addressed. The community is better than most because the homes have substantially different exterior designs than most new communities. It's not as "cookie cutter" as other communities. The interiors are also nicer than most builder grade new construction. The high ceilings and quartz counter tops are a nice touch. The closets could use more shelving and are a bit on the small side. The sales staff are friendly and responsive. Their mortgage company is fast and responsive. ... More

We were pushed to close yet the house wasn’t completely ready. We have a long list of items on the final walk-through that are still pending repair. Quality of grout and tile work is terrible. Trying to coordinate getting these repairs completed has been more than frustrating. Have left here about a month and already have a hole in the side of the house that has appeared along with a giant crack down our garage wall just to name a few. Richmond blows a lot of smoke about repairs. Good luck! I was warned and I didn’t listen.

Purchasing was fine. The readiness for walk-through was an issue twice. The first time I verified on Friday that the house would be ready Monday. I was traveling from 10 hours away to get there. When I arrived they were framing the driveway to be poured and there was still work to be done inside. The second time it was still not totally done and we discovered that where there was supposed to be an 8 ft french door per the JIO, there was a 5 ft empty opening. I closed anyway thinking it would be handled quickly. I have been out once since then and it wasn't done yet. At that time I also discovered with the help of Richmond staff that there was no modem in the utility closet to set up internet. I plan to be there the week of Thanksgiving for most of the move-in and I have no idea if it's been resolved yet. ... More
